Holidays are precious so we treat them very

differently to other holiday companies.

We are different in that we don’t use agencies to sell our

holidays – we know all our properties inside out so you can talk to

us direct before reservations are made to make sure that your exact

requirements are perfectly matched to both the location and

accommodation.

This is just the first taste of that extra personalised attention to

detail that you experience with a holiday at one of our destinations,

so it’s not surprising that many of our guests have become firm

friends and that over 70% of all our business is from people

coming back season after season, year after year, often

introducing new friends along the way.

equipped to a standard befitting the luxury status of Admiral’s Mews,the Waterwynch Estate and Celtic Haven Resort.

All our properties are fully detailed on the following pages andevery apartment, cottage or house includes:-

Bed linen (duvets) and fluffy towels will be waiting for you, withmonogrammed bathrobes available on request.Towels are also provided for the swimming pool.

Cots, highchairs and stairgates can be provided (but cot linen isnot supplied).

CD players, DVD players, colour televisions and an ample stockof films supply the entertainment should you want to snuggle downfor the evening.

There are no hidden charges – electricity and gas are included inour rental prices.

Free Wi-Fi is available in Waves Italian bar & restaurant and in outsideareas close to the restaurant.

Recycling – at Celtic Haven we care about the environment and havea recycling service – we encourage you to separate your refuseaccordingly – paper, plastic and glass – and place it in the appropriatebins in the car park.

Baby sitting service – our friendly members of staff orrecommended sitters provide this service. Prior notice is required.

Laundry and dry cleaning – we provide a laundry and same daydry cleaning service – our Client Care team would be happy toprovide details.

Newspapers and groceries – daily newspapers and groceries canbe ordered for delivery by 9am.

Non-smoking – all our properties are non-smoking.

Special holidays for special people – please call us to discuss ourcare packages if anyone in your party needs any special help orattention to make your holiday even more enjoyable.

Terms and booking conditions...Contract 1. Celtic Haven Ltd (“Celtic Haven”) trading as Celtic Haven Resort,

Admiral’s Mews and The Hunting Lodge is the owner of the holiday letaccommodation (“the Property”) and the Contract entered into which is thesubject of these Terms and Conditions is made between Celtic Haven and the hirer(“the Hirer”).

Brochure 2.Whilst Celtic Haven has taken great care to ensure the accuracy, at thetime of going to press, of the information contained in the brochure, website orother information supplied to the Hirer relating to any services supplied, nowarranty is given as to their accuracy. Celtic Haven does not accept responsibilityfor any loss or damage resulting from information given or statement madewhether orally or in writing.

Payment 3. Bookings will be confirmed on receipt by Celtic Haven of a deposit of30% of the total rent payable. The balance of the rental plus any security deposit ispayable to Celtic Haven not less than eight weeks (56 days) prior to the date ofcommencement of the hiring. If the balance of the total rental payable togetherwith any security deposit is not paid prior to this date Celtic Haven reserves theright to cancel the booking and retain the deposit paid.

4. If the reservation is being made within eight weeks (56 days) of thecommencement of the stay then the total rent together with any security depositis payable when the reservation is made and accepted.

5. Payments should be made to Celtic Haven. UK payments should be made bycredit card, cheque, bank transfer or bankers draft. Bank details are available onrequest. Bookings must be accompanied by a completed and accurate booking form.

Cancellation and alterations to bookings 6. Any cancellation must be sent toCeltic Haven in writing by the Hirer named on the booking. The effective date ofcancellation will be the date that the written instructions are received by CelticHaven.

7. The cancellation fee will be 30% before 56 days of the commencement of the Let.If the cancellation is less than 56 days the fee would be the full cost of the Let.

8. In the event that Celtic Haven are able to re-let the property for the same periodat the same cost, the fee and security deposit will be reimbursed to the Hirer, lessthe administration costs of £50 plus VAT.

9. The Provider reserves the right to make a £50 plus VAT per week administrationcharge for any property or date alteration after the booking has been confirmed.No booking alterations can be made within two months of the start date of theholiday.

Security Deposit 10. Celtic Haven reserves the right to request a security depositwhich will be refunded within 7 days following the completion of the hiring, lessany charges incurred as a result of the failure by the Hirer to meet hisresponsibilities as set out as in conditions 13 & 14.

Holiday Accommodation 11. Celtic Haven properties are let as holidayaccommodation and do not create a Landlord and Tenant relationship within themeaning of the Rent Acts.

VAT 12.Value Added Tax (VAT) is included in the rental charge where applicable.

Hirer Responsibilities 13.The Hirer is responsible for the Property during the periodof rental and is expected to take reasonable care of it. All equipment and utensilsmust be left clean and tidy at the end of the hire period.The Hirer is expected toleave the property in the same state of cleanliness, general repair and the order inwhich it was found. An additional charge may be made if extra cleaning is required.

14.Celtic Haven will check the condition and contents of the Property and will notifythe Hirer within seven days of any additional cleaning costs or charges for damageand breakages for which the Hirer is liable. Payment shall be made by the Hirerimmediately on receipt of the invoice in respect of the above charges.Where asecurity deposit has been taken, the charges will be deducted from the depositand the balance refunded to the Hirer by Celtic Haven within seven days.

Group Bookings 15. Unless otherwise agreed in writing between Celtic Haven andthe Hirer, no more than the maximum number of persons as stated in thebrochure may occupy the Property. Admittance may be refused if this condition isnot observed.

16.Celtic Haven reserves the right to refuse or revoke bookings from parties whichmay in their opinion be unsuitable for the property concerned. In such cases allpayments made will be refundable in full and the contract will be discharged.

Termination of Booking 17.The right is reserved to terminate the booking withimmediate effect if the Hirer fails to observe the Rules imposed from time to timeby Celtic Haven and in the event of termination under the provisions of this clausethe Hirer will not be entitled to any refund of the hiring fee paid.The Rules are setout in the Schedule hereto and Celtic Haven reserves the right to alter amend oradd to the Rules and conditions at any time.

Complaints 18. All complaints must be referred to Celtic Haven who will promptlyand fully investigate the matter and ensure that corrective action is taken if thecomplaint is found to be substantiated. Celtic Haven will not entertain or considerany complaints or claims for compensation unless the complaint or problem hasbeen raised by the Hirer in the course of the hiring or in circumstances in which itis possible for Celtic Haven to investigate the complaint effectively and take thenecessary corrective action.

Liability 19.Whilst Celtic Haven makes every effort to ensure that the description ofthe Property is accurate and that it meets the standards set out by Celtic Haven,they do not accept responsibility for any alterations made to the Property or itsamenities since the Particulars were prepared.

20.Celtic Haven does not accept responsibility for any damage, loss, additionalexpense or inconvenience directly or indirectly caused by the failure of itsplumbing, gas, electrical or other facilities or as a result of exceptional weatherconditions within the property.

21.Celtic Haven does not accept any responsibility for the personal belongings of theHirer or the Hirer’s motor car and it is the responsibility of the Hirer to arrangeappropriate insurance cover in respect of these items.

Occupancy 22.The Hirer shall be entitled to occupy the Property from 4pm on theday of arrival and must vacate the Property before 10am on the day of departureunless there has been prior agreement to the contrary with Celtic Haven. Anyvariation must be clearly stated in the booking confirmation.

Cancellation Insurance 23. Cancellation insurance is not compulsory but CelticHaven does strongly recommend such insurance cover to protect againstcancellation penalties. Holiday insurance should be available through your owninsurance brokers.

Right of Entry 24. Celtic Haven shall be allowed the right of entry to the Property atall reasonable times for the purposes of inspection or to carry out any necessaryrepairs or maintenance.

THE SCHEDULE Rules governing the occupancy of the Property

• Smoking is not permitted in any property listed in this publication.

• Pets are only allowed in the Property or in the grounds of the Property whenprior authority has been given by Celtic Haven and the correct fee is paid. Pets arenot allowed in bedrooms, on any item of furniture or to be left unattended in anyproperty. Pets are to be kept on leads at all times within the grounds of CelticHaven Resort and it is the owner’s responsibility to clean up any soiling.

• The number of occupants of the Property should not exceed the maximumnumber stated in the booking confirmation.

• The Hirer shall not carry out any activity on the Property which might cause anuisance or annoyance to Celtic Haven or the occupiers of any adjoining propertyand in particular (but without prejudice to the generality of the foregoing) noinstrument, MP3 player, CD player, or tape player shall be operated on theProperty between the hours of midnight and 8.00am.
