PALESTRALondon, UK
The RIBA award winning Palestra in
Southwark, southeast London, is an
example of efficiency and architectural
vision. With quirkily angled perimeter
columns supporting the structure, it has
a top section that appears deliberately
disjointed; floating atop the rest of
the building.
Offering outstanding commercial facilities,
Palestra is one of the most recognisable
office spaces in the city. Our original
work on the building saw it exceed Part L
regulations before they came into force.
Its iconic double glazed facade helps to
regulate heat gain and loss, while ensuring
the maximum amount of daylight reaches
the internal spaces.
Our subsequent work upgrading the
building for new occupants TfL ( Transport
for London) has improved the BREEAM
rating from Very Good to Excellent. Our
modifications included a more efficient
chiller system, daylight sensors to reduce
lighting use, grey water harvesting and
fresh air controls with presence detectors,
shutting down ventilation when rooms
are unoccupied.
In reducing Palestras CO2footprint
through innovative improvements,
our engineers have kept the buildings
sustainable legacy alive; proving
that through intelligent design and
development buildings can remain ahead
of the game.

SAMBA FINANCIAL GROUP HQKing Abdullah Financial District Riyadh, KSA
At the heart of the new King Abdullah Financial District in Riyadh will stand the
impressive SAMBA head office. A key marker in the districts masterplan, the building will
represent a benchmark in sustainable architecture and engineering.
Creating a 40-storey sustainable building in the desert heat presents numerous
challenges. Our teams extensive experience working in the region has enabled the
project to move from concept to design in just 12 months, as well as achieving aprojected LEED Gold rating.
Central to the building is its futuristic Power Tower, a 70m spire sitting atop the 170m
skyscraper. The tower harnesses Saudi sunshine and concentrates it onto photovoltaic
panels. This solution is sustainable to its core water and recycled exhaust air keep the
panels cool and working efficiently. The buildings slender form required considerable
structural engineering experience to address concerns over structural fatigue. By
modelling it in a wind tunnel our team developed a damper device for the spire, while our
modelling experts optimised the facade of the main building, minimising heat from the
sun while maximising daylight and views.
With energy efficient air conditioning contributing to reduced electricity SAMBA will cut
their energy use by a predicted 25% compared to conventional buildings. Office spaces
and sky gardens revolve around a full-height atrium, creating a light and airy place to
work that sets new standards of sustainability for Riyadh.

Destined to become one of the largestsingle office buildings in Londons financial
district, 5 Broadgate has been designed
to suit bespoke end user requirements.
Measuring nearly 100,000m2, the building
design answers a complicated, testing
brief to satisfy the needs of its future
occupant, UBS. When completed, 5
Broadgate will be a notable part of the
capital; replacing both 4 and 6 Broadgate,
which were built in the 1980s.
With purposefully simple geometry
to create an impression of solidity, the
design of 5 Broadgate focuses on the
quality of details and materials. As part
of the planning processes our material
sustainability specialists completed
whole life carbon modelling to enable
predictions of emissions for the entire
lifecycle of the building. A key finding
was that almost 60% of the construction
and maintenance carbon footprint would
be created by the structure and facade
themselves. In response to this modelling
a series of detailed hot spot studies were
completed, assessing the viability ofvarious measures that could deliver cost
neutral reductions to the carbon footprint
associated with the construction of frame
and facade.
Working with the supply chain and
through innovative design measures
four of these recommendations were
implemented; ranging from achieving
advanced low carbon concrete mixes to
the designing of non-conventional high
efficiency structural elements. In total
these actions delivered a 4% reduction inthe carbon footprint of the construction,
which equates to savings of 3700 tonnes
of embodied carbon CO2e, the equivalent
of over 50 articulated tanker loads of fuel.

BuroHappold strives to remain at the
forefront of innovation. Our physics teamhave been looking at the integration
of phase change materials (PCMs) into
buildings typically materials which
can be used in walls and ceilings to
absorb heat, leading to a reduced use of
mechanical heating and cooling.
Particularly suited for use in lightweight
construction, their impact is similar to that
of adding thermal mass to the building.
And, unlike air conditioning systems,
they require no maintenance. They work
like an ice cube in a drink aluminiumfinned tubes filled with PCM, melt within
a certain temperature range to absorb
heat. This controls room temperature in
the same way that melting ice controls the
temperature of a glass of water.

BRIDGING THE GAP BET WEEN OCCUPANT AND DESIGN
BuroHappold is at the forefront of research
into the way in which design influences
the performance of a building, using
computational analysis to explore the
relationship between people and their
workplace. Open spaces, atria and sky
gardens all impact positively, providing
fresh air and daylight, and bringing the
outside in. Optimised floor to ceiling
heights and limited floor plate depths
maximise use of space, permit easy to
maintain services, help keep heating
costs down and facilitate good acoustics
in all these areas, our extensive
knowledge has enabled us to incorporate
practical cost-saving measures with a
happy environment.
Building costs can be split into a ratio of
1:5:200, relating to the actual construction
cost, maintenance and operation,
including salaries. Looked at in this light,
the most important element in the longer
term is the user experience, so we ensure
smart design, allowing the building to
learn from the way it is used.
Our research has shown that designing
appropriate spaces reduces absenteeism
and staff turnover. As such, we create
spaces which not only allow for maximum
productivity, but also reduce burnout
as often seen in the financial services
industry by incorporating areas which
encourage lateral thinking and relaxation.
We work hard to optimise factors such
as soundscape, air volumes, light levels
and temperature, promoting
occupant wellbeing.
Engineering smart buildings goes well
beyond the initial design. We take
our schemes further by incorporating
advanced Building Management Systems
to minimise energy consumption, and
work with the end user to ensure our
clients fully understand how to get
the most from their building. We are
acknowledged experts in this field, and
a leading member of the BSRIA (Building
Services Research and Information
Association) Soft Landings group.
As pioneers of post-occupancy evaluation,
we have sponsored doctorates in this
field for over a decade, and we feed our
knowledge of how buildings are used
back into the design process, enabling
continuous improvement.

The Genzyme Corporation Headquarters
features a number of innovative
techniques for sustainable use, as well as
a design to give occupants more control
over their environment.
Designed from the inside out our
engineers created an interior space to
maximise efficient working. A full height
atrium draws light deep into the structure,
where reflective surfaces including a
light chandelier made up of 768
prismatic plates create a bright,
vibrant atmosphere.
The buildings double facade features
1,600 operable windows to reduce the
need for air conditioning. Rainwater tanks
on the roof save potable water, while
waste steam from a nearby power plant is
used to run the buildings heating system.
As a result of our innovations a 2005 post
occupancy survey of Genzyme employees
showed productivity had increased, with
an estimated cash value of $5m per year.
It was also calculated that the full cost
of investing in energy efficient measures
would be repaid within five years.
Situated on a former brownfield site, the
Genzyme building was the 13th ever to
receive the LEED Platinum award, and
the largest at the time. Its radical energy
saving strategies have formed the basis
of many green building techniques, with
Genzyme named as one of the worlds
most sustainable companies.

Barwa New Cairo is an ambitious project
to develop a new sustainable community
located to the east of Cairo. As part of the
project BuroHappold provided detailed
masterplanning across four different
business parks, with each providing a
unique identity to attract a different mix
of tenant. Each park aimed to segregate
cars from pedestrians and explored ways
to integrate a combination of usages to
develop a sense of place.
BuroHappold then developed the
design for two buildings, providing over
110,000m2of office space that will create a
distinctive landmark for the development.
These buildings are arranged around
courtyards that each incorporate a misting
tower, spraying a fine mist of water at
high level which evaporates instantly,
cooling the dry air by several degrees
and causing it to drift downwards. Wind
baffles at courtyard entrances help retain
the cooled air coming down from the mist
tower to provide comfortable conditions
within these spaces during the day. In the
evenings and during winter the baffles
can be opened to take advantage of coolbreezes, and the tower turned off. The
inclined external facades reduce the solar
gains ensuring BuroHappolds design
equates to a LEED Silver rating, with the
office buildings providing some of the
most energy efficient workspaces in the
region.

WES SEX WATERBath, UK
With a brief that demanded a building that was an exemplar of environmentally
sensitive design, Wessex Water wanted an office that would help deliver improved
services and operational efficiencies, as well as house 580 staff. Wessex Water Operations
Centre was designed to be the greenest office in the UK at the time it was constructed,
and consumed less than one third of the energy required to power a standard
headquarters building.
The design team ensured that sustainable design lay at the heart of the scheme,
considering elements such as building orientation, materials used in construction and the
building form. The headquarters is located at the edge of a designated area of
natural beauty, so it is designed to be low-lying and stepped to reflect the natural
contours of the site, while ensuring optimal views over the Limpley Stoke Valley. The
orientation of the building ensures minimal solar gain, while maximising natural
daylighting and ventilation. The internal design incorporates three wings, linked by an
internal street, which actively bring people together as they access the restaurant, caf
and meeting rooms.
A number of energy-efficient services were installed, including water recycling, waste
reduction, enhanced biodiversity and measures to reduce car use. Wessex Water
Headquarters achieved the highest ever BREEAM rating for a commercial office building
when it opened in 2000.

Designed to work in harmony with its
environment, Wexford County Council
Offices uses minimal carbon and
maximises the possibilities for natural
daylight and ventilation.
With planted areas and natural daylight
throughout, our team helped create an
optimum atmosphere as well as a highly
productive working environment. The atria
ensure that everywhere is close to natural
light, while the screen-printed glass
facades increase solar shading, reduce
glare, and provide uninhibited views.
Specialist glass coatings also improve
insulation. Solid concrete internal walls
and floors which absorb heat during the
day and release it at night, adding natural
heating and reducing the need to
expend energy.
Our structural and facade experts worked
together to find a low energy solution for
lighting the building at night. During the
day the mass of the building appears solid,
reflecting colour from the sky. After dark,
however, this is reversed and the inner
layers of the building are revealed.

With no one right way to run a business,
or indeed organise ones life, much of
the challenge lies in understanding this
diversity and enabling a building to
support it. Rather than, for example, tellingpeople not to smoke or eat chocolate,
its about how the building design can
influence and support such decisions
subconsciously.
Our extensive case studies in this area
are documenting what is valuable about
buildings, what makes them work well,
and which behaviours both positive
and negative are partially driven by
the environment itself. We are looking
at the physical parameters of the space,
the sensory experience of each building
or office, and examining users personalexperiences through diaries, cognitive
tests and physiological measurements.
In understanding the range of experiences
which people value in a building, we can
then aid our clients by guiding them as to
what it is possible for the building itself to
help them achieve.

London is leading the way towards low
carbon energy with the Mayors Energy
and Carbon Mitigation Strategy. The aim
is to deliver 25% of the citys energy from
decentralised sources by 2031, helping
to fight against climate change. We were
commissioned to investigate the best
options to help achieve the milestone.
As part of our investigations we teamed
up with Camco Clean Energy to evaluate
the technical, economic and deployment

is the first ever bottom up approach to
decarbonising London looking at what
is actually possible rather than setting an
arbitrary, all too often theoretical, target.
From determining how many roofs in
London are south facing and sloped for
photovoltaics to calculating the areas
where there is enough heat demand to
justify decentralised energy, our research
has covered a great many aspects. Our
analysis also delved into the detailed
possibilities for the technical roll out of the
London Plan, developing cost-conscious
models to play out possible economic
scenarios surrounding energy for the
next 30 years. The result is discovering the

In 2009 the Co-operative Group
commissioned a new 400,000 sqft,
16-storey office building in Manchester to
provide a modern working environment
and facilities which will allow greater
freedom for flexible working by itsstaff. The project stipulated demanding
sustainability targets using a building
energy strategy, developed through
extensive research into UK and European
benchmark buildings, as the key to
minimising environmental impact.
Our team used 3D BIM technology
extensively to coordinate the structural
engineering, architecture and building
services, as well as the basis of energy
models, ensuring an efficient and
integrated design process. BIM was alsoused to develop fly-through films and
animations to communicate ideas to the
client and within the construction team.
A key component of the carbon reduction
measures is the installation of a Combined
Heat and Power (CHP) system. Powered by
rape seed oil grown on the Co-operatives
own farmland, the CHP will enable the
company to control the majority of theirown heat and power supplies.
Setting a new benchmark for commercial
office design, the project succeeds in
translating the clients ethical approach
to society and the environment in their
business through their commitment to
deliver a truly outstanding building.
The project is set to be one of the first
office buildings to receive a BREEAM
Outstanding.

The new American Express Headquarters
in Brighton is designed to help the
company cope with the high-tech
demands of 21st century commerce.
A thoroughly modern building, it will
provide capacity for 3000 staff, alongside
a staff restaurant and shops. With cost and
planning restrictions, the site required an
inventive solution to ensure its success as
the flagship building for a financial giant.
Through a close design relationship
with both the architect and the building
services engineers, our experts were able
to maximise the efficiency of the structural
frame of the office building. We proposed
a novel tube-in-tube composite column
to minimise their size and maximise the
workable space inside the open plan
offices, meaning more workstations and
more staff. Efficient design of the structure
led to more of the construction budget
being available for items such as the
facade and finishes, resulting in a more
valuable project.
Set in a valley, the sloping nature of the
site and the deep basement challenged
the construction of the substructure.
Our team investigated a number of
feasible options, allowing adequate
provision in the cost plan and enabling
prospective contractors to be aware of the
construction implications. The sites deep
layers of weathered chalk also impacted
the foundation solution. A bored pile wall
system limits movement in surrounding
buildings and infrastructure, and saved
both money and time during construction.

BuroHappolds design for One Angel
Square in Manchester achieved the
highest possible environmental targets,including BREEAM Outstanding, and A
ratings for both its Energy Performance
Certificate (EPC), and Display Energy
Certificate (DEC). This was no accident
our environmental input on this project
was informed by extensive research on
design for climate change.
We undertook a two-part study for the
Co-operative Group, which looked at how
we can use passive design measures in
buildings, such as thermal mass, solar
shading, photovoltaic panels, rainwater
collection, natural ventilation and lightwells, to reduce carbon emissions and in
so doing, help prevent further carbon-
related climate change.
The second aim of the study was to
assess how buildings can cope better
with the impact of extreme weather itself.
This could mean identifying methods
to respond appropriately to higher
temperatures such as increased solar
shading or greater rainfall, where
measures might include roof design to
cope with increased run-off, as well as
flood protection in low-lying areas.
With knowledge dissemination of
good practice being one of the funding
requirements for this research, our goal
is to share our findings on other schemes
so all management teams can benefit
from both constructing their buildings
for climate change and educating
the occupants about carbon saving
measures which they themselves can help
implement.

Concern about climate change runs high in the general population, as well as among business leaders and politicians. Almost nine in ten
people accept that the climate is changing, and almost half are extremely concerned by the implications, according to the 2007 survey
on behalf of DEFRA by IPSOS MORI: Tipping Point or Turning Point Social Marketing and Climate Change. Furthermore, a third of UK
businesses have been significantly affected by extreme weather between 2007 and 2010, with increased rainfall and flooding.

The largest structure in the Olympic
Park, the International Broadcast and
Main Press Centres Complex required a
truly integrated approach to achieve its
successful delivery in budget and on time
for handover to LOCOG to commence the
fit out in summer 2011.
Working as part of the Carillion Building
Limited design team BuroHappold
was engaged to deliver a full suite of
engineering services for the Complex,
which would become home to 20,000
print and broadcast staff and 1,000
support staff during the Games.
Delivering these giant facilities within
the main Olympic Park was a key feature
of the London 2012 bid: despite location
changes, the philosophy of a media
centre integrated within the main Park
was retained.
The 160,000m2complex was designed to
reduce carbon emissions by 20% against
current building regulations, which was
achieved through the combination of a
bioclimatic design, passive chilled cooling
beams with displacement ventilation,
500m2of photovoltaic panels and a smart
Building Management System. The early
appointment of the installation contractor
allowed us to take full advantage of
the time and labour savings associated
with prefabrication and offsite testing of
key plant and equipment. The building
services systems were designed to
Tier 3 levels of resilience to ensure that
broadcast continuity was guaranteed.
Having successfully housed news teams
from around the globe during the summer
of 2012, in legacy the complex will now
be turned into a combination of media
studios, university facilities and a new
digital academy. With office space for
technology start-ups and a massive data
centre, it will generate up to 6,000 jobs,
creating a new technology quarter for
East London.

Vodafones headquarters in Newbury, UK,
brought 3,000 local staff into one location
for the first time. With the plan to move
from over 60 disparate buildings into one
central location the project to create the
companys new landmark needed to runespecially smoothly.
Energy efficiency was high on the agenda.
As a new building the design team could
take advantage of the latest technologies
and techniques to create a highly energy
efficient office. Along with an integrated
transport strategy, the new complex is set
into the landscape around a series of lakes,
which control storm water run-off.
Bridges connect the seven buildings that
make up the complex in Shaw, on the
outskirts of the town. The location of each
building on the site was chosen after
studies into prevailing winds, in order
to maximise the potential to use naturalventilation and reduce the burden on the
chilled beam air-conditioning system.

This ground engineering project was designed to investigate the land conditions prior to
the redevelopment of the old Lyne Hill Industrial Estate for mixed commercial use. Our
ground and environmental engineers were asked to provide data to allow the design of
the new building foundations, identify potential ground contamination risks, and outline
any remedial strategy, with its associated costs.
A key element of this work included addressing objections from the Environment
Agency regarding a proposed new petrol station by demonstrating through a detailed
investigation of groundwater levels that the storage tanks would not pose a risk to
water resources.
Our experts also established that a potential buried asbestos risk was in fact very
localised, and therefore we managed to avoid onerous additional health and safety
measures during the subsequent investigation and earthworks.
Finally, we effectively pooled resources by combining the geotechnical and
geoenvironmental elements, avoiding the need for multiple investigations, while also
incorporating tested and proven remedial works findings previously undertaken by
others. In total, our solutions provided our client with significant cost savings, which
they could then spend on maximising their new development.

For this prestigious project in Londons fashionable Mayfair, BuroHappold had to think
laterally, coming up with an innovative plan to maximise the planning envelope by
incorporating an extra storey on this highly constrained, triangular demolition site.
With the existing building removed, the proposal was to construct a new development
with one single-storey basement sitting below two separate commercial buildings one
of seven storeys, and one of three.
To create its triangular form, our specialists needed to design in numerous bespoke
elements. Our holistic vision, integrating the structural and building services elements,
enabled us to minimise the floor construction zone and introduce an additional level. We
specified cellular steelwork floor beams, allowing the building services to pass through,
and in so doing succeeded in overlapping the structural and building service zones.
Our structural engineers designed in bi-steel concrete-filled cores for stability, which
provided the added advantages of allowing both speedy construction and thinner walls,
resulting in time savings and creating more lettable space. We resourcefully used one
of the cores to support the tower crane on site, allowing it to be easily removed without
the need to fill in the crane slab voids afterwards once again demonstrating our
commitment to adding value.

Redundant infrastructure left in the ground, such as
tunnels and service pipes, make it difficult to place
new foundations, while old foundations which need to
be reused are stiffer than new ones. This means they
attract more load, spreading the weight of the buildingunevenly.
At BuroHappold, we always seek to broaden our
knowledge base and develop our expertise. We have
carried out research into the behaviour of different
foundations, to help our engineers know when it is
both viable and desirable to reuse old foundations,
saving our clients both time and money.
The more we come to understand about the impact
of variable pile stiffness on building performance, the
more often we are able to recommend re-use, as we
can adapt other elements of the buildings construction
to work with the existing foundations. As well as
time and cost savings, other client benefits include a
reduction in carbon emissions as less new concrete is
needed. Existing archaeology is also protected.
Accelerating population growth and urban living

Located in the heart of the Olympic Park,
the Stadium forms the centre piece of the
largest new park created in Europe for
a century. BuroHappold worked as part
of Team Stadium, an integrated design
and construction team led by Sir Robert
McAlpine, and including Populous as
architects and HED as landscape architects:
this collaboration of specialists enabled
the creation of a simple superstructure
with an innovative lightweight cable
supported roof. The Stadium was designed
so that it can be easily dismantled downfrom an 80,000 capacity to a 25,000 venue
if required for its longer term use.
Sustainability played a key part in
informing the Stadiums design in order
to meet the ODAs high targets and
priority themes. The energy consumed in
manufacturing the Stadiums elements
was far less than other Olympic stadia due
to its compact design; the London 2012
Stadium only used 10% of the steel used
in the Beijing Olympics main stadium.
Where possible the team reused existing
materials; including reusing 4,000 tonnes
of unwanted gas pipelines to construct the
roofs outer steel compression truss ring.The building services installation has also
been designed to limit carbon emissions
during operation.
Commitment, innovation and close
collaboration between architecture,
engineering and construction has
resulted in an elegant, bold, efficient
and sustainable stadium that reflects the
Olympic vision to build a better world
through sport.

Baltyk Tower is a new office development
located in the historic Polish city of
Pozna, and will be the first building
designed by the international practice
MVRDV architects in the country. The
building will feature retail and apanoramic restaurant with a proposed
one room hotel.
From the very beginning teamwork was
at the centre of the Baltyk project. The
design team, which included MVRDV,
BuroHappold and locally based Ultra
Architects, was contracted directly by
the client who had been looking for
like-minded practices with an open
approach. The team successfully worked
together throughout the project using
a mixture of face to face meetings and
remote communication; including video
conferencing, screen sharing and file
transfer services. Each discipline was
coordinated using BIM and 3D modelling
so that the whole team could understandeach element of the design.

THE PAT H TO TRANSFORMAT ION AND REUSE
Cities are the engines of growth. While the developing world is building new cities apace, the
developed world mainly Western Europe and North America is crowded with existing buildings
in its urban spaces which need to be intelligently refurbished to satisfy the commercial, social and
sustainable demands of the future.
Refurbishment makes sense. It not only
costs less than redevelopment, making it
commercially viable; it also uses far less
embodied energy, leading to considerable
green savings. However, performance is
paramount, and tenants need their spaces
to be future-proofed and flexible, and to
reflect increasing occupier densities.
One of the main growth areas is
Technology, Media and Telecoms (TMT),
which we feel will drive the next business
cycle. As technology pervades our lives,
these client groups are driven by brand
identity, which sometimes goes hand
in hand with an older building while
demanding extremely flexible needs
which could not have been envisaged
when these buildings were first designed,
sometimes over a century ago.
We are highly skilled at reimagining and
intelligently reusing buildings. Starting
with a thorough survey to understand
the constraints and current performance
levels, such as energy consumption, we
map our findings onto the latest standards
and develop a list of requirements and
costs to upgrade the building.

Originally built in the 1930s as a new
Civic Centre for Birmingham, Baskerville
House is located next to one of the citys
most vibrant squares, and offers office
accommodation over seven floors, with a
health club in the basement.
Careful and sympathetic refurbishment
was vital for the development of this
Grade II listed building in order to retain
the striking art deco facade.
Another chief consideration was to
maximise lettable space. Before the
refurbishment, four large atria reduced
commercial space by around 60%. Our
team worked closely with the architectto reconfigure the buildings footprint,
replacing the atria with two smaller
entrance halls to provide an extra two
floors, almost doubling the usable space
while making considerable savings for the
client through calculating that some 30%
of the planned column reinforcement was
not actually needed.

The project to transform Marcol House
saw a single office building constructed
in the place of three existing buildings,
maximising the lettable commercial office
space. The ground floor unit on the corner
of Regent Street was retained along with
the Grade II listed facade; creating an
attractive and individual commercial office
building with ground floor retail space.
A key challenge for the design team
was the buildings location directly over
the Victoria Line tunnel; necessitating a
detailed geotechnical analysis to model
the effects of the new piles and deeper
basement and close collaboration with
London Underground. The team further
strengthened their collaboration skills
by drawing the structure entirely 3D
BIM, which enabled pre-construction
coordination with mechanical and
electrical subcontractor, minimising on
site builderswork and waste.
The team had to consider innovative
ways to implement time and cost saving
solutions without impacting on the
future flexibility of the development. Part
of the new steel frame was designed,
procured and constructed during the
demolition phase for use as part of the
facade retention, which saved some of
the temporary works costs and minimised
the construction programme. In addition
we proposed re-using the existing steel
columns within the facade and their
footings, maximising the space on thefloor plate and eliminating the need for
new foundations over the underground
tunnels. The floor plate has only four
internal columns and relatively long spans
which will enable a high level of future
flexibility.

As a leading player in the advertising world, brand and image are central to our client,
BBH. Tasked with refurbishing their existing premises to create a more useable, modern,
flexible office space, BuroHappold liaised closely with Urban Salon Architects to refresh
the entrance lobby, rearrange the workspaces and dramatically convert the existing,
ineffective atrium into a vibrant, modern, multifunctional space.
The atrium is undergoing a full facelift, with new staircases designed to criss-cross the
space, replacing the outdated circulation strategy. Its facade will be removed, to bereplaced by a balustrade designed to increase the open feel of the building while adding
value in terms of both its acoustic and aesthetic properties. Shaded from direct sunlight,
but inviting ambient natural light, the atrium refit will further improve both the feel of the
building and its carbon usage, thanks to our interventions.
Our engineers have been instrumental to the multiple solutions found for this complex
project. We worked closely across our specialist structural, mechanical, electrical and
acoustic teams, as well as with the architect, contractor and client, to achieve the perfect
synthesis from concept and design to construction.

The 7.5m conversion of this Grade II listedbuilding, which at the time comprised
several individual offices and small
industrial units, into a single mixed use
development of 1,600m2of office space
and 34 apartments, with basement car
parking, provided several challenges
to our team. We had to retain the listed
Georgian facade, along with two vaults
in the basement structure and an original
staircase, while designing a new structure
to span over these vaults so they would
not need to support their own weight,minimising the risk of weakening the
existing masonry.
Our client also wanted a column-free
space, which is often a challenge in historic
buildings, so our experts came up with
an innovative solution including a bracedsteel frame, with Westok beams to reduce
the floor to ceiling height and integrate
the building services into the structural
depth, while also maintaining the same
storey heights as imposed by the original
Georgian facade. The complex shaping
and large roof span led the design team to
incorporate a steel-framed roof and timber
rafters to support the roof cladding.
Our client received a building they could
be proud of, which incorporates the
best of old and new, with all the features
expected of a high-performance, modern,
flexible office.

As part of a team employed to transforma disused supermarket into a high
grade, low emission headquarters for
Moray Council in north-east Scotland,
BuroHappolds brief was to centralise
over 20 scattered offices into a single low
carbon building.
With low energy design at the heart of
the scheme, one key element was natural
ventilation. This created several challenges
for our building services specialists,
who came up with original solutions
to bring fresh air deep into the space.These included new perimeter ventilation

This solar collector can be installed on
the southern facade of a building, pre-
heating the air going into the propertys
mechanical ventilation system, thus
reducing heat loss to the outside. At sixmetres wide, the heater contains a highly
insulating cover incorporating granular
aerogel insulation a unique,
translucent material with excellent
insulation properties.
During a seven-day controlled test
during cold but sunny conditions, outlet
temperatures up to 45oC were observed
inside the collector, pre-heating the fresh
air supply by up to 30oC. This enabled the
dwelling to enjoy a very comfortable 21-
22oC internal temperature, even incold weather without using any
auxiliary heating.
