WINTER 2020

Philip Kelly  David Dowling

Director  Director

Following on from the best start our market has ever seen for a year, we like everyone else, saw life turned on its head by the Coronavirus pandemic. An event of this magnitude certainly has the possibility of being a major setback, however it does also provide an opportunity to adapt and innovate.

Ray White Castle Hill has always prided itself on being the leaders in the auction space and this was clearly going to be challenged by the social constraints imposed on us. While large sections of our industry changed course we decided on a different strategy. On the 31st of March we held what is believed to be a world-first entirely virtual and remote auction. This was a logistical challenge however the team pulled together and what, I must admit started out with nervousness ended in a fantastic outcome for all involved! In fact, in subsequent weeks we have noted a greater engagement in this platform than we had in the traditional model. In an age where we expect easy access to everything the ability to purchase a property from home has been enthusiastically embraced. A big thanks must go to our customers who have stood by us in a challenging time and have additionally reaped the rewards.

However, it would be untrue to say that it has been “plain sailing” and our property management team has been working harder than ever in assisting both landlords and tenants who are affected by these changing circumstances.

In addition it was with great sadness that we were forced to postpone our “Movie Under The Stars” fundraiser for Ronald McDonald House. This event was to have been one of the largest fundraisers held in the Hills this year and the team have a special connection with Ronald McDonald House. We are therefore very disappointed yet understand that this event couldn’t go ahead. While we are all getting used to new norms we are working behind the scenes to ensure the event does go ahead at a later and suitable date.

As always our team is committed to the community and if we can assist in any way please do not hesitate to contact us.

Post COV-19 Working From Home Trend The rise of people working from home is set to change the way we live in a

post-COVID-19 world, with fewer people commuting and more people choosing to live in the suburbs.

Working from home during the lockdown has shown that people and companies can still be productive. It is predicted that the number of Aussies continuing to work from home after the pandemic will spike. This will have a broader impact on housing and infrastructure.

Consequently, the demand for home offices is expected to skyrocket, meaning the average three bedroom home would have to lift it’s game, with proper dedicated working spaces and tech equipment to work more effectively; studies can no longer con-sist of a desk and a lamp anymore.

The increase of people working from home is predicted to take the pressure off commuting and increase the demand for housing in outer suburbs, the self-containment of work, life, recreation all within a local area would rise across suburbs.

The Hills District can certainly provide an ideal working from home environment.

With many Hills homes already comprising of a study room or easily adaptable to

accommodate a home office, taking advantage of this new market sentiment might

just be what many sellers need to encourage them to list their properties.

Ray White Castle Hill, with its highly experienced agents, can help you

achieve an expedient and a lucrative sale. If you are looking at buying,

Five things to get done in your garden this winter

Help the rain soak in If your soil has been dry for an extended period it can become water-repellent, even after heavy rains. Look for water pooling on the surface, which can be fixed with a good soil wetting agent and/or sea-weed-based additives. Remove heavy layers of autumn leaves that can stop the rain getting to the soil. Use these excess leaves to make nutrient-rich compost.

Get stuck into weed control With rain comes weeds. Make sure you remove weeds before they mature and set seed. Weeding by hand can give an effective result. Be careful to remove roots and all, and use garden hoes or tillers for larger areas.

Veggie patch-up Winter’s the time to prune your existing fruit trees or buy new ones to put in the ground. It’s also a great time for planting brassicas (such as brussels sprouts & cauliflower), lettuce and Chinese vegetables. Take the time to tidy up your veggie garden, enrich the soil with compost and start thinking about what you’re going to plant next season. Check with your local nursery to see if they have any new veggies you’d like to try growing.

Take time to prune Winter is a good time to prune for structure on young deciduous trees. Because these trees are without leaves, the form of the tree can be seen easily, so crossing wood, double leaders and a plethora of other problems can be picked up early. Hydrangea pruning can also be done now the flower buds have set. The old wood can be pruned out and the shrubs pruned back to those healthy fat flower buds for a good display next year. Rose pruning is a winter must – any time from July onwards is fine. When you’ve finished, apply a seaweed-based product to condition the soil, which will help the plant with drought tolerance, resistance to frost and at-tack from pests and disease.

Don’t let the cooler weather deter you from getting stuck into the garden.

Get on top of those jobs This is the perfect time to get on top of ‘those jobs’. The ones that have been niggling in the back of your mind. Do you need to relocate underper-forming plants to a more suitable spot, or replace them with something else? Do you need to attend to a garden path or fix some irrigation? Once these chores are ticked off your list, you will have time to focus on the more satisfying activities … perhaps to build a cubby house for your kids.
