3. THE CONTRACTOR SHALL VISIT THE SITE PRIOR TO CONSTRUCTION TO VERIFY CONDITIONSRELATING TO CONSTRUCTION THOROUGHLY EXAMINE AND BE FAMILIAR WITH THE DRAWINGSAND DRAWING NOTES. FIELD VERIFY ALL DIMENSIONS PRIOR TO ORDERING MATERIALS.DONOT SCALE THE DRAWINGS.
4. THE CONTRACTOR SHALL VERIFY ALL CONDITIONS AND DIMENSIONS IN THE FIELD PRIOR TOUNDERTAKING ANY WORK AND NOTIFY THE PROJECT OFFICER IF THERE ARE SUBSTANTIALDIFFERENCES, DISCREPANCIES, OMISSIONS OR CONFLICTS IN THE CONSTRUCTIONDOCUMENTS THAT MIGHT REQUIRE DESIGN MODIFICATIONS.
5. THE CONTRACTOR IS RESPONSIBLE FOR PROVIDING ALL MATERIALS AND LABOR NECESSARYTO COMPLETE THE SCOPE OF WORK UNLESS OTHERWISE SPECIFIED.
6. THE CONTRACTOR SHALL MAINTAIN CONSTRUCTION ACTIVITIES WITHIN THE AREA OF WORKEXCEPT AS MAY BE REQUIRED FOR INCIDENTAL DEMOLITION, CONNECTION TO UTILITIES ANDOTHER WORK AS NOTED. THE CONTRACTOR WILL NOT BE ALLOWED ANY STORAGE AREAOTHER THAN THE LIMITS OF CONSTRUCTION.
7. WORK IN CONNECTION WITH AN ELECTRICAL, PLUMBING OR HVAC SYSTEM SHALL NOT BECOVERED OR CONCEALED UNTIL IT HAS BEEN INSPECTED AND PERMISSION TO DO SO HASBEEN GRANTED BY THE PROJECT OFFICER.
8. THE CONTRACTOR SHALL PROVIDE TEMPORARY PROTECTION OF GOVERNMENT PROPERTYDESIGNATED TO REMAIN OR TO BE SALVAGED. IT SHALL BE THE CONTRACTOR'SRESPONSIBILITY TO PROTECT FROM DAMAGES ALL EXISTING BUILDING COMPONENTS ANDFINISHES. THE CONTRACTOR SHALL AT THEIR EXPENSE RESTORE TO ORIGINAL CONDITIONANY AREAS OR FINISHES DAMAGED BY HIS WORK.
9. THE GOVERNMENT SHALL MAINTAIN FULL OCCUPATION OF THE BUILDING INCLUDING AREASADJACENT TO THOSE INVOLVED IN THIS CONTRACT. THE CONTRACTOR SHALL SCHEDULEANY WORK IMPACTING ON OCCUPIED AREAS WITH THE PROJECT OFFICER; DELAYS MAY BEINCURRED. THE STORAGE OF MATERIALS AND PERFORMANCE OF THE WORK SHALL BECOORDINATED WITH THE PROJECT OFFICER IN ORDER TO PRODUCE THE MINIMUMDISRUPTION AND HAZARD TO PERSONNEL DURING CONSTRUCTION. THE CONSTRUCTIONSITE SHALL BE MAINTAINED IN A CLEAN AND ORDERLY MANNER.
10. CONTRACTOR SHALL COORDINATE AND PROVIDE BLOCKING IN PARTITIONS FOR ALLMILLWORK AND WALL ATTACHED LIGHT FIXTURES, RAILINGS, SIGNAGE, ETC.
11. "TYPICAL" OR "TYP.," SHALL MEAN THAT THE CONDITION IS REPRESENTATIVE FOR SIMILARCONDITIONS THROUGHOUT, UNLESS NOTED OTHERWISE. DETAILS ARE USUALLY KEYED ANDNOTED "TYP." ONLY ONCE, WHERE THEY FIRST OCCUR.
12. ALL HOLES, SLEEVES OR PENETRATIONS IN THE FLOOR SLABS OR SLABS ABOVE, CORRIDORWALLS, UTILITY CORRIDOR WALLS OR FIRE-RATED WALLS, WHETHER EXISTING OR CAUSED BYWORK UNDER THIS CONTRACT, SHALL BE COMPLETELY FILLED AND SEALED TO THE FULLTHICKNESS OF THE WALL WITH AN UL -LISTED FIRE STOPPING MATERIAL. ALL CEILING ANDFLOOR SLAB FIRESTOPPING SHALL BE 2 HOUR RATED. PROVIDE FIRE STOPPING/ DRAFTSTOPPING IN CONCEALED CANOPY SPACES AS REQUIRED BY NIH FIRE MARSHALL. SPECIFIEDFIRE STOPPING MATERIAL SHALL BE SUBMITTED TO THE NIH PROJECT OFFICER FOR REVIEWAND APPROVAL BY THE NIH FIRE MARSHALL PRIOR TO INSTALLATION. ALL WALLFIRESTOPPING SHALL MATCH THE EXISTING/ NEW WALL RATING.
13. UTILITY SHUTDOWN REQUEST SHALL BE SUBMITTED IN WRITING FIFTEEN (15) DAYS NOTICETHROUGH THE PROJECT OFFICER (PO), PRIOR TO THE SCHEDULED SHUTDOWN.UTILITIES ARETO BE TURNED OFF FOR WORK TO BE PERFORMED BY CONTRACT PERSONNEL; THE ACTUALSHUTDOWN OF SUCH SERVICES MAY BE PERFORMED BY NIH PERSONNEL.
14. BUILDING 14A IS AND WILL CONTINUE TO BE OCCUPIED DURING THE RENOVATION.
15. ALL TEMPORARY DUST BARRIERS SHALL BE CONSTRUCTED OF NON-COMBUSTIBLEMATERIALS TO PREVENT THE SPREAD OF DUST AND REDUCE HAZARDS. TEMPORARY DUSTBARRIER SHALL BE CONSTRUCTED OF FIRE RETARDANT POLYVINYL SHEETS, PER NFPA 241.
16. DIMENSIONS SHOWN ON THE DRAWINGS ARE FROM FINISH FACE TO FINISH OR PARTITIONUNLESS OTHERWISE NOTED.
17. INFORMATION CONTAINED IN THESE DRAWINGS IS BASED ON LIMITED FIELD MEASUREMENTSAND MAY REQUIRE ADJUSTMENTS OR MODIFICATIONS TO CONFORM TO EXISTINGCONDITIONS. IN CASES WHERE CHANGES IN DETAIL ARE NECESSARY, THESE DRAWINGSSHALL BE USED TO SHOW DESIGN INTENT ONLY. 1. THE INTENT OF THESE DRAWINGS AND SPECIFICATIONS IS TO PROVIDE COMPLETE AND PROPERLY FUNCTIONINGBUILDING SYSTEMS. THE CONTRACTOR SHALL PROVIDE ALL LABOR AND MATERIAL NECESSARY TO ACHIEVE SUCHENDS.
2. THESE DRAWINGS ARE SCHEMATIC IN NATURE AND ARE INTENDED TO SHOW EQUIPMENT AND SYSTEMS ASACCURATELY AS THE SCALE WILL PERMIT. ALL CRITICAL LOCATIONS AND DIMENSIONS SHALL BE DETERMINED INTHE FIELD. IN CASE OF A CONFLICT BETWEEN THE DRAWINGS AND THE SPECIFICATIONS, THE MOST STRINGENTREQUIREMENTS SHALL APPLY AS DETERMINED BY THE PROJECT OFFICER.
3. THE CONTRACTOR SHALL REFER TO SPECIFICATIONS OF OTHER TRADES WHICH ARE COMPLEMENTARY TO THESESPECIFICATIONS. IN CASE OF A CONFLICT, THE MOST STRINGENT REQUIREMENTS SHALL APPLY AS DETERMINED BYTHE OWNER.
4. THE CONTRACTOR SHALL COMPLY WITH ALL LAWS, STANDARDS, ORDINANCES, RULES AND REGULATIONS OF ALLLOCAL AND STATE GOVERNMENTAL AUTHORITIES, THE RULES OF THE NATIONAL FIRE PROTECTION ASSOCIATION(NFPA), THE NATIONAL ELECTRICAL CODE (NEC), THE AMERICANS WITH DISABILITIES ACT, THE NIH DESIGNREQUIREMENTS MANUAL, AND ASHRAE AS INTERPRETED BY THE GOVERNMENTAL AUTHORITY AND PUBLICUTILITIES HAVING JURISDICTION OVER ANY OF THE SYSTEMS HEREIN SPECIFIED.
5. THE CONTRACTOR SHALL SECURE AND PAY FOR ALL PERMITS AND INSPECTIONS REQUIRED BY ANY OF THEPREVIOUSLY IDENTIFIED AUTHORITIES AND PAY FOR ALL OTHER COSTS IN CONNECTION WITH THE WORK. ALLPERMIT AND INSPECTION CERTIFICATES SHALL BE DELIVERED TO THE OWNER'S REPRESENTATIVE IN DUPLICATE.
DEFINITIONS:"OWNER" - NIH"OWNER'S REPRESENTATIVE" - NIH PROJECT OFFICER"PROVIDE" - FURNISH AND INSTALL"FURNISH" - SUPPLY AND DELIVER TO PROJECT SITE"INSTALL" - ERECT IN PLACE"CONCEALED" - HIDDEN BY ARCHITECTURAL WALLS AND CEILINGS"EXPOSED" - VISIBLE TO VIEW"INDICATED" - SHOWN IN CONTRACT DRAWINGS
6. WHERE SITE CONDITIONS REQUIRE MINOR DEVIATIONS FROM THE CONTRACT DOCUMENTS, MAKE SUCHDEVIATIONS WITHOUT COST TO THE CONTRACT. MAJOR DEVIATIONS SHALL NOT BE MADE WITHOUT FIRSTOBTAINING WRITTEN PERMISSION FROM THE GOVERNMENT.
7. COORDINATE WITH ALL TRADES TO AVOID INTERFERENCE AMONG MECHANICAL, PLUMBING, ELECTRICAL,ARCHITECTURAL AND STRUCTURAL ITEMS. PROVIDE ALL NECESSARY OFFSETS AND FITTINGS IN PIPING,DUCTWORK, CIRCUITRY AND OTHER ITEMS REQUIRED TO INSTALL THE WORK WITHOUT INTERFERENCES.
8. THE CONTRACTOR SHALL RELOCATE, OFFSET AND TRANSITION SPRINKLER PIPING AS REQUIRED FOR THEINSTALLATION OF THE MECHANICAL AND ELECTRICAL SYSTEMS, WHILE MAINTAINING THE ARCHITECTURAL INTENT.ALL FIRE PROTECTION WORK SHALL BE APPROVED BY THE NIH DIVISION OF FIRE MARSHAL, AND SHALL BE INACCORDANCE WITH THE NATIONAL FIRE PROTECTION ASSOCIATION (NFPA), INTERNATIONAL FIRE CODE (IFC), THEINTERNATIONAL BUILDING CODE (IBC) AND THE NIH DRM.
9. THE CONTRACTOR SHALL KEEP A RECORD OF ALL CHANGES TO THE DRAWINGS AND SHALL SUBMIT AS BUILTDRAWINGS TO THE OWNER'S REPRESENTATIVE AT THE CONCLUSION OF THE PROJECT.
10. THE CONTRACTOR SHALL BE RESPONSIBLE FOR INSURING THE QUIET OPERATION OF ANY NEW SYSTEM UPONCOMPLETION OF INSTALLATION. THE TRANSMISSION OF VIBRATION OR SOUND TO THE STRUCTURE OR OCCUPIEDSPACES SHALL NOT BE PERMITTED. FINAL DECISION OF THE QUIETNESS OF ANY NEW SYSTEM AND EQUIPMENTSHALL BE MADE BY THE OWNER/OWNER'S REPRESENTATIVE. THE CONTRACTOR SHALL BE RESPONSIBLE FOR THECORRECTION OR REPLACEMENT OF ANY NOISY SYSTEMS OR EQUIPMENT.
11. THE CONTRACTOR SHALL REMOVE DESIGNATED EQUIPMENT TO A LOCATION AT THE PROJECT SITE DETERMINEDBY THE PROJECT OFFICER. AFTER THE EQUIPMENT HAS BEEN GATHERED FOR THE GOVERNMENT'S INSPECTIONAND POSSIBLE RETENTION, ALL EQUIPMENT NOT RETAINED BY THE GOVERNMENT SHALL BE REMOVED FROM THESITE BY THE CONTRACTOR AND DISPOSED IN A SAFE AND LEGAL MANNER.
12. ALL EQUIPMENT SHALL BE NEW (UNLESS INDICATED OTHERWISE) AND THE CURRENT MODEL FOR WHICHREPLACEMENT PARTS ARE AVAILABLE. SUBSTITUTIONS SHALL ONLY BE ALLOWED AT THE DISCRETION OF THEOWNER. SUBSTITUTIONS WILL ONLY BE CONSIDERED WHEN SUBMITTED WITH A CREDIT. THE CONTRACTOR SHALLBE COMPLETELY RESPONSIBLE FOR COORDINATING THE SUBSTITUTED ITEM WITH ALL OTHER TRADES AND FORANY ADDITIONAL EXPENSES INCURRED BY OTHER CONTRACTORS IN ORDER TO INSTALL THE SUBSTITUTED ITEM.SHOP DRAWINGS ARE TO BE SUBMITTED AND APPROVED BEFORE THE EQUIPMENT IS INSTALLED.
13. ALL EQUIPMENT SHALL BE SUITABLE FOR THE PURPOSE INTENDED. ALL MANUFACTURERS SHALL HAVE SIMILARPRODUCTS IN SERVICE FOR A MINIMUM OF 3 YEARS. ALL NEW EQUIPMENT SHALL BE PROVIDED PERMANUFACTURER'S RECOMMENDATIONS.
14. THE CONTRACTOR SHALL INSTALL ALL EQUIPMENT AND MATERIALS IN ACCORDANCE WITH THE BEST ENGINEERINGPRACTICE. THE CONTRACTOR SHALL BE RESPONSIBLE FOR INSTALLING ALL EQUIPMENT IN STRICT ACCORDANCEWITH THE MANUFACTURER'S PUBLISHED INSTALLATION INSTRUCTIONS. THIS SHALL INCLUDE PROVIDINGCLEARANCES AS DEFINED IN THE INSTALLATION INSTRUCTIONS AND IN ACCORDANCE WITH NEC REQUIREMENTS.NEW EQUIPMENT SHALL ALSO BE COORDINATED AROUND SPRINKLER AND FIRE ALARM SYSTEMS. MODIFY SYSTEMSAS NECESSARY. PROVIDE ALL REQUIRED AUXILIARY ITEMS REQUIRED TO PERFORM FUNCTION INTENDED.
15. THE CONTRACTOR SHALL VERIFY PROPER OPERATION OF ALL EXISTING ITEMS AND EQUIPMENT INDICATED TO BEREUSED. THE CONTRACTOR SHALL REPORT ANY DEFICIENCIES TO THE PROJECT OFFICER DURING THECONSTRUCTION PHASE OF THE PROJECT. THOROUGHLY CLEAN ALL ITEMS AND EQUIPMENT INDICATED TO BEREUSED. REPLACE ALL FILTERS WITH SIZE AND TYPE TO MATCH EXISTING.
16. THE CONTRACTOR SHALL INSTALL ALL PIPING, RACEWAYS, CIRCUITRY, ETC., AS HIGH AS POSSIBLE. ALL PIPING,RACEWAYS, CIRCUITRY, ETC., SHALL RUN PARALLEL TO OR PERPENDICULAR TO BUILDING WALLS IN A NEATWORKMANLIKE MANNER, UNLESS NOTED OTHERWISE. PROVIDE ALL SUPPORT STEEL, HANGERS, VIBRATIONISOLATIONS AND ACCESSORIES NECESSARY FOR EQUIPMENT PER MANUFACTURER'S RECOMMENDATIONS. DO NOTSUPPORT ANY CEILING OR OTHER BUILDING STRUCTURE FROM PIPING OR CONDUITS. DO NOT ALLOW PIPING ORCONDUITS TO COME INTO DIRECT CONTACT WITH BUILDING WALLS OR FLOORS. COORDINATE INSTALLATIONAMONG ALL TRADES. PROVIDE ALL NECESSARY TRANSITIONS AND OFFSETS TO INSURE COMPLETE COORDINATEDINSTALLATION.
17. PROVIDE OPENINGS IN BUILDING CONSTRUCTION FOR PASSAGE OF PIPING AND CONDUIT. REPAIR ALL WALLS,CEILINGS AND FLOORS, PENETRATED. THE REPAIRS SHALL BE WITH MATERIALS AND FINISHES THAT MATCHEXISTING CONSTRUCTION. ALL PENETRATIONS IN FIRE WALLS SHALL BE SEALED WITH SUITABLE MATERIALS TOPRESERVE FIREWALL INTEGRITY. CORE DRILLING AND OTHER SLAB PENETRATIONS ARE NOT PERMITTED UNLESSSPECIFICALLY NOTED ON PLANS. RESTORE, PATCH AND PAINT ALL DAMAGED BUILDING COMPONENTS TO RESTORETO SIMILAR OR BETTER CONDITION, PRIOR TO EXECUTING WORK IN THIS STATEMENT OF WORK. ALL FIRESTOPPING IS TO BE INSTALLED BY A SPECIALTY CONTRACTOR CERTIFIED TO INSTALL FIRE-STOP MATERIALS, ANDRECOGNIZED BY THE NIH FIRE MARSHAL AS BEING QUALIFIED. SEE SPECIFICATIONS.
18. IF REQUIRED, THE CONTRACTOR SHALL PROVIDE TEMPORARY LIGHTING AND POWER FOR DEMOLITION ANDCONSTRUCTION PHASES OF WORK. ALL TEMPORARY WORK SHALL BE IN ACCORDANCE WITH OSHA REQUIREMENTSAS DETERMINED BY THE PROJECT OFFICER.
19. THE CONTRACTOR SHALL TEST ALL EQUIPMENT PROVIDED UNDER THIS CONTRACT AND DEMONSTRATE TO THEOWNER ITS PROPER OPERATION.
20. ALL EQUIPMENT AND WORKMANSHIP SHALL BE GUARANTEED IN FULL FOR ONE YEAR FROM THE DATE OF FINALACCEPTANCE OF THE WORK.
21. PRODUCTS CONTAINING ASBESTOS OR PCB'S ARE NOT PERMITTED FOR USE ON THIS PROJECT.
22. ALL SUPPLY DUCTWORK AND PIPING SHALL BE INSULATED IN ACCORDANCE WITH THE NIH DRM FOR EACHAPPLICATION.
23. ALL DUCTWORK SHALL COMPLY WITH THE REQUIREMENTS IN THE NIH DRM.
24. ALL PIPING SHALL COMPLY WITH THE REQUIREMENTS IN THE NIH DRM.
25. THE CONTRACTOR SHALL PROVIDE THREE (3) COPIES OF MANUFACTURER'S PUBLISHED OPERATING ANDMAINTENANCE INSTRUCTIONS INCLUDING PREVENTIVE MAINTENANCE, SPECIAL TOOLS, REPAIR REQUIREMENTS,PARTS LIST, SPARE PARTS LIST AND OPERATING FOR ALL SERVICEABLE EQUIPMENT PROVIDED UNDER THISCONTRACT. 1. GENERAL HVAC SEQUENCE OF OPERATION
1.1. THE SYSTEM CONSISTS OF 35% OUTSIDE AIR HANDLING UNIT THAT SERVES THE ROOM. THE AHU INCLUDES A STEAM HEATINGCOIL, A CHILLED WATER COIL, A DRAW THROUGH FAN, FILTER AND ISOLATION DAMPERS.
1.2. THE SEQUENCE OF OPERATIONS SPECIFIED HEREIN INDICATE THE FUNCTIONAL INTENT OF THE SYSTEMS OPERATION AND MAYNOT FULLY DETAIL EVERY ASPECT OF THE PROGRAMMING THAT MAY BE REQUIRED TO OBTAIN THE INDICATED OPERATION.CONTRACTOR SHALL PROVIDE ALL PROGRAMMING NECESSARY TO OBTAIN THE SEQUENCES/SYSTEM OPERATION INDICATED. SEESPECIFICATIONS.
2. AIR HANDLING UNIT AHU-14A-B-1 - SEQUENCE OF OPERATION
2.1. UPON ACTIVATION OF THE AIR HANDLING UNIT, MOTORIZED DAMPERS MD-1 (OUTSIDE AIR) AND MD-2 (EXHAUST AIR) SHALLOPEN. STATUS OF DUCT SMOKE DAMPER SIGNAL SHALL BE CLEARED. CHILLED WATER VALVE V-3 SHALL MODULATE OPEN TOMAINTAIN 72 DEG F. ONCE ALL VALVES AND DAMPERS HAVE BEEN CONFIRMED OPEN, THE SUPPLY FAN CAN START THROUGHSOFT START.
2.2. UPON START OF THE AIR HANDLING UNIT, THE SUPPLY FAN SHALL RUN CONTUOUSLY. THE BAS SHALL PROVE FAN OPERATIONAND USE THE STATUS INDICATION TO ACCUMULATE RUNTIME. UPON FAILURE TO START (AFTER DEBOUNCE DELAY) OF THESUPPLY FAN FOR AN UNKNOWN REASON, BAS SHALL ATTEMPT ONE RESTART AFTER A 30 SECOND DELAY. IF THE UNIT FAILS TOPROVE A SECOND TIME, BAS SHALL LOCKOUT THE RUN COMMAND AND ENUNCIATE AN ALARM AS SPECIFIED ABOVE.
2.3. FILTER LOADING CONTROL: WHENEVER THE FAN IS ENERGIZED, BAS SHALL MONITOR THE PRESSURE DIFFERENTIAL THROUGHTHE FILTERS. BAS SHALL MONITOR A COMMON ALARM OUTPUT AND ENUNCIATE A LEVEL 2 ALARM WHEN AN ALARM IS INDICATEDTO CALL FOR SERVICE.
2.4. COOLING COIL LEAVING TEMPERATURE SETPOINT: WHENEVER THE AHU IS ENERGIZED, THE COOLING COIL TEMPERATURESETPOINT SHALL BE RESET FROM 53°F TO 56°F BOTH ADJUSTABLE.
2.5. THE RETURN AIR TEMPERATURE SENSOR SHALL CONTROL THE HEATING COIL. UPON A DROP OF THE RETURN AIR TEMPERATUREBELOW 55 DEG F, THE COOLING COIL CONTROL VALVE SHALL MODULATE TO CLOSE. IF THE RETURN AIR TEMPERATURECONTINUES TO DROP BELOW 54 DEG F, THE HEATING COIL CONTROL VALVE V-2 SHALL MODULATE OPEN TO MAINTAIN THERETURN AIR TEMPERATURE AT ITS SET POINT OF 72 DEG F. UPON AN INCREASE OF RETURN AIR TEMPERATURE, THE REVERSESHALL OCCUR.
3. VARIABLE AIR VOLUME BOXES SEQUENCE OF OPERATION
3.1. ALL VAV BOXES SHALL MODULATE TO MAINTAIN THE SPACE TEMPERATURE THERMOSTAT SET POINT BY MODULATING THE VALVE.STATIC PRESSURE SENSOR LOCATED AT 3/4 DISTANCE OF THE SUPPLY DUCTWORK SHALL CONTROL THE INLET GUIDE VANES.THE BAS SHALL MONITOR AND CONTROL THE SET POINTS FOR EACH VAV BOX.
4. CONDENSATE RETURN PUMP CP-1 SEQUENCE OF OPERATION
4.1. CONDENSATE PUMP SHALL RUN CONTINUOUSLY. THE BAS SHALL MONITOR A COMMON ALARM OVERFLOW OUTPUT AND SHALLENUNCIATE A LEVEL 2 ALARM WHEN THE CONDENSATE PUMP HAS REACHED OVERFLOW LEVEL.
5. CONDENSATE RECIEVER PUMP CR-1 SEQUENCE OF OPERATION
5.1. CONDENSATE RECIEVER PUMP SHALL RUN CONTINUOUSLY. THE BAS SHALL MONITOR A COMMON ALARM OVERFLOW OUTPUT.UPON REACHING OVERFLOW LEVEL, THE BAS SHALL CLOSE THE LOW PRESSURE STEAM ISOLATION VALVE ( V-1) AND ENUNCIATEA LEVEL 2 ALARM.
5.2. WHEN THE AIR HANDLING UNIT IS NOT IN OPERATION, CONTROL DEVICES SHALL REMAIN IN THEIR "OFF" POSITIONS. "OFF"POSITIONS MAY DIFFER FROM THE "NORMAL" (MEANING FAILED) POSITION. WHILE THE AHU IS DEENERGIZED, THE COOLING COILVALVE SHALL REMAIN CLOSED.
6. LEAK DETECTION SYSTEM SEQUENCE OF OPERATION
6.1. THE LEAK DETECTION SYSTEM SHALL RUN CONTINUOUSLY AND SHALL BE MONITORED LOCALLY AND BY THE BAS. UPON LEAKDETECTION FROM ANY OF THE TWO ZONES (MECHANICAL ROOM AND DRAIN PAN), A ZONE ALARM SHALL BE LOCALLYANNOUNCED AND MONITORED BY THE BAS FOR SERVICE.
7. SAFETIES
7.1. SYSTEM CONDITION ALARMING: BAS SHALL MONITOR THE POINTS AND PARAMETERS INDICATED IN THE POINTS LIST ANDENUNCIATE AN ALARM WHEN THE VALUE CROSSES THE ALARM SETPOINT LIMITS INDICATED IN THE POINTS LIST
7.2. ALARMING: COORDINATE WITH THE OPERATION AND MAINTENANCE ORGANIZATION FOR PRIORITY LEVELS AND ROUTING OFALARMS. ALSO, TO AVOID NUISANCE NOTIFICATIONS, COORDINATE ON ALARMS THAT SHALL BE FILTERED OUT WHEN THE UNIT ISOFF OR STARTING/STOPPING.
7.3. TRENDING: THE BAS SHALL CONTINUOUSLY MONITOR, CALCULATE AND DISPLAY THE PARAMETERS INDICATED IN THE POINTSLIST AT THE INTERVALS INDICATED. THESE VALUES SHALL BE STORED INITIALLY IN THE BUFFER OF THE CONTROLLER, AND THENBE UPLOADED PERIODICALLY AND STORED ON A SPECIFIED HARD DISC.

FIRE PROTECTION GENERAL NOTES:
1. THE SPACE IS CURRENTLY PROTECTED BY AN EXISTING AUTOMATIC WET SPRINKLERSYSTEM. CONTRACTOR SHALL MODIFY HEAD LOCATIONS AND REPLACE HEADS ASNECESSARY IN THE ENTIRE NEW AREA OF WORK TO PROVIDE A FULLY FUNCTIONALSPRINKLER SYSTEM COMPLAINT WITH NFPA-13 AND THE NIH FIRE MARSHAL.
2. THE SPRINKLER CONTRACTOR SHALL PROVIDE AND LOCATE HEADS FORAPPROPRIATE COVERAGE TO MEET THE REQUIREMENTS OF NFPA-13 AND THE NIHFIRE MARSHAL, INCLUDING COORDINATION WITH ALL CEILING ELEVATION CHANGES,BULKHEADS, AND BUILDING STRUCTURAL MEMBERS. 4. ALL HEADS SHALL BE QUICK RESPONSE, SEMI-RECESSED TYPE TO MATCH EXISTINGUNLESS OTHERWISE NOTED. ALL HEADS MUST BE INSTALLED A MINIMUM OF 18"AWAY FROM AIR DIFFUSERS.
