Location

This property is located near the small community of Sedan, which is 26

miles from Bozeman, Montana, and 12 miles from the Bridger Bowl ski

area. The 160-acre parcel on Cache Creek lies in Gallatin County, and the

remainder of the land is in Park County on the Gallatin County line.

Cache Creek is a hidden gem as it does not have great access for the general public in most areas and

many locals don’t know the creek exists. However, one will be surprised with the great fishing the

creek offers. Rainbows are the main target in Cache Creek, but anglers will catch a few browns and even a

brook trout. The average size is about 10 inches, but there are significantly larger trout in some of the deeper

pools. If catching beautiful fish on attractors, ants, and hoppers sounds like a great way to spend a few

hours, then this creek should not be overlooked. The fish are abundant and eager, two important qualities

in a trout.

Nearby Live WaterAccording to many knowledgeable trout fishermen, Gallatin

and Park Counties are the center of Montana’s angling activity.

Residents and visiting anglers know the importance of having the

Shields, Yellowstone, Madison, Gallatin, Jefferson and Missouri

Rivers an easy drive from the property.

Within an hour from the property, the list of great fisheries grows

and includes much of the greatest trout water in the world, with

the Beaverhead, Big Hole, East Gallatin and Ruby Rivers and all

of the smaller creeks that feed these rivers. The free fishing spring

creeks in the Gallatin Valley and the Paradise Valley are perfect

for an angling challenge.

Whitetail deer, mule deer, elk, moose and black bear are often observed on the property. Raptors

including bald eagles, great horned owls, red tail and rough-legged hawks, and falcons call this property

home. The number and variety of songbirds that can be seen off the back porch are incredible. Other

full time or part time residents to this paradise include red fox, coyotes, mink, river otter, turkey,

marmot and ruffed grouse. Drive almost any direction from the property and upland bird hunters will

find opportunities to chase pheasants, Hungarian partridge, sharp-tail grouse, sage grouse as well as

blue and ruffed grouse in the area mountains.

Elk, deer, black bear and mountain lion can all be found and hunted in the area’s mountains and forests. Moose, bighorn sheep and Rocky Mountain goat are

also found in the area. These animals require a specific tag from Montana FWP to harvest, start applying and build up preference points for these tags now.

Yellowstone National Park and the Gallatin National Forest are some of the nation’s best places to find protected animals like grizzly bears, lynx, wolverines

and wolves. This is truly a wild area.

History

Sedan is classic western cattle country. Sheep, horses and bison are also raised in the valley. In earlier times, Sedan was predominately a dairy community

with its own cheese factory. Sedan is more a community than a town, started with farmers and ranchers who had 160 acres each. The school was built in

September of 1895, and operated until 1968. Within those years over 200 children attended; annually student numbers ranged from 29 to only 4 in 1967.

The story of how Battle Ridge got its name was retold in Tracks Volume II by Floyd V. Kenney of Livingston, “It was in the fall of 1902 when I was riding for

Alfred Myers” as he relates Myers’ version of the story regarding a “brush between Myers’ riders and a party of cattle-stealing Indians” (in the 1870s between

what were believed to have been Crows). The riders and some homesteaders took out after them. The Indians were about a half a mile south of the ridge when

the shooting started. One of the cowboy’s horses was hit by Indian gunfire. The animal reared and bucked the rider to the ground. He broke his arm in the melee.

ClimateThis part of Montana enjoys a mild climate with over 300 days of sunshine. July and August are the warmest months with daytime high temperatures averaging

in the low 80’s and night time lows in the 50’s. January is typically the coldest month with daily highs in the mid 30s. The Sedan area sees on average over 13.8

inches of precipitation per year with the majority of that coming in April, May, and June. Average annual snowfall is around 40 inches; the area sees more against

the mountains on the southwest side of town. Snow removal is periodically needed but is rarely a significant issue.
