ADDENDUM NO. 1

PROJECT: International Student Services Building 14 Remodel

RFP NO: 2080

NOTICE TO PROPOSERS ON THE ABOVE PROJECT:

This addendum forms a part of the contract documents and modifies the original bidding documents as

noted below. Please acknowledge the receipt of this addendum in the space provided on the bid proposal.

Failure to do so may subject the bidder to disqualification.

This addendum consists of:

BID CLARIFICATIONS

1. C1 – Substitute Mannington Commercial with Carpet Tile will be Bentley Prince Street, Oak

Street carpet tile. OFCI. Materials will be acquired by the College and installed by the Contractor.

2. Recessed ceiling lighting in Room 108A foyer to be remove. See keynote D-A on sheet AD121.

3. Light switches in room 108A and room 112 to be relocated. J-boxes to be disconnected and

removed. See the Addendum#001 set for locations.

4. All white boards and classroom/office furniture will be moved prior to the start of construction by

the College. Any remaining furniture items will be disposed of by the contractor after verification

with the College.

5. Comm/Data work is NOT in the contractor’s scope of work and will be completed by others.

RFI QUESTIONS

1. (Contract Docs) There are multiple references throughout the Contract Documents to both 5% and

10% retention. Please confirm that retention on this project will be 5%. Page 31 of the Bid

Document under PAYMENTS reads “CONTRACTOR AGREES TO A 5% RETENTION ON

ALL PROGRESS PAYMENTS (or 10% if the retention is increased to 10% pursuant to

subparagraph “a” above).”

2. (General Conditions) Page 23 of the General Conditions requires the contractor to provide a field

office for the IOR. Please confirm that this is not required due to the project scope. Field office will

NOT be required for this job; however, a temporary toilet facility must be provided within the construction

fence area.

3. (GL111) The exit doors serving the following rooms are noted to handle an exit load of 58

occupants (21 at the north exit and 37 at the east exit). The combined loading from the following

rooms totals 60 occupants. Please confirm that this is correct or advise if this will affect any doors

and/or signage.

Doors and signage not affected. See sheet GL111 of the Addendum#001 set for details.

4. (AD111) Demolition General Note 1 states that the Contractor shall "verify that all partitions

which are to be removed are not shear or load bearing walls." No as-builts have been provided

with the bid documents and the job walk will occur after the RFI submission deadline. Therefore,

there is no way for the bidders to evaluate this. Please confirm that the design team has already

performed this review and that demolition may occur as shown on the plans. Structural engineer

has verified that walls to be removed are not shear or load bearing. Demolition may occur as

shown on plans.

5. (AD111) Demolition General Notes 2 and 3 require the contractor to identify any damaged

existing conditions related to walls, doors, door frames, subfloor, ceiling, plumbing fixtures, wall

finishes, windows, etc. and to repair these items. This is not quantifiable as it doesn't specify what

rooms this applies to or what will be considered "damage" (scratch, dent, hole, scuff, etc.). Please

confirm that items to be repaired will be identified by the District on the job walk and will be

issued via an addendum if the scope exceeds that shown on AF-111 (Finish Plan). Any wall

surface area that has holes, dents, or noticeable defect shall be patched, repaired, and painted to

match existing conditions. Conditions will be field verified with the College prior to project close

out.

6. (AD121) Similar to Question 3 above, what constitutes ceiling patching (replace tiles, etc.) Please

identify on the job walk and issue as an addendum. Any ceiling tile that has significant damage

will be removed and replaced to match existing. Conditions will be field verified with the College

prior to project close out.

7. (AF-111) Please clarify if the walkoff mats per Finsih Legend "C2" are surface applied over the

carpet tiles or if they are to be flush with the carpet tiles. Also, what is the manufacturer/model of

the "campus standard"? Interface, Deco Tuft, 6230300004 Forest Night. See sheet AF-111 of the

Addendum#001 set for locations.

8. (AF-111) Base "B1" is not called out on the finish plan. Please confirm if this base is to be applied

at all rooms to receive new flooring. Yes, B1 at all new floors.

9. (AD111)Please clarify if the walls to be removed, noted by demo notes D1 and D3, sit on curbs or

just the slab. No curbs are indicated on existing drawings.

10. (AF-111) Please clarify the current ACT grid and tile manufacturer and model that we are to

match. Armstrong, fine fissured second look, 15/16" grid.

11. (A-621) Door Schedule General Notes makes reference to exit signage. Please confirm that this

signage is already existing and no new signage will be required under this contract. No new

signage will be required.

12. (A-111 [Hand Markup]) For the doors that are receiving new hardware, please clarify if the old

hardware should be salvaged, boxed, and turned over to the District M&O. Salvage hardware and

return to the College.

13. (General) Please clarify if any portion of the work area will be occupied during the 90 day

construction period (including rooms which only receive rekeying) as some rooms/offices egress

through work areas. The building is unoccupied.

All other terms and conditions remain the same.
