Atmosphere. That rarified air that makes you breathe more deeply with more satisfaction is the atmosphere that can be found at all Byron-Hill Homebuilders communities, and none are more beautiful than the two latest develop-ments: Pierson Lakes and Villagio. Both encompass the
ethos that is Byron-Hill Homebuilders, LLC: luxury, exclusivity, gracious amenities and a love of nature that separates the ordinary from the extraordinary.

The Veneto II, Elevation A model at Villagio, offers four different floor plans in the series with a choice of three elevations each. From 3,200 square feet to 4,300 square feet of luxurious living space, this model is further enhanced with the selection of numerous basement optional finishes.
focused its significant resources on creating luxury communities throughout New York and New Jersey that offer homeowners a style of living that comes only from years of construction expertise. Since 1994, principals Luther Gueyikian and Greg Sarkissian have been cater-ing to today’s professionals by offering spectacularly designed, custom estate homes on expansive acreage in ideal locations, and now, a 55+ active-adult community that rivals the finest of resorts.
Byron-Hill Homebuilders created Villagio because its clients desired a community that was a step above the active-adult standard. What they got was three steps above. Much more
than a community, Villagio is like a resort filled with estate homes, recreational and social opportunities, all tucked conveniently away in South Brunswick, NJ. “Many of our clients retire to California or Florida, but then realized that they missed being close to their friends and family,” Gueyikian said. “So, at Villagio, we have given them the best of both worlds.”
Villagio’s Veneto IV, Elevation 4C, features his-and-her garages. Each home in the Veneto series is totally unique and distinctive.

He also pointed out that few of the current residents are retired, and the amenities reflect their vigorous lei-sure-time lifestyles. Two sizable ponds grace the property and encourage a hearty jog or a cup of tea in the gazebo. Club Verona will be the social hub of the community, where Gueyikian said residents will want to gather before heading to the theater or their evening meal. “It has the feel of a luxurious hotel lobby,” he said. The club will also house a full fitness facility. Within the 100-acre estate, recreational activities abound with the pool, putting green, bocce, chess plaza, amphitheater and tennis courts. All these elements are tied together with jogging paths and reflect the flavor of Old Europe.
This custom-built kitchen, especially designed for Villagio, includes granite countertops, stainless GE appliances and Craftmaid solid-wood cabinetry with matching cabinetry panels on the refrigerator.
The centerpiece of the two-story family room is the cultured stone floor-to-ceiling fireplace with raised hearth. Double-casement Andersen windows illuminate this gracious room.

Every detail, from the landscaped bou levards to t he cobblestone curbs, was designed to echo the feel of an Italian village. Villagio offers a range of distinctive set-tings: Main Street, Lake Front and the phase currently f ill ing with happy, permanent residents: the gorgeous Cul-de-Sac neighborhood. The models offered have infinite customizable variations that will make each house un ique. “You will be hard pressed to find two of the same houses,” Gueyikian said proudly. Walking paths connect the various neighborhoods, which will eventually be filled with 210 single-family homes, to green spaces and, ultimately, the lake.
So many possibilities! This media and entertainment room is a basement finish option in the Veneto model. Note the architectural details and millwork finishes, as well as the granite-topped bar area.
Villagio also offers the Trentino series with four different floor plans with three elevations each. Starting at 4,200 square feet, this home with open living spaces is perfect for entertaining family gatherings and parties. This floor plan allows you to define your own space!

With its Tuscan-inspired archi-tecture, the estates include arched windows, stone and stucco exteriors and distinctive rooflines. Interiors combine the elegance of Umbria with the modern needs of busy pro-fessionals. That means that the main f loor is packed with convenience, from the restaurant-grade appliances in the gourmet kitchen, to the open f loor plans with great room and fireplace that lead to an exterior patio and plenty of outdoor living spaces. Two-story open f loor plans include an elegant dining room for entertaining and up to four bedroom suites on the top f loor, each with its own bath. Byron-Hill Homebuilders is proud to offer residents the option of an elevator and a wide range of op-tional finishes in the basement, from dance f loor to multimedia room to continuous-swim pools.
“Byron-Hill designs homes to make people happy,” Sarkissian said. “People who have spent their lives planning for the future want to move to somewhere they can be proud to call home. Every one of the current residents is eager to be a part of this unique community, [to] grow with the neighborhoods and the neighbors. They want to be involved. That is why they are here.”

to best plan its next community and the features that will most appeal to its homeowners: the grandeur of a bygone era, stately homes in an exclusive neighbor-hood — all blended harmoniously into the countryside. Each community is envisioned based on the lay of the

Unmatched in elegance is the private, gated, super-luxury custom-home community of Pierson Lakes. Nestled in 1,000 wooded acres on the border between New York and New Jersey in Ramapo Township, and abutting 3,000 acres of parkland in New Jersey, Pierson Lakes is just 29 miles from the bustle of Manhattan. This insulated haven offers the security of private roads — to only 74 discerning

finishes one would expect in an estate home, limited only by the homeowner’s imagination. The property has a rich history, and many of its rolling, wooded hills have been left undisturbed, offering homeowners miles of lush trails and ample recreational opportunities associated with the two lakes, of 100 acres each, including a boat house and community beach. A perfect place to raise a family and share with friends, at Pierson Lakes, three-fourths of the enclave is set aside for wildlife preservation.
Luxury, privacy, security and amenities all give a Byron-Hill Homebuilders’ development the kind of at-mosphere discerning buyers have come to expect when creating a legacy.
