Coldwell Banker Commercial CBC Alliance is the only full-
service national real estate firm focused on serving the
middle-market. Our approach is one in which we bring an
institutional based platform to an otherwise under-served
market segment in our industry. Our service delivery platform
to our clients includes investment sales, tenant and landlord
representation, property / asset management, and capital
markets. With each office principally-managed and a strong
entrepreneurial culture, CBC Alliance provides innovative

WHO WE ARE
Formed in August 2012, Coldwell Banker Commercial (CBC) Alliance is
an independently owned and operated company within the CBC Global
network. Headquartered in New York City, the firm currently has six
offices located across the country in New York, Miami, Los Angeles,
Dallas/Ft. Worth, Orange County and Denver. With over $800 million in
closed transactions and over eight million square feet under
management, CBC Alliance was ranked in the top five CBC
companies globally*. CBC Alliance is sponsored by Sutherland Asset
Management Corporation, a privately held REIT (Sutherland REIT)
managed by its investment manager, Waterfall Asset Management.
Sutherland REIT is a real estate finance company that acquires,
originates, manages and finances commercial loans and to a lesser
extent, asset-backed securities and other real estate-related investments.
Waterfall Asset Management, its external investment manager, is an
SEC-registered investment advisor with approximately $3.6 billion in
assets under management.

Colbert Coldwell entered the real estate market in
San Francisco after the city was devastated by an
earthquake
Benjamin Arthur Banker joined the firm, and was
named partner in 1914

and most respected national real estate brand in the country, which was founded
after the San Francisco earthquake of 1906 by Colbert Coldwell, who was later
joined by Benjamin Banker.
With a collaborative network of independently owned and operated affiliates, the
Coldwell Banker Commercial organization is comprised of almost 200 companies
and more than 3,000 professionals throughout the U.S., as well as internationally. In

Waterfall Asset Management is an SEC-registered specialist credit advisor focused
on High Yield Asset Backed Security (ABS) and loan investments. Waterfall was
founded in 2005 by Tom Capasse and Jack Ross, two individuals who were early
leaders of the ABS industry, and who have 50+ combined years of proven ABS/Loan
trading, banking and servicing experience. Capasse and Ross started the ABS Group
at Merrill Lynch in the 1980s and conducted the first ABS issuances for many of the
more than 40+ ABS sectors in which Waterfall invests. Waterfall has approximately
$3.5 billion* in assets under management.
Waterfall utilizes a relative value approach to investing in structured credit and loan
products. Leveraging the extensive experience of its founding partners and talented
portfolio managers, the firm sources, analyzes, and purchases ABS and loan
investments across multiple sectors globally in an effort to seek an attractive
risk/return profile. This multi-sector specialization in both ABS and loans enables
Waterfall to seek to provide its clients with attractive, competitive returns that are
generally uncorrelated to most traditional investment sectors.

2005• Capasse and Ross found Waterfall and introduce the Firm’s
High Yield ABS Strategy (Eden Fund).
2007• Waterfall launches its Loan Opportunity Strategy (Victoria
Fund) with an initial focus on residential Non-Performing Loans
(NPL) and Small Balance Commercial Mortgage Loans. The
firm’s assets under management increase to $1 billion AA-
rated non-recourse senior noted issued.
2011• Waterfall launches stand-alone Small Balance Commercial
Loan Fund (Sutherland REIT) and issues first SBC ABS since
credit crisis.
2013
• Waterfall’s assets under management reach $3.5 billion and
the firm grows to 37 employees. Approximately 80% of the
current client/investor base is pension fund related. Waterfall
currently manages approximately $1.4 billion* in 13 separate
ABS accounts.
• Formation of REIT, a private 144A filing 2013 capitalized from
Sutherland fund and private offering.
