We welcome you to the Spring Edition of our Gibraltar property magazine.
We are proud of this latest edition of our magazine. The quality and quantity of properties offered reflect our market leading position in a very competitive market. The professional standards by which we operate in a hitherto unregulated market have been very well received by vendors, purchasers, landlords and tenants.
We were delighted that at the end of 2015, the Office of Fair Trading launched a new Estate Agents’ Code of Conduct. This is the first time that all of the estate agents in Gibraltar have had to adhere to any form of industry specific regulation. It is something that Chesterton has lobbied for, for some time. Hence we welcome its introduction with open arms. The industry has, at times, been akin to the Wild West, with the consumer (and Gibraltar’s reputation) worse off as a result.
The Code covers a number of best practices to which agents must adhere, none of which have previously been a requirement. Agents must declare a conflict of interest if they are selling a property in which their business or directors have an interest. Agents must use client accounts for client money (amazingly this has never been a requirement albeit standard at Chesterton). Clients can no longer advertise properties on which they are not instructed, so the many ‘ghost’ properties (ie instructions that do not exist or are out of date) should disappear reducing the number of properties which appear to be for sale. The full Code is on our website or available in hard copy from our office.
The Code does not, however, deal with the proper management of tenant deposits. Chesterton adheres to UK standards which are strictly enforced. Landlords and tenants can be safe in the knowledge that rigorous and generally accepted procedures are followed during and at the end of the tenancy period in respect of our custody of the tenant’s deposit. Please talk to us if you are a prospective landlord or tenant as we believe that our service is market leading in this respect.
Meanwhile, the property market remains tight with limited supply. Last year saw a number of off-plan launches in the open market albeit no new property stock of any quantity will be available to move into in 2016. Buyers must wait for developments to complete (in some respects, start) or choose from a small number of options. Meanwhile, rental options are scarce, with perhaps just 25 properties available at any one time across the entire price spectrum. Cheaper rentals are usually snapped up by clients on our lettings list before coming to the market. Savings income (dividends and interest). Royalties and capital gains. Wealth, gifts, estates and inheritance. Sales (e.g. VAT).
