Today’s economic times are hard enough without completely eliminating a tax provision that is an important part of the family budget. For hundreds of thousands of Kansans, a home is still the biggest investment they will ever make. Changing the rules in the middle of the game is unfair to individuals and families who have made assumptions based on current law. You must put yourselves in the shoes of all your home-owning and prospective home-buying constituents. Should H.B. 2059 become law in the State of Kansas, the approximately 345,000 Kansans who claim the MID will see an immediate tax increase. Furthermore, eliminating the MID would depress home values and reduce consumer confidence. Eliminating the MID would also disproportionately impact young and middle-class families. The benefit of a deduction that reduces the net cost of monthly house payments is particularly important to these families, who typically have less equity, tighter household budgets, and must meet the needs of a growing family. While many allege that the MID only benefits the rich, we know that approximately 65 percent of Kansans who claim the MID earn less than $100,000 per year. Finally, the MID is an important economic driver. The construction of 100 single-family homes generates 300 full-time jobs, and $8.9 million in federal, state, and local tax revenue. Scaling back the MID will shrink the tax base of local communities and cause already cash-strapped local governments to further cut essential services. Dear Member of the Kansas state Legislature:

As the voice of the housing industry for more than 65 years, we urge you to preserve the mortgage interest deduction (MID) currently being proposed for elimination in H.B. 2059. Today’s economic times are hard enough without completely eliminating a tax provision that is an important part of the family budget. For hundreds of thousands of Kansans, a home is still the biggest investment they will ever make. Changing the rules in the middle of the game is unfair to individuals and families who have made assumptions based on current law.

You must put yourselves in the shoes of all your home-owning and prospective home-buying constituents. should H.B. 2059 become law in the state of Kansas, the approximately 345,000 Kansans who claim the MID will see an immediate tax increase. Furthermore, eliminating the MID would depress home values and reduce consumer confidence.

The HBA is introducing a fresh look for the Parade of Homes visual communications with a smart new logo to represent this Kansas City tradition. “The housing industry is looking up and member businesses are re-tooling and looking for new ways to present themselves and the HBA is too,” said sara Corless, executive Vice President. “we’ve updated the look to communicate not only the HBA’s tradition, but to give it a look to the future. we think our designer developed a beautiful logo with a modern and memorable feel that will serve the event for years to come.”

The goal is to further entice consumers out to enjoy the Parade of Homes so the logo features an icon of a home giving just enough detail, but keeping the style open to interpretation. The door and steps leading to the home are inviting and

lend themselves perfectly to the theme of the event. The spring Parade of Homes returns, April 20-May 5 to the Greater Kansas City Metropolitan area with 319 entries open to the public.

The economy is bouncing back, albeit at a slow pace, according to two nationally acclaimed economists, Dr. elliot eisenberg and Dr. David Crowe. HBA recently hosted both Dr. eisenberg, founder of econ70.com, and Dr. Crowe, NAHB’s Chief economist, to provide their economic outlook and discuss the past, present and future health of the housing industry.

According to Dr. Crowe, overall economic growth will continue to be positive, about 2.3 percent growth in 2013 and 3.2 percent in 2014. The unemployment rate in Kansas City is

falling, interest rates remain low, and household formations are starting to pick up. In other words, kids are moving out of their parents’ basements.

The data also show that housing is a positive contributor to GDP. even though it is still less than 3 percent of the economy, housing contributed over 10 percent growth in the past two economic quarters. Among the three main sectors of home building, the remodeling and multifamily sectors are faring slightly better than the single family sector as home owners decide to stay put and others choose to rent. was the worst year since the 1940s for single family starts. There was a modest improvement in 2012, and Dr. Crowe predicts that 2014 will be the year that greater growth is achieved.

Continued gridlock in washington and other fiscal uncertainties could jeopardize growth. In a recent NAHB survey, builders from across the country cited “gridlock/uncertainty making buyers cautious” as the second most significant problem facing the industry in 2013. The most significant problem that builders cite is building material prices.

January single family housing starts were their strongest in five years according to the Home Builders Association of Greater Kansas City’s (HBA) monthly Residential Building Permit statistics report. with 273 single family units, January maintained the monthly average from 2012 which is notable because January historically has a lower than average count.

“The improving economy and pent up demand has reduced new home inventory significantly,” said executive Vice President sara Corless. “Builders are increasing activity in

order to offer choices to consumers and will be showcasing more than 300 homes in the spring Parade of Homes in April.”

The increase is reflected throughout the Greater Kansas City Metropolitan area with seven counties showing improvement over 2012. The largest increases were on the Kansas side in Johnson and Wyandotte counties. Kansas City, Missouri remained the top permitting city with 62 units which primarily were in Clay and Platte counties. In second was Overland Park with 30 units and Kansas City, Kansas/wyandotte County came in at number three. Interestingly, Kansas City, Kansas/wyandotte did not even appear in the top 10 cities in January 2012. No multi-family permit activity was recorded.
