GET OUT AND VOTE JUNE 12!

As I sit down to write my President’s message this month after a long day, it is already a day past due. I had every intention of writing it some

time ago. However, as is the case all too often lately, my days just got away from me. I know

that many of you are experiencing the same.

The housing demand in our community has been a great blessing, and we would be remiss to characterize it as anything else. It has allowed our industry to expand and new jobs and businesses are being created every day. However, it has come with a price. Many of our members are small business owners. In our roles we struggle to retain our employees, maintain our schedules and our sanity. These efforts result in a lot of long days and self-evaluation. We ask ourselves if we are making the most of our resources and if we should expand or even change our business model altogether to take advantage of this opportunity. We all must answer these questions in our own way. I really don’t have much advice to give because I am also trying to answer these questions for myself. Nevertheless, someone once said that anything worth doing is worth doing right. I encourage each of you to make sure that whatever you create, you create to the best of your abilities. When I am in big cities, I like to look at new or existing homes. More often than not, I am disappointed with the lack of quality and attention to detail in the homes I visit. I have always believed that homes shouldn’t be built on a production line and I know that sort of workmanship would not be

tolerated in our community. We have reached a time of such high demand that I believe expectations are starting to change. People are primarily concerned with having a place to live and the move in date has become almost as important as the home itself. I have always believed that our actions during the good times will define us in the bad. Although we all believe that the housing market will be sustained for at least the foreseeable future, I would encourage each of us to set our standards high and stick to it, regardless of whether or not our work will be tolerated.

I would also like to encourage each of you to keep a little part of that candle, which is currently burning at both ends, for your family or whatever makes you happy. The old saying that you “make hay while the sun shines” still has a lot of truth in it. However, the farmer is pretty useless if his tractor is broken down due to lack of service. Once again, I give advice not because I have figured this out for myself, but because it is something that I think about frequently. Fortunately, I have a wife who is very tolerant, but I try not to abuse her patience. I think we all assumed that the pace we were running after the flood last year wouldn’t be sustained, but with what we have seen over the past

year and with the forecast of housing demand in the foreseeable future, we have to consider that this a marathon and not a sprint.

The BMHBA has scheduled several events this summer over what would be an otherwise perfectly good working day. We have the Annual Picnic at The Post in Mandan, coming up on June 14, which is technically at night. There is also the Annual PAC Golf Tournament July 19 at Apple Creek Country Club. If you are like myself and find that you look around to see if anyone is laughing in your follow through, then perhaps you will appreciate the use of a less precise weapon in the BMHBA Clay Shoot on August 23. Whatever you choose to do with your free time, I wish you all the best of luck in finding your own balance and look forward to working with you along the way.

Membership Highlight Who Wouldn’t Like Les Mowing? Owner Says He Wants More Les Mowing Kiel Holwegner, Owner Phone: 701-471-0353 [email protected]

What’s your goal when you hire a lawn care company? Typically, less mowing for you to do. And that is exactly what Les Mowing, a lawn care company owned by Kiel Holwegner, offers you. Using a clever play on words with his middle name, Kiel came up with the company name Les Mowing.

Kiel started Les Mowing earlier this year when his uncle wanted to get out of the lawn care business. Kiel was able to purchase all of his equipment and take on his previous clients.

Les Mowing offers general lawn care services—including power raking, mowing and fall/spring clean-up.

When asked what he enjoys about his job, Kiel said he enjoys being his own boss, getting to be outside and forming relationships with his clients.

While Kiel is a relatively new

business owner, he says his years of work in the service industry give him perspective. He recognizes that customer service is number one regardless of the field you are in.

According to Kiel, his biggest challenges so far have been keeping to the clients’ tight schedules and offering consistency based on the individual client’s requests.

Good Food, Good Fun at Annual Picnic Coming Up June 14

At the request of the membership, registration for the Annual PAC Golf Tournament will be out soon. We are just finalizing hole sponsors. This year’s tournament will be held at Apple Creek Country Club. The tournament will begin at 11 a.m. and will conclude with dinner in the clubhouse.

As always, participation is limited to 144 golfers. There has been a lot of interest already, so if you’d like to participate sign up soon after you

receive the registration forms. Don’t forget, when registering for

the tournament, that home addresses for each golfer are required as the participation fees are essentially donations to NDAB Build-PAC (political action committee) and must come from an individual instead of a company.

We’re hoping for good weather and a great turn-out. Be on the lookout for more information in the near future!

Apple Creek Hosts Annual PAC Golf Tournament July 19

Capital City Sporting Clays Shooting Complex will host the Sporting Clay Shoot again this year. Mark your calendars for Thursday, August 23. As always, the event will conclude with a catered picnic out at the course and the distribution of prizes!

The cost per shooter is $50. Registration will begin at 3:30 p.m. with start at 4 p.m.

You Can Have an Impact: Get Out & Vote June 12 Mark your calendars for the primary election on June 12. While called a primary election, this election is much more than a

congressional primary. On the ballot will be Measures 1-4,

city commission and mayoral races, park board, school board, various judges, Bismarck city and school district measures, as well as party voting for national and state congressional candidates.

Board and Morton County Commission.

We all want to be informed voters. To see a sample ballot for your area, find your polling place, and read the exact wording of the measures, visit www.nd.gov/sos/electvote.

If you’re currently living out of state or are unable to get to your polling place on election day, make sure to apply for an absentee/mail ballot. How to apply can be found in the Voter Information portal on the secretary of state’s website as listed above. Just make sure to return your ballot before election day so your vote will be counted.

There are some items on the ballot that could make a big impact on our state, including Measure 2. As part of the coalition to oppose Measure 2 (Keep It Local ND), we understand the importance of keeping funding control local—and believe that the

residents of our communities are those best suited to make decisions regarding those communities.

“A ‘No’ vote on Measure 2 is not saying you are in favor of property taxes; it is merely saying that you do not believe Measure 2 is the correct way to go about property tax relief. We believe writing it into our state constitution is too drastic and too difficult to change if the method the legislature devises to fund local entities does not work, “ said Roxy Jacobson, BMHBA Executive Officer and coalition representative. NDSU Extension offers Energy Matter$ Training By Carl Pedersen, NDSU Extension

Ask a prospective homeowner how much insulation he or she should have in the attic, and you get a curious stare or shrug of the shoulders. But ask the same prospective homeowner what kind of countertops he or she wants, and you get a definite opinion.

While the appearance of a home is certainly important, the performance is as important, if not more so. However, buyers often overlook the latter.

The North Dakota State University Extension Service is working to educate homebuyers and homeowners about energy efficiency and that the performance of their home does matter.

In a survey the University of North Dakota conducted for the North Dakota Alliance for Renewable Energy, only 3 percent of North Dakotans surveyed indicated energy efficiency had little or no importance to them. Meanwhile, research conducted at NDSU showed a different story.

During interviews, professional builders, Realtors and homebuyers indicated the purchase price of homes was one of the first few items of importance when considering a home purchase, but the monthly utility bills were not much of a

concern. Realtors and builders also noted that clients do not inquire about the monthly utility costs.

One of the builders responded, “I haven’t been asked that question.” When homebuyers were asked if monthly utility bills were important in their home purchase, one responded, “I haven’t really thought about that very much.”

Considering the extreme climate we have in North Dakota and the chance to save money by purchasing an energy-efficient home, those of us involved in educating the general public about all the benefits of purchasing a high-quality, energy-efficient home have a great opportunity. Professional builders can benefit as well. Proper building science in the construction of a home adds to customer satisfaction, reduces callbacks and increases the potential for return business; we simply need to educate the homebuyer.

Various programs to increase consumers’ knowledge include the Energy Matter$ lunch and learn the NDSU Extension Service held May 22nd in Bismarck. The aim was to provide attendees with some of the tools to understand the balance between the economic, basic building science and how energy is used in a home, as well as ways to reduce energy use.

Other programs NDSU Extension has developed include a consumer-based online informational course that includes short video segments showing ways to improve the energy efficiency of existing homes and various aspects of energy-efficient new-home construction. The course, “Home Energy 101,” can be accessed at www.NDSU.edu/energy.

NDSU Extension also uses its expertise to provide education and training for professionals in the construction industry. In the spring of 2011, NDSU Extension conducted a series of workshops to introduce energy aspects of the 2009 North Dakota State Building Codes that were adopted by the state in January 2011.

In the spring of 2012, NDSU Extension focused training on basement insulation techniques. Those efforts included in-person workshops as well as creating DVDs and online videos that demonstrate the building science fundamentals of insulating basements and provide some examples from builders on ways they insulate basements. A limited number of the DVDs are available for loan at the Bismarck-Mandan HBA offices. The videos also can be accessed by visiting www.NDSU.edu/energy and clicking on the Energy Code Training tab.

SmartMarket Report Released: Quality & Value Driving Growth in Green Building Market

According to the SmartMarket Report from McGraw-Hill Construction released May 1, new and remodeled green homes are transforming the market in the U.S.

The top reasons cited for the growth of the green market were the fact that green homes are seen as having higher quality construction and that they save consumers money.

“When builders are able to offer homes that are not only green, but

also offer the combination of higher quality and better value, they have a major competitive edge over those building traditional homes,” said Harvey Bernstein, Vice President of Industry Insights and Alliances at McGraw-Hill Construction.
