STATUS OFCURRENT DEVELOPMENT

The overall Ovation development consists of 25 acres of land in Newport, Kentucky,
at the southeast intersection of the Ohio and Licking Rivers. This site is one of the most
phenomenal development opportunities in the Midwest. Bounded by the two rivers, the property
has breathtaking views of the Cincinnati skyline and the surrounding bridges and riverfront
amenities. The site is within short walking distance of Newport on the Levee, the Cincinnati
Central Business District, the Bengals’ Stadium, the Reds’ Stadium and the Heritage Bank Center.
The Master Developer commenced construction on Phase I of the development in July of
2019. Phase I consists of a 570-car parking garage on the western most edge of the site.
Atop this parking structure will be three air lots that will house the AEG / PromoWest Music
Venue, a 125-room hotel, and an offi ce building. Slated for completion in December of
2020, the AEG/PromoWest Music Venue will be the nation’s premier, mid-sized live music
venue. Featuring an innovative reversible indoor-outdoor stage design, the venue will
be capable of accommodating 2,700 fans for indoor shows and up to 7,000 for outdoor,
lawn performances. This state-of-the-art structure will host over 180 events per year, attract
mainstream talent, and serve as the music venue for acts visiting the Cincinnati area. Typical
concerts will be evening events and will drive considerable traffi c to the restaurants, bars,
and other retail shops throughout the development via a short walk down the pedestrian
only road dubbed “Broadway” to convey its signifi cance as the development’s central hub.
“The Ovation development is exciting on many levels. At its core, it represents a marriage between a fi rst-class developer and a fi rst-class content provider and venue operator. The venue design and capabilities fi ll a void in the market and are a natural fi t with our venues in Columbus and Pittsburgh as well as other properties we own or operate in Cleveland and Detroit. We look forward to working with the Corporex team to make this venue a reality.”
– Shawn Trell, Chief Operating Offi cer for AEG Presents
11
AEG / PromoWest Music Venue“The Newport location provides AEG/PromoWest the perfect opportunity to expand our Midwest presence to the Cincinnati marketplace. We intend to bring many of the same groups that play at our EXPRESS LIVE! in Columbus, Ohio, and STAGE AE in Pittsburgh, Penn. to Greater Cincinnati.”
– Scott Stienecker, President/CEO PromoWest Productions, Inc.

Phase II consisting of an office building and hotel will sit atop a 570-car parking garage podium. We are in the final stages of construction on the podium, which will be completed and ready for vertical construction within the next 60 days.
