FOREWORD

Welcome to the Godrej Business District.

It is with great pleasure that we invite you to discover the Godrej Business

District and Godrej Construction’s first commercial development project,

the 02 GBD IT Park. The ethos and beauty of the Pirojshahnagar Township

is what makes us exceptional and markedly distinct. Every picture is real;

we have not relied on stock photography to embellish our Business District

and Campus. We believe that you will be convinced that what Godrej

Construction offers is a rarity in the commercial real estate landscape of

Mumbai and most other major Indian cities.

Our endeavor in constructing the 02 GBD IT Park was to create more than

a building or complex. The goal was to create a space and environment

that motivates, inspires and helps companies thrive. In order to achieve

this we set for ourselves standards that go beyond accepted norms –

higher engineering standards; higher technological standards and higher

environmental standards.

The first commercial development within the Godrej

Business District is our new IT Park which we have

named 02 GBD. This new IT Park has been designed

and built to make a statement about the future. It sets

new standards for stewardship of the land, and in

The 02 GBD IT Park is nestled in the heart of the lusciously green Godrej

& Boyce complex at Vikhroli and it has already earned the coveted title of

‘LEED Pre-certified Gold Rated Green Building”, with 41 points.

02 GBD is a prime piece of commercial real estate with more than a million

square feet of office space. Keeping with its values, Godrej Construction is

charging compensation only on the jointly measured dedicated Net Usable

Area.

There is parking space for more than 1,000 cars; there are 18 elevators,

six in each block that travel at 1.75m/second, and each block has a

service elevator with a 1,200 Kg capacity.

Fly Ash Blocks with a high

recyclable content ensure high

thermal insulation, sound insulation

and fire resistance for the entire

building.

There are water efficient fixtures,

and 100% recycling and reuse of

STP water.

The facility also has a high-tech

sewage treatment plant that is

capable of treating the entire

quantum of waste water generated

in the building every day.

Our sprawling green complex at Pirojshahnagar, Vikhroli stands as

environmental conservation.

We have, with meticulousness and scientific management, preserved a

vast mangrove forest which is safely nestled in the heart of Pirojshanagar,

and in the ever expanding city of Mumbai.

We went one step further to ensure a healthy indoor working environment.

Eco-friendly products have been used throughout the building - all

adhesives, sealants, paints and resins have a low VOC content, so

the level of toxins in the air is minimized. In addition, filtered outdoor

air provides fresh air to offices and specialized CO2 sensors in the air-

conditioning space maintain an optimum CO2 balance for fresh indoor air.

We believe that we are trustees of nature and one of our

main initiatives is the conservation and protection of the

Mangrove flora and fauna of Pirojshanagar.

This is home to 13 species of mangroves and mangrove

associates, 206 species of birds, 30 species of reptiles, 13

species of crabs, 7 species of prawns, 20 species of fish,

and even mammals such as the jackal and mongoose.

Our campus is a true testament to preservation and it serves

as the “second lung of Mumbai”, only after the Sanjay

Gandhi National Park.
