Electric Furnace with Standard AC unit

Most older homes in Rossmoor have this style electric furnace. This picture represents a unit as installed.

Identify these units by the standard brown box with a white door front and a General Electric insignia stamped on the front.

The upper gray box attached to the top of electric furnace is the standard AC unit.

Indoor AC Unit Coil

This unit was removed from a home and replaced by a new more efficient model.

The door panel has been removed to view the coil.

Removal of Heating Element

The electric furnace heating elements are mounted individually to the panel located inside of the electric furnace.

Electric Furnace Heating Element

This is an example of one heating element.

This style of electric furnace unit was put into service nearly 40 years ago.

There are no replacement heating elements available making this style of electric furnace obsolete.

This AC unit has been removed from the top of the electric furnace and has been unassembled for viewing.

Installation of New Unit

This picture of the old unit next to the new heat pump unit is an example of how the old units were installed.

The industry standard has changed,

units are no longer allowed to be installed in front of a window, therefore they must be placed to the side of the window area.

HVAC-HEAT PUMP REPLACEMENTS

Standards generally accepted across the Rossmoor Valley. Specific restrictions of use many be invoked by individual Projects.

UNIT REQUIREMENTSUnit Specifications Standards :

Size (tons): Shall be appropriate for the volume of the manor but shall not exceed 4 tons.

Special case needs will be consider on a case by case basis for a 5 ton unit.

Size (heights: Approximately 12” – 15” higher than existing unit (max).

Efficiency: Heat pump 14 SEER minimumSplit System 16 SEER minimum

Sound criteria: Heat pump 73 db maximum

Split system 75 db maximum (based on manufacturer’s listed specifications)

Required features:

Compressor blanket/muffler required

Automatic setback thermostat required

Noise-dampening isolation supports required
