SET TO OPEN IN OAKS
IN JANUARY 2009Since the Fort Washington ExpoCenter closed two years ago, areabusinesses, event goers andMontgomery County leaders havebeen eagerly anticipating the openingof a new venue in suburbanPhiladelphia. The former exhibitionhall played host to more than 80events and had an annual economicimpact on the region of $280 mil-lion, according to Paul Decker, presi-dent, Valley Forge Convention andVisitors Bureau, which commis-sioned a 2007 study by Philadelphia’sEconsult Corp.
Pennsylvania-based AmericanExpo Corp. has announced the open-ing of the Greater Philadelphia ExpoCenter in Oaks. According to ChrisWelch, general manager, “It is adream facility, with more than210,000 square feet of exhibitor-friendly space plus all the amenitiesessential for hosting successful tradeand consumer events. Not only is itthe largest venue in the suburbanPhiladelphia metro area, but it is alsoeasily accessible from major roadsthroughout the tri-state and mid-Atlantic regions.”
High-profile events will christenthe new exposition halls which can bepartitioned to serve multiple showssimultaneously. First up is the GreatTrain Expo on January 3 to 4, fol-lowed by the Custom Car Show andPhiladelphia Gift Show.
South Jersey-based D & DExpositions will debut the SuburbanHome & Flower Show, open to con-sumers, from February 19 to 22. TheSuburban Fall Home Show will beheld in October 2009.
The expo center is located off ofthe Oaks exit of Route 422 in theMarketplace at Oaks, which featuresTarget, Lowe’s, The Dump and RegalStadium 24. As any designer can tell you, there isan art to hanging art well.Oftentimes, I have needed torehang and edit art in a home. It’san element that can be easily over-looked. Pictures are the final layerin a beautiful room.
A wonderful painting can also bethe starting point for a room. It cansuggest colors, fabrics and even themood. Clients often find it hard todecide how to hang art in theirhomes. Here are my philosophies,rules of thumb and personal prefer-ences.
CENTER LINES
When hanging art of different sizesaround a room, pictures should belined up by their center lines, nottheir tops. This is how galleries andmuseums hang art.
A single painting or the mainpiece of art in a grouping shouldgenerally be hung at eye level for anaverage person. Art is often hungtoo high in a room. You should beable to look straight into it withoutlooking up or down.
PLACEMENT DEPENDS ON SPACE
When arranging a group of workson a wall, placement depends on aspace’s height and width. Considerthe size of furnishings. Measure thegrouping from top to bottom andfrom side to side.
It is worthwhile to lay out thepictures on a sheet of paper, so youcan calculate the spacing withmeasurements before starting toplace art on the wall.
Another useful tip is to arrange
pictures on the floor before hangingthem on the wall. It’s like figuringout a grand puzzle. The largest pic-ture generally goes in the center,and then work out and up fromthere. Pay attention to balance,symmetry and order. Smaller pic-tures are centered vertically or hori-zontally over larger ones, or a pairof pictures can balance a larger oneby placing one on each side. Thekey is to always create visual bal-ance.
IDENTICALLY FRAMED PRINTS
A series of identically framed printsor engravings should be hung closertogether than pieces of differentsizes and shapes. A rule of thumb isabout 2 to 2 1/2 inches apart. Amore varied grouping needs morespace between pictures, but still aimfor a sense of consistency, withroughly 3 to 5 inches between eachpicture.
In the case of prints or botanicalprints, more work better to create agreater impact. Original antiqueprints are a great way to make astrong statement with a limitedinvestment. They were often takenfrom old books from the 17th to19th century, which were black andwhite. They were then hand-col-ored with appropriate colors.
These can sometimes be found atflea markets or second-hand shops.Frame them consistently and use acommon mat color to achieve alovely collection.
ART ON PATTERN
You can hang art on patterned wall-paper if the art is a different scale,has enough contrast mattingaround it or is visually strongerthan the paper background it willhang on. Often great art can be veryeffective in breaking up a busy wall-paper background. A mirror cen-

tered within the art can also be anice way to break up a busy wall.
ART IN HALLWAYS
Hallways are great places for art.These boring spaces can becomemuch more interesting. Keep inmind that art should only be hungon one side. It’s impossible to lookat both sides of the hall, and havingart on both sides closes in the space.
Family pictures are always goodin a hallway. It’s a nice place to cre-ate a family gallery. A wonderfultrick for making the family art worktogether is to use a product calledrub-n-buff, sold at arts and craftsstores. Apply the antique gold toedges and any detail area of theframes. Most likely, there will be anodd assortment of frames on thefamily pictures. By adding goldhighlights to each frame, they willhave a common design element totie them together.
THOUGHTS ON FRAMING
When framing, frame for the piece,not the room. You may want to
move the art to other places in yourhome or to a different home.
Though they may be moreexpensive, a quality frame, espe-cially a hand-carved one with nicedetail, will make your art muchmore important. Burled wood canalso look great on the right pieces.
As a rule, the mat on a printshould be at least 3 inches betweenthe artwork and frame. An addi-tional accent mat can help pull akey color out of a piece of art.
When hanging family photos,black and white prints works best. They are best framed in black andgold frames. For colored prints,gold is ideal.

Options abound for new floors. Withso many styles to choose from for car-pet, hardwood and tile, there’s some-thing for everyone and every home.Turn to flooring experts to find outwhat they would recommend.
COMFORTABLE CARPET
While most flooring experts say theircustomers are leaning toward hard-wood or tile nowadays, carpet is stillan old favorite. It’s the most comfort-
able flooring option and is great forrooms where people may end up sit-ting on the floor, such as the familyroom. “Families that have youngerchildren often end up picking carpetover hardwood or other hard surfacesbecause of the forgiveness factor,”says David Zook, store manager,Country Floor Store.

Haig Palouian, owner, UniqueCarpet and Flooring Inc., agrees thatpatterns are becoming a populartrend. “They want cleaner lines and acleaner look.”
Choosing a patterned carpet canalso make your home unique.“Patterned products add character,”says Palouian. “Customers are look-ing for individuality. Today’s con-sumers don’t want the same carpet astheir neighbors. And that’s where wecome in. To keep carpet looking new, thebest type of cleaning is a good steamclean, says Murphy. “Don’t add solu-tions or use soapy cleaners,” he con-tinues. “Just use water and steam.Soap builds up over time andbecomes sticky and leaves a residue.Steam cleaning is definitely the way

When it comes to hardwoodtrends, the experts agree that exoticsare growing increasingly popular.“Exotic woods are very dense andthat makes them appealing becausethey won’t dent easily,” says RogerHansbarger, store manager, HollandFloor Covering. People who wantwood but have children or large petscan still enjoy the beauty of a naturalhardwood floor while minimizingindentations or marks.”
“People don’t want to put in a floorwhich they’re going to have to stain,”adds Marcy Leary, president, Under-Foot Fashions, Inc. “Withexotics, the color goes all the waythrough and has a beautiful look. Itends up being less maintenance, too.”
Using exotic woods is a great wayto set your home apart from the rest,notes Alex Benedik, president, A to ZExotic Hardwoods LLC. “The
warmth andbeauty of thesefloors is reallyamazing,” he says.“I carry exoticwoods thatnobody else has.When the averageperson talks aboutan exotic floor,they’ll mention
names like Brazilian cherry or tigerwood. That comprises 90 percent ormore of the exotic flooring sold in theUnited States. I’m about that other10 percent; the stuff people havenever seen before.”
Benedik now has just over 70species available and he continues tosearch for new ones. “I actually go tothe countries of origin and bring thewood into the United States as lum-ber,” he explains.
“Care for exotic hardwoods is verysimple,” adds Biser. “Use a dry mopwith a spray cleaner for pre-finishedfloors when needed. You’ll neverremember where Buster the dog hadan accident because you didn’t makeit home in time to let him out orwhere little Jimmy spilled that fruitpunch.”

TASTEFUL TILE
If hardwood or carpet isn’t for you,consider tile, which the experts say issuddenly gaining a lot of momen-tum. While carpet and hardwoodhave long been popular picks, tilehasn’t always been used throughoutthe entire house as it is today. “Tilemay have become popular because ofits longevity and durability,” saysHansbarger. “Customers come in andspecifically ask for porcelain tile. It’seasy to maintain and looks classy.”
Recycled glass tile is also very pop-ular, says Leary, and a very eco-friendly product as well. “I’m using iteverywhere,” she says. “People want iton their floors, ceilings, backsplashesand more.”
Hansbarger adds that homeownersshould be aware that in order to bedurable, today’s tile is very hard anddoesn’t have that “warm and cozyfeeling.” In other words, it might notbe the top pick for your family room.“It’s not going to be a soft and cushyfloor, but it works well in wet areassuch as laundry areas, kitchens, mud-rooms, patios and sunrooms,” hesays. “It can really take the wear andtear from an outside entrance ordoor.”
GOING GREEN
Overall, customers’ growing concernsabout being environmentally con-scious are one of the biggest influ-ences on flooring trends, says Leary.“I’ve been in the industry for 28 yearsand this is one of the biggest and besttrends I’ve seen,” she says. “It’s prettyawesome. I’m thrilled that people arestarting to think about the earth. It’schanged the industry. All the bigmanufacturers are going green.”

Patricia and Jerry Sacco Sr. wantedtheir simple yard transformed. TheirProvincial-style Bucks County homewas only a few years old and the cou-ple had spent considerable time mak-ing sure the interiors were just right.Now, it was time to personalize theiroutdoor space.
“We wanted a backyard that wouldfeel like a resort,” Jerry says.
The Saccos researched severalcompanies and chose to work withKS Greenday because of the com-pany’s impressive portfolio, value andexpert service. The decade-old com-pany, owned by Eric Konyves,designs and installs pools, landscap-
ing and hardscaping. “We were comfortable with their
experience and they were open toworking with our vision,” Jerry says.
What began as an idea to cus-tomize the yard with a patio areasoon turned into a grand project thatincluded a pool, waterfall, cabana,complete outdoor kitchen and fire-place. The results were beyond eventhe homeowners’ expectations.
KS Greenday began the designprocess by assessing the homeowners’approximately half-acre yard. Thehomeowners had a definite vision fortheir yard’s transformation, so thedesign process was driven by their

Jerry had maintained a mental inven-tory of features and design effectsthat he liked at various homes heencountered. When the time came toincorporate these elements in hisbackyard, KS Greenday worked withthe couple to make sure all of theirgoals were met. “Everything was dra-matic and customized, so we had awonderful time working on this proj-ect,” Konyves says.
For KS Greenday, this meant stay-ing flexible with the design anddeveloping plans for additions as thefamily chose them. “We created aninitial design that we followed,”explains Konyves, “but once it startedtaking shape, Jerry and Patriciathought of other features they wantedto add. “We worked to make sure thenew additions fit seamlessly into thelayout. It became such a show piece;we wanted to create the ultimatebackyard for them.”
Installing a pool wasn’t originallyin the construction plan. “All sum-mer I was going to the pool at thegolf club,” says Patricia. “Since wewere re-doing the yard, I asked Jerryabout his thoughts on adding a pool.”
Jerry agreed with Patricia that apool would be a nice addition andthe original design for a patio areahad to change to accommodate this.Konyves took a basic kidney-shapedpool design and customized the shapeto fit into the yard’s layout. “Thebackyard was on a downslope, butthe family wanted a large pool. Wecreated a half-moon shape with thedeep-end headed towards a cabanacoming from the driveway,” he says.
The couple selected warm toneswith an Italian feel for the pool’stiling. This motif is carried through-out the yard. “There aren’t any bluesor cool colors anywhere in the yard,”says Patricia. “Everything is done inwarm earth tones, which creates asoothing and serene atmosphere.”
“The harvest blend of tumbledlight and dark brown tilework gives arustic, antique look on areas such asthe coping that encircles the pool,”says Konyves. To complement thepool, a bold and dramatic waterfallwas added leading into the pool
and a 10-seat Jacuzzi connects to the pool.

the driveway and added permeablepavers that will accept water. Thisfreed up another 2,300 square feet,”explains Konyves. The company evenapplied the home’s stone motif to theyard’s custom-built shed, which fea-tures a stone bottom that perfectly
matches that of the home.In the backyard, pavers were used
to create a patio and entertainingspots, along with pathways, whichlead to each design element. Konyvesdescribes the layout as alluringbecause each attraction leads intoanother, creating more visual appeal.
In the end, the yard, which wasonce just a flat plain of grass, is virtu-ally grass free. To add bursts of color,small flowerbeds dot paved areas.
Lighting also played a major role intransitioning the front, more publicareas to the entertaining spaces of thebackyard. By using ground lighting,guests are greeted by lit pathwaysthroughout the yard. “When youenter the driveway, there are lightedpillars and the same thing repeats inthe back. This really gives a welcom-ing feel,” explains Patricia. Matchingantique accent lamps are also scat-tered around the home’s exteriors.
A HOME RETREAT REALIZED
The project, which took nearly a yearfrom the initial design work to thefilling of the pool, is more than thehomeowners could have imagined.
“It looks so beautiful and has sur-passed our expectations,” exclaimsPatricia. “Even though we discussedand picked out everything, until youreally see it for yourself, you can’tbegin to visualize how it will turnout. I was taken aback and said ‘wow
look at that!’ when it was complete.” “The pool is breathtaking,” adds
Patricia. “And the fireplace is a majorfocal point of the yard. Everythingworks so well together.”

A firepit offers more than anotherpretty setting and extends the use ofthe garden into cooler seasons.
Flames in the garden can triggerhappy campfire memories and providea dramatic backdrop for outdoor enter-taining. For others, it may be about thesound of crackling embers. For stillmore, it might be the need to have thelatest trend in their backyard, a fireshow that rivals one they saw in Las Vegas.
But more than just the latest market-ing trend, fire has made its way intothe garden because of what it conjuresup from past memories. The smell, thesound and all of the dynamics of fire do something for us. Fire itself ismesmerizing.
The dancing images of the flames areat once familiar and at the same timestrange. In its various forms, flames tostare at are conducive to reflection,provoking deep, pensive moments.
BOUNTIFUL CHOICES
When I was a child, I stacked someleftover bricks to make a firepit at theside of the backyard. Burningbranches, twigs and scrap from a con-struction project, friends and I wouldroast hot dogs and marshmallows. Itwas a great gathering place.
Today, you’ll find a solution forevery level of taste and every size pock-etbook. Built-in outdoor wood- or gas-burning fireplaces can be affordable, ifyou are undertaking new construction.You can imagine the numerous materi-als, steps and procedures to build a truefireplace. Prefabricated fireplace unitscan be built to simplify the details andcost. Fire rings and firepits can be pur-
chased locally or online for immedi-ate needs. My favorite is a huge 42-inch-diameter copper bowl. It looksgood just sitting there when not in use.
The type of fire you incorporatedepends on how much space youhave. Wood-burning firepits are suit-able for larger gardens where the riskof spreading fire can be controlled.Logs, implements and especiallyashes are more tolerable when they are set off in a remote area of the garden.
I recently built an earthen firepit atan island weekend home. At 20 feetin diameter and 3 feet deep, it has theproportions of a ceremonial camp-ground council ring.
As with any use of fire, commonsense and care must be given tothoughts of adjacent trees, ventilationand fire containment.
AN URBAN OPTION
In more urban settings, the abovesafety considerations become espe-cially important. For this reason, aswell as ease of use and cleanliness, agas firepit may be your preferredchoice.
You do not have to deal with wood,start a fire and discard the messyashes afterwards. You can plumb itwith a natural gas line (propane canbe used, but special considerationsneed to be addressed). Artificial logsare not recommended for open-airfirepits. The logs deteriorate rapidlyin the open outdoors.

More than 43 million Americans arephysically or cognitively challenged.One-third of these individuals are 65or older. One million are wheelchairusers.
Homes ranging from a simple two-story twin to a grand estate can pres-ent challenges for family memberswith disabilities and older residents.Though healthy and active, manypeople slow down as they age.Reflexes are slower, reach is limitedand zipping up and down steps is nolonger a breeze.
STYLISH SOLUTIONSPatricia Nunan, president, LifestylesDesign, is an independent living spe-cialist who creates accessible residen-tial space that is beautiful and com-fortable. “Homeowners who wish toage-in-place, those with special needsor anyone who desires functionalattractive space can benefit from uni-
versal, accessible or adaptabledesign,” says Nunan.
Currently president of the Bucks-Mont Chapter of NationalAssociation of the RemodelingIndustry (NARI) and secretary ofMid-Atlantic National Kitchen &Bath Association (NKBA), Nunanwon a 2008 NARI Regional Awardfor Universal Design.
“The award-winning addition inMohnton (Berks County) representssmart planning,” says Nunan. “Thehomeowner is not disabled, but shewitnessed problems confronted byher late husband who was. She optedto add a 1,000-square-foot wing toaccommodate possible future per-sonal needs, showcase her extensivesculpture collection and be accessibleto visitors.”

With a goal to design a simplerelaxing retreat that faces the pond,Nunan combined a covered no-stepporch, a large gathering room withample space for the homeowner’s artand a roomy accessible suite, com-plete with Kohler Invitation sink,comfort-level toilet and no-threshold
shower with bench seat. Floors are bamboo, living room
windows look out onto the pond andnatural daylight enters the mastersuite through solar panels in vaultedceilings. The brick façade matchesthe home and the entry and porchcomplement the neighborhood.

“Properly examine all needs andcome up with a list of priorities,” saysGavin. “Include current as well asfuture considerations. Decide if abathtub is necessary or if a showerwill suffice. We defer to the home-owners regarding specifics of a dis-abled resident to determine current
and possible later requirements andthen use this information to createdesigns.”
Gavin recently helped a Mediafamily with an 8-year-old son whohas cerebral palsy. He added 240square feet of bedroom and bathspace to give the child more inde-pendence. It features a customCorian wall-hung sink that allowswheelchair access beneath and a

“This Craftsman style home builtfrom a Sears package dates to the1920s,” says Gavin. “We extendedthe line, attached a handicap rampand built a separate entry that will bemuch appreciated when the boy isolder. To create a seamless appear-
ance, we found a close match to thehome’s pre-cast concrete at a masonrysupplier.
“Providing central air conditioningfor the entire house sent us on a fish-ing expedition through porch, ceilingand roof cavities and into bedroomwalls,” continues Gavin. “We chose aspace pack high velocity system thatuses small diameter ducts and PVCpiping.”
INGENIOUS SOLUTIONSPeople are living longer, sometimescausing a “sandwich generation”when parents, children and grandpar-ents reside in the same home. HUBDesign/Build won a 2007 DelCyaward from DelChester NARI for aBroomall addition planned aroundsuch a family.
HUB Design/Buildinstalled a three-storyelevator in a Broomalladdition.
The firm took a ranch house to anew architectural era and height.Mark Stephenson, co-owner, HUBDesign/Build, and NARI-certifiedremodeler explains. “This house hada lower basement level with a garageand family room opening to grade. Inorder to give the grandparents pri-vacy, we added a second master suiteand updated the original main bed-room.”
Stephenson quickly discovered thatreconfiguring the ranch footprint wasnot enough to achieve the family’sgoals. “We turned the one-floorhome into a two-story Colonial,” saysStephenson. “This gave them 1,800square feet of new living quarters.Three generous bedrooms, sittingand multiple-use rooms providedmore than enough space for theextended family.”
The grandmother uses a walker, soStephenson installed a three-floor ele-vator. “The older couple’s suite is onthe top level, the kitchen on the mid-dle and the laundry and garage on thebottom,” he says. “The residential liftallows the family to park their car inthe garage, enter the elevator and rideup.”
Dennis Gehman, CR, CLC,CKBR, owner of Gehman CustomRemodeling, provided a Souderton
couple accessibility by adding spaceto their 1950s ranch home. “Thehusband has cerebral palsy and is in awheelchair,” says Gehman. “Thetwo-car garage became a home officeand the bedroom addition is to itsright, all on the same floor level. Webuilt a short ramp for the new entryand continued the roofline of theexisting garage over the addition.
“All doorways are 36 inches wideand the bathroom shower offers the5-foot turning area necessary for awheelchair,” adds Gehman. “Thewall-hung sink allows the home-owner to roll up and the toilet iscomfort height for ease of transfer.The neat part about this project is thecouple’s ministry, which is theGreater Philadelphia branch of theinternational Joni and Friends (JAF).It works with families who have amember with disabilities. I wasrecently invited to join the JAF boardand am learning a lot about how tobetter help people with disabilitiesand their caregivers.”
VISITABLE SOLUTIONSNunan is bemused by the absence ofaccessible features in active adultcommunities. “I just completed aproject for a couple who are both inwheelchairs and live in a 55-plus

development. Now all their neigh-bors can visit them, but they can’treciprocate,” she says.
Visitability, an initiative to correctthis problem, stems from Atlanta-based Concrete Change, founded byEleanor Smith. Smith, a lifelongwheelchair user, began the movementas a solution to people with disabili-ties being unable to visit the homes offriends and family.
The focus of Visitability in PA isforging cooperation between buildersand the disability community.Visitability encourages contractorsand developers to design housing thatrespects possible needs of the popula-tion as it ages and the desire for able-bodied homeowners to entertainthose with disabilities.
Visitability requires just the basics.Homes should have at least oneentrance that does not require the useof stairs or a step. There must be aclear path through wider doorwaysand halls. One bath must allow awheelchair user to enter the door andclose it.
No-step, wider halls and accessible
bathrooms are beneficial to movers,shoppers, mothers carrying or push-ing children and have no appreciabledownside. If someone suffers a tem-porary injury, a Visitable home canbe a blessing. In most cases a no-stepentry can be accomplished withoutgreat difficulty or expense.
Before reaching a decision to addaccessibility features to your home,investigate and interview. Web sites,such as AARP, Children of AgingParents (CAPS), Center for UniversalDesign and Visitability in PA offerideas and advice. “Call around,” sug-gests Nunan. “People don’t alwaysknow that independent living special-ists exist. Go to the NARI Web siteand link to how to choose a contrac-tor. There’s a lot more to the processthan grab bars and ramps. Thedesigner and physical therapistshould work together as a team toensure the success of an accessibleaddition. I’m a big fan of addingthese features even if you don’t needthem now,” she concludes.
