DATA SYNDICATION
UPDATE
Doug Azarian
Chairman
Data Syndication Task Force
Deb Martin
President
Cape Cod & Islands MLS, Inc.
-Listing data goes too many places and it’s becoming altered and inaccurate
- Deceptive about who the listing agent is for the property
- Have to pay for leads on your own listing when it’s your data generating the lead
-No link back to listing agent website
COMPLAINTS FROM CCIAOR MEMBERSCCIAOR heard the complaints on the data and how it works now through membership
forums and feedback from the membership. The chief complaints were:
HOW IT WORKS NOW
DIRECT FEED PROPOSAL
- Listings would go directly
to Zillow & Trulia, not
through syndicator
- Feed would be similar to
REALTOR®.com
- Listing agent/brokerage
clearly identified
-Monthly metrics reporting
by sites
Components of a
Direct Feed relationship
WHAT CHANGES WOULD BE MADE ON ZILLOW & Trulia?
Offer currently on table would give
CCIAOR members:
-Advertisements clearly distinguished from listing
information
-Link back to the designated listing website with contact
information always displayed
- Listing agent would not pay for lead on own listing
-Prompt removal of inaccurate information
-No alteration of listing content
SYNDICATION
What to do with syndicators (e.g. ListHub) when direct
feed proposal is reached?
OPTIONS:
(a) Keep ListHub, but only as an opt-in, with fewer fields and photos
than direct syndication
(b) Syndicate through ListHub only directly to key portals, seeking to
obtain the best deal possible for brokers, providing a richer data
set and all the photos
(c) Drop syndication all together (could be difficult for small
brokerages who do not syndicate as a company)
RECAP: WHERE DO WE STAND?
(a) Finalizing negotiations for direct feeds with Zillow & Trulia
(b) CCIAOR members will get concessions from Zillow/Trulia
to address main complaints of data accuracy and listing
attribution
(c) Outstanding question is when direct feed relationship is
finalized, what to do with syndicators?
