Early in our relationship with this client,
ICI remodeled the interior of two, six-
story, 1920s manufacturing buildings
to serve as IRI’s corporate headquarters.
The two buildings, which we connected
via a skybridge, total 229,000 sf.
In 2007, ICI renovated this 150,000 SF
building for the second time, creating
a new 1st floor lobby and conference
center, new work spaces on the 2nd
thru 5th floors and a new client center
and executive offices on the 6th floor.
In addition to this work, new roof top
units were placed and the basement was
re-configured.
Because the building is a timber
structure, ICI constantly maintains
a high level of life safety. Fire Safety
precautions are reviewed regularly and
evacuation routes for employees are
updated for each construction phase.
ICI performed the site survey, preliminary
demolition and all construction services
required for the installation of this
15,000 SF data center at IRI’s corporate
headquarters, which could be accessed
from both national and international
locations. Upon completion of the
required demolition, ICI worked with
the MEP and structural engineers to
facilitate the installation of the new
data center. Features of the data center
included a redundant cooling tower
system, a dual grid, primary power
system with generator backup, and
raised floor system for the network fiber
optic system, cooling and power supply.

During the winter of 2008, ICI
completed a new 44,000 SF operations
center for Corus Bank. The project
included a back of house operation
facility, corporate offices and a Data
Center. Having outgrown their existing
location and finding the electrical
system was no longer able to function
at an acceptable level, it was clear a new
location was necessary.
ICI began construction in February
2008 and completed the project on
schedule in June. Diligent coordination
with the owner’s vendors was key to the
success of the project. The owner’s direct
vendors included an FF&E contract with
work stations for over 100 employees, a
high-tech security system and the Data
Center equipment. The Data Room
and Communications Rooms had to be
turned over to the contractor installing
the Servers by April 2008. This date was
critical because the data from the existing
facility needed to be downloaded to the
new facility before the air conditioning
became an issue.
For security purposes the project is
located in a discrete industrial park.
However, upon entering the building
you are met by Glass Conference Rooms,
Alumavault Acoustic Ceilings and
Offices that include Maple Wainscoat
and Glazed Walls. Office spaces were
mocked up during the rough stage
with MEP locations for Bank approval
prior to proceeding with construction.
This allowed for easy changes prior to
installation of the finishes.

This project for the Chancery of the
Consulate General of the Netherlands,
located on the 26th Floor of the 303
E. Wacker building in Chicago, was
completed in two phases to allow
the Dutch Consulate to remain open
throughout construction.
The scope of work included re-
configuring conference rooms and
offices, renovating the lobby, adding new
lighting, and installing new carpeting
and wall coverings within the 7,800 SF
space.
During construction many security
features, including a new mantrap, were
added or enhanced and technology
systems were updated throughout the
space. Additionally, the entryway to
the The Consulate’s internal offices
were upgraded with new millwork and
three, back-lit, glass artwork panels were
installed reflecting the essence of the
Netherlands.
This fast-track, multi-phased project was
completed on-time and within budget in
May, 2009.

Since 1982, Symphony/IRI has turned
to ICI to build-out over 1 Million SF
of office space across the country. The
spaces, totalling over 100 projects, cover
a variety of designs and textures ranging
from a natural wood atrium to industrial
lobbies.
By incorporating detailed phasing
plans into every project, ICI has
always completed construction while
the facilities are occupied and fully
functional.
A few of the techniques used to
accommodate continued operations
include arranging work schedules to
allow departments that interact with
business operations in Asia and Europe
to remain functional, building sound
walls to avoid noise disruption and
coordinating movement of personnel
and services, including electrical, video,
data, and the entire IT backbone of the
company.
As part of a 2007 renovation, ICI took
on the creation of a new 1st floor lobby
within a 150,000 SF building for the
second time. Additionally, new work
spaces were created on the 2nd thru 5th
floors.

ICI completed the construction of a new
facility for Suburban Bank and Trust in
New Lenox in 2009. The ground-up,
12,163 SF, building has a structural steel
frame with a brick veneer and radius
curtain wall.
The building is two stories, the first floor
for Suburban Bank and a 2nd floor for
tenant space. A partial basement will
serve as storage space for bank records.
The facility includes a 3 lane drive-thru,
3 main offices, teller area, elevator and
conference room. The conference room
is contained within the radius curtain
wall, making it one of the building’s
most prominent features.
ICI’s team coordinated the installation
of the owner supplied vault. Due to the
precast concrete vault’s size and weight,
our team had to lift each 3,000 pound
piece into place using a crane.
Site work on the project included an
underground retention storm trap to
take in runoff storm water.
ICI established an aggressive schedule
and was able to complete the facility one
week earlier than the original completion
date.
In the summer of 2010, ICI was
contracted by Suburban Bank once again.
This time, ICI was awarded the build-out
of the 2nd Floor Tenant Space.

Located on the third floor of the 6640 S.
Cicero building in Bedford Park, Illinois,
this interior renovation project for
Cricket Communications involved the
demolition of most of the existing10,000
SF of office space and added a large
training room for new hires in the region,
several offices and conference rooms and
a new lobby area.
Work completed included a glass
conference room space, a copy / work
area, new millwork, a data room, new
carpeting and wall covering throughout
the space, new lighting for training and
work areas and several new cubicles.
Audio / visual equipment was installed
as was the low voltage phone and
data wiring as required. In addition,
plumbing for the added kitchen area,
sprinkler modifications, new ceilings
in several areas of the space and HVAC
and lighting modifications were made
throughout the space.
The project was put on an aggressive
schedule due to the major expansion
Cricket Communications has embarked
on in the Chicagoland area. The project
was completed on schedule in early June
2009.

ICI was contracted by the philanthropic
organization, The Joyce Foundation,
to provide construction management
services for the renovation of their
office at Three First National Plaza in
downtown Chicago.
ICI provided construction consulting
during the design phase not only to
meet The Joyce Foundation’s estimated
budget, but more importantly to meet
their aggressive schedule of 12 weeks.
Our team worked with The Joyce
Foundation, Hines Interests Ltd.
Partnerships and Boyer Associates to
analyze materials and methods that
could be procured and implemented in
time and within the budget.
The 12,000 SF build-out provides for
20 offices, conference rooms and storage
areas.
The Joyce Foundation supports efforts to
protect the natural environment of the
great lakes and to reduce violence and
poverty in the region.

ICI was given only 12 weeks to build-
out this 110,000 SF office space in
downtown Chicago.
A project of this magnitude would
typically require a 20-week schedule, but
by working with a fast-track initiative,
ICI was able to condense construction
and meet the time constraints Symphony/
IRI had for moving out of their old
location.
Designed by the architectural firm
Valerio Dewalt Train Associates, the
office called for an interesting marriage
of conventional office space and high-
end industrial looks.
The remodeled space made use of slanted
walls, industrial framing ceiling grids,
open ceiling hanging components and a
special wall that was metal shingled from
floor to ceiling. The design was meant
to blend well and give a spacious and
functional quality to the finished high-
tech office.

International Contractors, Inc. was
contracted as Construction Manager
by Latitude 90 for the renovation of
their 5,000 SF office. Renovations were
completed on the interior and exterior of
this downtown Chicago office building
in just 5 weeks.
Working alongside architect, Bailey
Edwards Design, ICI completed the
demolition of the existing space, re-
configuration of the walls, new office
pods, paint and the installation of new
electrical fixtures.

ICI renovated this massive 233,000 SF,
3-story storage facility in just six weeks.
The project first required extensive
demolition of the existing interior.
Following demolition, nearly 5,000 SF of
structural concrete repair was needed to
make floors and columns sound. Finally,
after refurbishment of the concrete floor,
an epoxy floor was installed.
ICI installed four large, solid-state,
automated overhead doors. For security
purposes, the doors are office-controlled
and equipped with photo-sensor entrance
and exit devices.
Guard rails, signage, traffic striping and
wheel blocks were installed to ensure the
safe movement of vehicles within the
facility.
Extensive electrical, plumbing and
drainage work was also required. For
security and fire alarm purposes, ICI
installed 83, 10-pound fire extinguishers
based upon Chicago Fire Department
requirements. A special steel bracing
system was required and installed on the
roof for support of the HVAC system.
The scope of work also included
constructing offices and a lobby area.
Three masonry vestibules were built
around existing entrances and interior
curtain walls were installed for visibility
and the benefit of daylight.
