PRESIDENTS CORNER Communication. Merriam-Webster defines communication as a process by which information is exchanged between individuals through a common system of symbols, signs, or behavior. One of the greatest challenges any HOA faces is how to effectively communicate with its homeowners. Currently, Chandler Creek HOA (CCHOA) sends out a newsletter about 4 times a year. We try to include as much useful and important information as possible, but realize that “information overload” may result. We also try to utilize the HOA website as well, but we are unsure of its reach. HOA Secretary Jon Devries brought Peel, Inc. to our attention and informed us that Peel, Inc. offered a monthly newsletter service to HOAs at no cost! Yes…no cost!! After discussion and reviewing information from Peel, Inc., and talking with Kelly Peel, we decided that a monthly newsletter was a perfect approach to our communication concerns. A monthly newsletter will allow us to provide information to our homeowners in a timelier manner and allow that information to be more relevant. Per their website, Peel, Inc. has been in business since 1977 and has been publishing neighborhood newsletters for over 20 years and their client list of Austin-area HOAs is extensive. We provide the content…they do the rest! We look forward to working with Kelly Peel and the staff at Peel, Inc. So, we are pleased to bring you the first edition of this new monthly newsletter. We hope you find it informative and we welcome your feedback. I also want to take this opportunity to recognize Diane Barnes, former HOA Director. Diane recently stepped down as Director after serving the HOA for many years. Diane was (and still is) a valuable asset to the HOA and the Executive Committee was able to draw on her many years of HOA experience. For several years now, Diane has organized the annual Easter Egg hunt, the annual HOA pool party and the Yard of the Month committee (which she continues to do). President’s CornerCommunication.

Merriam-Webster defines communication as a process by which information is exchanged between individuals through a common system of symbols, signs, or behavior.

One of the greatest challenges any HOA faces is how to effectively communicate with its homeowners. Currently, Chandler Creek HOA (CCHOA) sends out a newsletter about 4 times a year. We try to include as much useful and important information as possible, but realize that “information overload” may result. We also try to utilize the HOA website as well, but we are unsure of its reach.

HOA Secretary Jon Devries brought Peel, Inc. to our attention and informed us that Peel, Inc. offered a monthly newsletter service to HOAs at no cost! Yes…no cost!! After discussion and reviewing information from Peel, Inc., and talking with Kelly Peel, we decided that a monthly newsletter was a perfect approach to our communication concerns.

Did you know?The Chandler Creek HOA is comprised of 1,521 homeowners

and is made up by 5 individual neighborhoods, as most homeowners quickly learn.

The amenities for Chandler Creek are located off of Agarita Trail and include a swimming pool, tennis courts, playground/swing set, picnic tables and BBQ grills.

Chandler Creek is not located within the city limits of Round Rock, which is why we do not pay city property taxes. We are however located within the Meadows of Chandler Creek Municipal Utility District (MUD), which collects property taxes from homeowners. A MUDs primary purpose is to provide water and waste water services; however, the MUD has contracted with the City of Round Rock to provide most of these services.

Chandler Creek receives police/law enforcement service from the Williamson County Sheriff ’s Office.

We are also serviced by Williamson County Emergency Service District #9, which supports or provides local emergency services, including rural fire prevention and control services. ESD #9 contracts with the Round Rock and Sam Bass Fire Departments.

All entries must be submitted by July 22, 2011 (limit one entry per household). The winning household will receive a $50.00 gift card and the new name and winner will be announced in the September 2011 newsletter.

The property manager for the Chandler Creek HOA performs property inspections twice a month. During these inspections, any covenant violations observed are noted and a violation notice is sent to the homeowner. For the last two years, the property manager also takes pictures of the violations, which can be sent to the homeowner upon request.

Chocolate Cream! Prep time: 10 minutes, cook time: 10 minutes, yield 4 servings

This recipe is one my grandmother used to make when I was growing up – she served it in these wonderful green glass parfait dishes. This stuff takes me right back to childhood!

IngreDIents:17 fl oz milk1 vanilla pod, split3 oz sugar4 egg yolks1 tsp cornstarch/corn flour12 oz dark, good quality cooking chocolate

prepArAtIOn: Bring the milk to the

boil with the split vanilla pod. At boiling turn the heat down and simmer for five minutes.

In a large bowl whisk the sugar, egg yolks and corn starch (or corn flour) until fluffy and pale.

Remove the vanilla pod from the milk. Whisking continuously, slowly add the hot milk to the egg

mixture. Place the chocolate on a chopping board and cut into tiny

shavings using a sharp knife. Place the chocolate shavings in a in another large bowl and

pour the hot milk and egg mixture over the chocolate stirring until all the chocolate is melted and mixed thoroughly with the milk.

Leave to cool for 10 minutes stirring from time to time. Pour into serving glasses or dishes and chill in the

refrigerator.Decorate with grated chocolate or fresh fruit as desired.

Some of the recipes will be for beverages, some for main dishes, salads or desserts, etc. Each has been tested to ensure great taste as well as accuracy in preparation.First up this month, in a nod to our neighbors to the South...

Aqua Fresca!Prep time: 5 min, yield 2 servings

IngreDIents:2 cups cold water 2 cups watermelon, rind removed, seeded and chopped*2 tablespoons granulated sugar**Juice of 1/2 lime, no more than 1 tablespoon Ice cubes or crushed ice (optional)

* to choose a watermelon, look for one that is firm, heavy for its size, free of bruises and cuts and creamy yellow on the side that sat on the ground as it grew. cut watermelon can be stored, covered, in refrigerator for 3 to 4 days.

** the amount of sweetener needed will vary depending on the sweetness of the fruit you are using. Some may not require any at all. Sugar substitutes may be used to reduce calories further.

prepArAtIOn:Cut the watermelon into roughly 1-inch cubes. If you’re using

other fruits, prepare them accordingly, removing seeds or skins and cutting into small pieces if necessary.

In a blender or food processor, combine water, watermelon, sugar, and lime juice until smooth.

The same can be done with cantaloupe, pineapple, papaya, or even cucumber - or any fruit you may like....

note: Traditionally authentic aqua frescas are made without blenders and done by simply mashing the fruit with a fork or masher before adding the water and sweetener.

Pour mixture through a strainer into a pitcher, forcing through most of the pulp. Chill at least 30 minutes before serving. Serve with or without ice cubes. As a decorative touch, add slices or chunks of matching fruit just before serving.

pool keys & Other pool infoAs most Chandler Creek homeowners should know, an

electronic pool keycard is needed to access the Chandler Creek swimming pool.

If your household has never been issued a keycard, one can be issued to you by requesting one in person at Alliance’s Round Rock Office (phone number: 310-2300). All keycards must be picked up in person by the homeowner.

You must be current on your HOA dues and you will need to show a valid ID (a drivers license will suffice) and fill out the “Pool Use Agreement and Emergency Contact” form. If you are requesting a replacement key, there will be a $20.00 replacement fee to cover the cost of the card. please note that at this time, Alliance does not accept cash payments, but will accept checks and/or money orders.

If you are a “non-resident” homeowner and you wish your tenant to have access to a pool keycard, you must provide this authorization in writing to Alliance, who then can provide further instructions on how your tenant can get a keycard.

Each keycard has an imprinted number on the back of the card. Make note of this number in case your card is lost or stolen. In the event that your card is lost or stolen, please contact Alliance immediately so that they can deactivate the card to prevent its use by someone else. It may also be helpful to write your last name and

contact information on the back of the card in permanent ink, so that if it is found, you could be contacted.

Also, please be aware that if you are (or have been) delinquent on your HOA dues and have a keycard assigned to your household, the keycard may be deactivated. The keycard will not be re-activated until payment is received in full and you must request re-activation.

Additionally, each chandler creek household must have their own keycard to access the pool. The Security Officers have been instructed to enforce this requirement.

If there are any questions regarding the pool keycards, please direct your inquiries to Alliance.

Additionally, all homeowners using the pool are asked to help keep the restrooms clean. It seems we have many homeowners that simply cannot put paper towels in the trash can and would rather use a dirty restroom than call Alliance to report that the restroom needs attention. We have the phone number to Alliance posted, so there is no reason not to call and report any issues with the restrooms. While we do have someone that cleans them 3 times a week, we all can do our part to help keep them clean.

Also, a big “THANK YOU” goes out to Directors shelley Janda and kim Bennink for the fresh coat of paint in both bathrooms. Shelley repainted both bathrooms and Kim helped in obtaining the paint for the HOA.

new swing set!!As you may have noticed, we have a new swing set. The HOA

removed the old wooden swing set and replaced it with a new swing set with 4 regular strap swings and 2 bucket-seat swings for infants. We hope you enjoy the new swing set for many years to come!

We have also requested bids to add a sidewalk that would allow

handicap access to the new swing set from the sidewalk leading to the tennis court. We are also looking into adding a new picnic table and a bench or under the two trees on the west side of the swing set.
