Step InsideCharacter and Comfort

This stunning Grade II Listed period cottage dating from the 16th century has been lovingly refurbished and sympathetically extended to offer four spacious bedrooms, three bathrooms and a choice of bright and airy reception rooms. The high beamed ceilings and magnificent inglenook fireplaces add character and the re-fitted kitchen and bathrooms provide modern comforts. Amidst picturesque countryside, the secluded setting also impresses with Stansted Airport, Audley End train station and the M11 motorway all around twenty minutes away by car.

Bright IdeasThe current owners have lived at Carpenters for over twenty-one years and tell us a little of its history. “We have, over the years, managed to find out that it used to be two cottages and the village carpenter lived in one of them. We have seen old photos showing thatched cottages dotted along a dirt track and to the side of our house was the original saw pit.” A beautiful two-storey extension was completed two years ago and it contains a stunning kitchen on the ground floor and the master bedroom and en-suite shower room on the first floor. In the original part of the cottage there are three further bedrooms and downstairs there are three reception rooms with characterful beams and impressive inglenook fireplaces. The high ceilings, open stud-work and double-aspect windows ensure rooms are incredibly light and welcoming.

An Eye For DetailThe road is dotted with characterful thatched cottages. Carpenters’ exterior is pleasing to the eye with a thatched roof housing dormer windows on one side and a beautiful, sympathetically crafted extension to the right. “As the cottage is Grade II Listed the planners were particularly interested in the roof tiles and we searched high and low for the perfect terracotta peg tile.” The attractive buttermilk render and Farrow and Ball French Grey woodwork add to the period characterful look of the cottage. A pair of painted wooden gates to one side open into a large gravel driveway with ample parking for half a dozen cars and the double garage has undergone a recent transformation. “We converted one of the garages into a gym and kept the other side as a traditional garage.” The painted wood front door flanked by a pair of box balls in terracotta pots opens into the hall and snug. Walls are painted white and the sand-blasted beams are a beautiful honey colour. The inglenook fireplace houses a log burner which heats the heart of the house. “We opened up the stud-work between the snug and kitchen to allow the heat and light to flow through.”

The Old And The NewThe kitchen extension to the right was completed two years ago. It is wonderfully spacious with a large dining area, a relaxed seating area under one of the windows and a stunning fitted kitchen area with a host of painted wooden units. The grey Italian

porcelain tiles are underfloor-heated so are warm to the touch. There is a Rangemaster brushed steel range cooker, a full-height fridge-freezer with a water cooler and a Belfast sink. “The island has concealed casters which allows us to roll it to one side when entertaining large numbers of guests. We can then extend the table to seat over a dozen friends.” To the left of the snug is the sitting room where an impressive inglenook fireplace takes centre stage. The bressumer beam above is dotted with ancient witches’ marks to ward off unwanted visitors and there is a bread oven, a salt niche and a seat where the original owners would warm themselves. The neighbouring room has beautiful leaded-light windows and currently serves as a formal dining room but could easily be used as a home office, children’s play room or perhaps a fifth bedroom. “There are three staircases in the cottage which means each of the bedrooms can be accessed independently.”

Rural AccessibilityThe master bedroom is within the new extension and has views through an elegant triangular window across the rear garden and rolling countryside beyond. There is an en-suite shower room, two built-in wardrobes and plenty of storage available in the eaves cupboards. Three further bedrooms with stunning high roof trusses are located within the original cottage and dormer windows look out over the countryside to the front. A Jack-and-Jill bathroom connects two of the bedrooms and there are fitted wardrobes throughout. Outside the rear garden faces south-west and a terrace along the back of the house is bathed in sunlight all day. “If we need to escape to the dappled shade we go to the second seating area at the very end of the garden where the summer house is. There, we can sit under the trees and enjoy the far-reaching views over the neighbouring countryside.” The garden is incredibly secluded with mature trees and hedges lining the edges. Just five minutes’ walk from home will take you to the centre of Great Sampford where there is a village pub and renowned primary school. A neighbouring farm offers equestrian facilities and livery for those who enjoy horse riding. The larger market towns of Cambridge, Bury St Edmunds and Bishops Stortford are around half an hour away as is Stansted Airport, Audley End train station and the M11 motorway, making this rural location incredibly accessible.
