With The Pearls of Umhlanga already having gained an im-
pressive architectural reputation as one of the country’s most
exclusive resort and residential offerings, Pearl Sky will include

The architectural ‘language’ has been developed to enhance the
concepts of lavishness and fine living. The apartments are mod-

The new tower has been designed to be energy efficient and in

2. VRF ducted air condition system to residential units, making
use of the latest energy efficient technology, providing

reducing wasted conditioned air.

The development’s designated conveyanc-
ers are Garlicke & Bousfield Inc. All
amounts paid are in trust, pending transfer,
with the exception of the
amount paid in consideration of the Option
to Purchase agreement. From 10%
of the purchase price is due upon signature
of the contract of sale. Please
note: this payment is inclusive of the

16. Are pets allowed?No pets are permitted. This is to ensure a comfortable living space for all persons residing in the Pearl Sky apartments.
17. Will my domestic worker be able to reside at the development? Will there be living facilities for staff?Subject to body corporate rules and regula-tions, domestic workers are welcome to reside in your individual residence, in addi-
tion we will have separate facilities for staff, available for sale after the launch event.
18. Will guests have access to the facilities at The Pearls of Umhlanga?Yes, your visitors/guests will have access to the facilities of The Pearls of Umhlanga but this is subject to the body corporate rules and regulations.
19. Can I use my own architect for amend-ments to my apartment?Owners are welcome to make interior changes as well as use their own contrac-tors only after the transfer has taken place. All changes are subject to guidelines and approval of the Body Corporate.
20. As an owner, will I have access to all the facilities at the Pearls of Umhlanga?Full time residents will have access to all the facilities. Short term rental residents will have resticted access subject to body corporate rules.
21. Will the option of home automation be available?Each unit will have the required infrastruc-ture in place to allow for your home to be completely automated at your own cost. A list of preferred suppliers can be requested, and this list will be supplied to all purchas-ers upon request.
22. Will there be airconditioning in the units, or will I be able to install my own?Yes, all units will be equipped with air-conditioning.
23. How do I get to the beach from Pearl Sky?For your convenience, a dedicated elevator has been developed on the south side of the Pearl Sky building. Additionally, full time residents will have access to an elevator on the east side with will lead straight to the promenade.
24. Where can my guests park?There will be no designated visitors parking bays. Additional parking for visitors will be available at the shopping mall, and this is a

29. How do I contact front desk or the concierge services? Subject to systems that have been put in place, residents will be able to contact front desk, concierge services and security for free.Otherwise they can be contacted at normal call rates at the residents own cost.
30. Has the Body Corporate been estab-lished and if not, when will it be?Yes, the body corporate has been estab-lished and the current rules and regulations are available on request.
31. Who takes care of the maintenance of the building?The body corporate takes care of all main-tenance of the building through its service providers.
32. Where can I hang my washing?Residents are encouraged to install their own indoor drying facilities within their unit. There are no washing facilities.
33. Will clients of the luxury boutique mall be able to access facilities of the Pearl Sky?No, access to residential facilities is for residents only.
34. Will there be a generator?The developer and body corporate are dis-cussing viability of a second generator that will be available to residents on a subscrip-tion basis. There is one generator that will be in place that will back up the elevators and common lighting.
