Pricing

Pricing a property is not as simple as a 'gut feeling' or'giving a figure off the top of my

head". There are three main factors that must be considered to

accurately price a property in a changing market.

1. Recent Comparable Sales.

2. Current Market Competition

3. Current Active Buyers.

ln a changing market, many sales are made that don't see settlement due to bank

valuations not having supporting evidence. Your agent must be able tojustify the price to yourself, buyers and the valuer.

How Long W¡ll lt Take?

A property is not sold in days, weeks and months. lt is sold in actions of the agent and

people who inspect the home.

A typical property in the area will sell after 28 people have inspected the home. This

can happen on day one of the home becoming available, or day one hundred, it is

your agents job to minimize the days on market.

What is my lnvestment?

GommissionThe commission in Queensland is regulated, with the majority of agents at the same

rate.

Should you be offered a discount commission, there must be a reason behind the

agent giving away their own money. Such agents have a habit of panicking in the ne-

gotiation, and the potential saving of $1000 on the commission could cost $20,000 in

the end sale price.

Advertising and Presentation

Creating energy around the property is what attracts the best purchases early. Solid

marketing to our confirmed and registered buyers allows us to take a
