The American Red Cross LowerBucks County Chapter is wherepeople mobilize to help their neigh-bors prepare for, prevent andrespond to life’s emergencies.Governed by volunteers and sup-ported by community donations,the chapter is dedicated to savingand improving lives. Led by morethan 1,300 volunteers, the RedCross annually mobilizes relief tomore than 700 disaster victims,trains nearly 18,000 people in life-saving skills, exchanges more than100 emergency messages for U.S.military service personnel and theirfamilies and collects nearly 12,000pints of blood for local hospitals.

The Lower Bucks CountyChapter also has the country’s only24-hour homeless shelter thatserves more than 400 adults andchildren each year. To continue itssupport, donations are alwaysneeded. Plastic and paper products,cleaning supplies, personal careitems and non-perishable food arerequested. “Although we don’t know until 4 or5 months out that a bottom hasbeen reached, most of our buildershave adjusted to the reality of cur-rent conditions and are runningtheir businesses in accordance withchallenges presented,” says DavidBrandschain, president of HomeBuilders Association (HBA) ofBucks & Montgomery Counties.“The Fed has steadily reducedshort-term rates and long termsseem to be following in lock step.With these rates, more qualifiedbuyers are poised to re-enter themarket. In short, now is the time topurchase a home.”

Intelligence, concurs. “I can’t pre-dict when the slowdown will end,but I can see that Montgomery andBucks counties are showing realsigns of a turnaround,” says Norris.“This area’s sales volume was up 18percent in September and Octobercompared to 2006. Almost half ofthe unit increase is due to condo-minium sales, yet townhouses anddetached homes are up by morethan 10 percent.

“Showing such a gain across allproduct lines may be the mostencouraging part of the news,” con-tinues Norris. “The two countieshave 37 new projects that openedwithin the past 12 months and salesper project were up 5 percent inSeptember and October.Speculative inventory levels areabove 50 percent in both countiesand, with buyers getting seriousagain, I expect these figures to dropsignificantly in upcoming months.I think we can look forward to anactive spring selling season,” con-cludes Norris.

Based on activity this fall, JoeDeLuca, principal, DeLuca Homes,agrees. “The mortgage crisis in latesummer kicked the feet out the realestate market,” he notes. “Nowpeople are coming to terms withthe situation and there is a definiteup tick at our communities. Wehad better traffic in October andNovember and the conversion ratewas up, as well.”

For the most part, active adultdevelopments continue to thrive.John Grierson, president, PulteHomes Delaware Valley, says hiscompany experienced a positivetrend at The Reserve at Gwynedd,its 55+ Del Webb community ofsingles, condos and garden homes.In addition, he saw good traffic andsales at Bedminster Square.

Extended outdoor living space isone of the best reasons to install apool, says Ray Calvitti, local ownerand president, Blue Haven Pools &Spas, which operates in 75 offices,coast to coast. It’s the reason Pauland Anna Muller of Newtown, PAdecided to call the company. Theywere already familiar with BlueHaven, which created a pool forPaul’s parents. couldn’t build in certain areas. Ontop of that, we had to keep the poolwithin a certain amount of spacefrom the home.”

Despite the large backyard, itsuddenly became a challenge to tryand fit in the pool.

“The yard had a lot of slopes and

some access issues that we had towork around,” says Calvitti.

1. How do pavers compare with patterned or stampedconcrete?Patterned concrete pavements are slabs of embossedconcrete. Therefore, they are prone to the same crack-ing and spalling problems with freeze-thaw cycles.

2. What are the advantages of sealing pavers?Sealers help resist stains, enhance color and bind thejoint to make it difficult for weeds to germinate.

3. What about snow removal from pavers?Pavers can be plowed and shoveled just like asphalt orconcrete pavements.

4. How can I have steps on my retaining wall?Paver products can be used to build steps.

5. Can I build a freestanding wall with pavers?You can create wing walls, knee walls, sitting areas andmore.

PERFECTING NATURE

Whether backyard barbecue, tieredwall, serpentine walkway, gardenpatio, deck or pool setting, naturalappearance is the key. Stone isformed by river, volcano or moun-tain. Bluestone is especially popu-lar. It is a hard, compact limestonewith finishings ranging from pol-ished to rough. Pavers offer thelook and characteristics of naturalmaterials, such as bluestone, basaltor slate without maintenance andenvironmental problems.

Wcoordinatingfabrics in yourinteriordesign

INTERIOR DESIGN

Who says you can't pair up plaidswith stripes? How about floralprints with stripes? When puttogether correctly, each of thesecombinations will be a stunningand dramatic addition to yourhome. If you do it wrong, youmight have a chaotic mess.

The trick to mixing and match-ing patterns and colors to createexciting home decors is pretty sim-ple. You need a creative imagina-tion, the courage to use variety anda little willingness to think outsideof the box.

PATTERNS AND FAMILIES

Plaids, paisleys, stripes, dots andflorals are all fabric patterns.Getting them to work together isn't hard. The key is to think of patterns as a family. There aretwo main components: dominants,the parents, and subordinates, the children.

Dominants have large patternsand often are the least used in décorschemes. Subordinates are muchsmaller patterns that complementthe dominant ones. There are alsosolids that are often effective as thebase of a sofa or chair.

If you use two dominants, theywill compete for attention. Peopleoften make the mistake of using toomany dominant patterns in thesame room.

So, if you decide you want a flo-ral pattern as an attention grabber,go large with big sunflowers orroses, for example. Pair it with asecondary pattern of stripes, plaidor a mini-print accenting colorsfrom the dominant pattern.

Color is extremely important,

This sofa has a dominate pattern used in the pillows. It has been coordi-nated with stripes, solids and velvets for a pleasing effect.

This bedding centers around a dominate comforter fabric that is repeated as anaccent on two of the pillows and coordinated with other mini prints, stripes andsolids.

The parent fabric is the floral print on the chair and accent pillows.

particularly how you use it.Dominant patterns with multiplecolors give you multiple coloroptions. Pick one color from thedominant pattern and use it as your

main choice. Other colors used ona smaller scale can be used asaccents. Colors have to flow inorder to create visual harmony. Partof the deal to achieve that harmonyis to use the color more than oncein a room.

APPLYING FABRICS AND COLOR TO

A FLOOR PLAN

When creating a floor plan, I typi-cally position the seating areas first.

Then I place all the case goods:tables, end tables, chests and soforth. Afterwards, I take fabrics andplace them around the room. I puta particular fabric on a sofa, for

instance, and then repeat it on theother side of the room on windowtreatments or as fabrics on a coordi-nated chair, so the fabrics arein balance.

Then I put a plaid here, a stripeover there, a checkered pattern else-where and little by little it all comestogether. The easiest way to createthe floor plan is to start with a par-ticular fabric and then surround itwith a variety of other fabrics and

patterns. I usually start with thedominant pattern first and thenadd all the other elements based onthe colors in the “parent” pattern.

Fabric textures also add to thedécor. Silks, chenille, velvets or cot-tons provide a pattern, too. Mixingthem in a room can create a differ-ent feel. Just like variation of furni-ture, wood, iron, glass, etc., thevariation in fabric textures addsmore excitement to a room.

To make patterns and colorswork together, you have to knowwhat feel or décor you want. If youdon't, look for something that willinspire you, such as the home'sarchitecture. Above all else, when Iwork with clients in their home Iwant to make sure the final productis a reflection of the homeowners’personal tastes.

VARIETY IS THE SPICE OF LIFE

Variety, being the spice of life,brings the needed vitality, diversityand stimulation that will make the

interior come alive. A slight varia-tion in color, texture or pattern maybe just the thing to breathe life intoa room.

Having said variety in pattern,color and texture are very impor-tant, moderation is imperative also.Too much diversity without anunderlying scheme can make theroom cluttered and confusing. Toomany patterns, colors and textureswill compete against each other,rendering the room uncomfortableto look at. It will feel like there is noplace in the room to relax.

The certification of a remodeling contractor, under the certifica-tion program of the National Association of the RemodelingIndustry (NARI), is the association’s recognition that the contrac-tor has met certain criteria for experience, commitment to ethicalconduct and professionalism.

This program establishes professional standards for the remod-eling industry, which encourage and reward those who continuallystrive to improve the products and services offered to theconsumer. Certification is credibility. It is a testimonial tocommitment not only to the contracting industry but also tothe profession.

There are five certification designations in use:

Certified Remodeler (CR): for remodelers who may be involved in allaspects of the industry, including residential and commercial projects.

Certified Remodeler Specialist (CRS): for remodelers who spe-cialize in a particular area of the industry. Seven industry specialtiesare currently eligible for this designation: concrete and masonry,electrical, insulation, mechanical systems, plumbing, roofing and siding.Certified Remodeler Associate (CRA): for individuals whoactively support the remodeling industry as consultants, educators,manufacturers, publishers, suppliers and writers.Certified Lead Carpenter (CLC): exclusively for lead carpenterswho are skilled and knowledgeable in the technical, hands-onaspects of their work, but who have also demonstrated skill and knowledge in project management, supervision andcustomer service.Certified Kitchen & Bath Remodeler (CKBR): for individualswho specialize in kitchen and bath remodels.

the addition of the dust, noise and having a crew working in thehome for most of the day.

The National Association of the Remodeling Industry (NARI)offers homeowners some pointers on how to maintain a good rela-tionship with their remodeling contractors during a home remodel.A first-rate remodeling contractor will often anticipate many ofthese points and prepare a homeowner for what’s ahead.

NARI President Everett Collier, CR, says, “The key to a goodhomeowner-contractor relationship is open communication. Starta dialogue about issues you have, no matter how small you thinkthey are. Chances are the problem can be overcome.”

NARI recommends following these tips to make life during a home remodel a little easier:1. Before work begins, sit down with your contractor and discussdetails that will affect your daily routine. For example, ask that theworkers do not block the driveway without checking whether thehomeowner’s car is out of the garage. Also, find out what theirschedule will be so you know what to expect, and if the schedulefalls behind, be sure to ask why in order to keep that line of com-munication open.

2. From day one, be honest with your contractor about yourexpectations. Open communication establishes trust and is thebasis of a good working relationship. Discuss problems or irrita-tions as they occur so you and your contractor can devise alterna-tive solutions.

3. Be sure to let your contractor know if you are planning a vaca-tion or business trip so he can make his own schedule. If you decideto let him work while you are away, give him a phone number sohe can reach you in case there is a question.

4. Allow plenty of time for your project, keeping in mind thatdelays due to weather, material shortage or other problems cannotbe predicted ahead of time.

5. Remove your personal property from the construction areas anddeclare all work zones off limits to children and pets.

6. Always put changes in writing, especially if the plans are modi-fied while the work is being done. Have both parties agree on thechanges and sign a written copy of them before the work begins.And remember, changes will often cause delays, so if you decide achange is in order, be patient with the extended timeline.

7. Keep all paperwork related to the job in one place so that ifthere are any questions on the plans, you have an easy reference forclarification.

And remember, be patient and keep your mind on the end result.In due time, you’ll be cooking your first meal in your new kitchenor soaking in your new bath, and you will have forgotten the noiseand dust and you can relax in your newly remodeled home.

Satisfied clients re-engaged our company for a substantial renovation to a seldom usedthird-floor bath in their historic 1800s Horace Trumbauer-designed home. The goals wereto remodel in keeping with the unique style of the home, adding in modern conveniences,and knitting the whole style with old and new elements. The original 1920s marble sinktops were re-energized with retro faucet designs and classic white mirrored medicine cabi-nets. We have been involved with these clients on severalprojects over the last few years, continually updating areas with newtechnology. The existing family room was ready to be freed fromthe 1980s. Vertical and horizontal cherry wood incorporated thehome’s prairie style architecture into the new design. It now featuresa state-of-the-art surround system, 55-inch plasma TV, 110-inchprojection screen for movies and sports and acoustic improvements.

When the house was completed, thefamily planned to move into theirnew vacation home. All was going asplanned, until Hurricane Ivanunleashed its fury.

“It was very upsetting,” saysDonna. “We fell in love with the

COTY AWARD PROJECT

Bill and Donna Elliott, Chicago resi-dents who were looking for a vaca-tion home in Pennsylvania, had set-tled on what they thought would bethe ideal retreat. It was close tofriends and family who lived in thetri-state area and just needed someupdating. But what began as a typicalremodel, quickly turned into a mas-sive project when two major floodsstruck the home prior to the home-owners moving in.

Although the house, at least 50years old, had already undergone sev-eral significant remodels with previ-ous owners, the new homeowners

Contracting Inc. “Because the househad undergone several major addi-tions and renovations in the past,there was an excessive amount of cir-cuits throughout the house thatneeded to be rewired. We also had tofigure out where to relocate the cir-cuit breaker panels to an area abovethe flood plain without detractingfrom the first floor.”

Two entry foyers and the laundryroom had 7 inches of water as a resultof the flood, says Joseph Billingham,owner, Billingham Built. “Plus, all ofthe utilities that were in the basementwere destroyed,” he adds.

Renovations after this first floodincluded a new central vacuum andreplacement of the alarm system aswell as moving the water softener,

well tank, and heating and coolingsystems into the attic.

BAD LUCK … TWICE

But the trouble wasn’t over. “Afterrepairs and renovations were com-pleted to mitigate damage from theflood, the owners were once againwithin just 1 week of moving,” recallsBillingham. “Unbelievably, as theteam finished, a second floodoccurred. This time the water was 3feet above the main floor level. Allprevious efforts were destroyedor damaged.”

The second flood was even worse,”says Donna. “The whole thing wassurreal. We couldn’t believe it hap-pened again. The reason we boughtthe vacation home was to have a placewe could relax and we knew thatevery time it would rain we’d beon edge.”

That’s when the couple decidedsomething more permanent had to bedone to prevent future damage.

Billingham proposed moving thehouse away from the river. And that’sjust what the team did. They movedthe 200-ton house back and safelyaway from the water.

“We found it would be better forthe ultimate result to lift the house 9feet and move it back from the river100 feet,” says Billingham. “It wasthen possible to grade the house tohave a pleasing appearance.”

Although it took a long 7 monthsof finalizing permits with the localgovernment, the couple was thrilledwith the end results.

“I am so much happier than I wasbefore with the home,” says Donna.“After the move, the entire houselooked so much better.”

BIG CHANGES

After approximately 3 years of whatstarted out as an everyday project andturned into a huge affair, the home’srenovations were completed.

They included more than the ini-tial project had set out to complete.The family’s new kitchen now fea-tures an oven wall, glass display cabi-

nets and inlaid Delft tiles in the wall’sbacksplash, as well as a pot filler and salad sink on the new island. The island serves as a focal point for the kitchen and stands out withbase lighting.

In addition, the couple’s new bath-room now has a soaking tub with askylight. The bathroom overlooks theDelaware River, which, now that thewater levels have gone down (and thehouse is in a safe and higher locale),offers the peaceful and relaxing viewthey sought in their vacation home.

Carver installed an entirely newlighting plan throughout the home,as well as a lighting control systemand motorized window treatments.The window treatments help to blockout the natural light that comes intothe theater room and also provideprivacy from the many boaters float-ing down the river. Customized light-ing is offered at the push of a button.

“By installing a lighting controlsystem throughout the house, switch-

ing was consolidated and lightingscenes were programmed for theowners based on their living pat-terns,” says Carver.

REACHING THE FINISH LINE

“It was definitely a lot of work,” saysCarver. “But it was a great family towork with and we really got to know them.”

The homeowners also shared thesefond sentiments. “It was as thoughthey were working on their ownhome. That’s how much effort theyput into it,” says Donna.

“I lost count of how many timeswe thanked our lucky stars that wedecided to go with Joe Billingham,”Donna recalls. “Not only did we getsuperior workmanship, but we alsogot reliability, dedication and aneighborly hand when we desperatelyneeded help. Everyone went the extra mile to help us when we wereflooded and they worked hard to findthe best solution, keeping costs downas much as possible. If we hadanother project, we wouldn't con-sider anyone else.”

“After wiring gets wet, it needs tobe completely removed andreplaced,” explains Wes Carver,owner, Wes Carver Electrical

The river, which once caused the family much distress, now provides a beautiful view since thehouse was moved away from the danger zone. The homeowners can enjoy the view from theirnew soak tub.

While floods caused the project to be drawn out over 3 years, the Elliot family couldn’t be hap-pier with the final product.

Amazingly, a third flood took placeas the team was completing finaldetails on the home. While the watersreached the same levels as the secondflood, there was no water damage.The house’s move and its new foun-dation treatments kept it protected.

“This was the best proof we couldask for,” says Billingham. “Weachieved great success on such a com-plex and challenging project.”

Additionally, the project earned aContractor of the Year (CotY) Awardfor Entire House over $1,000,000from the National Association of theRemodeling Industry (NARI).

ROOM DIVIDERS

Good interior design arranges spacein a beautiful, pleasing and usefulway. A room divider, whether as aninteresting art form or a hardwork-ing functional piece, can be helpfulwhen you need to define a specificspace inside your home. Sometimesa large space needs to be divided tomake a room feel cozier.

SCREENS AND PANELS

Screens work well as room dividers.Iron screens with an open design letthe eye travel across the room. Thescreen doesn’t cut you off from therest of the space. If the screen hastoo much scrollwork, then itbecomes the room’s focal point.

Solid wood screens finished in

metallic silver, gold or bronze canbe elegant. But the trick is the fin-ish. You don’t want it to look home-made. In smaller spaces, mirrorscreens make a room appear larger.

For a contemporary look, con-sider hanging fabric panels from theceiling. They can be hung in astraight line or staggered and madeof material such as silk or canvas. Ifthey are light enough, hang themfrom the ceiling with a thin fila-ment wire, which seems to dissolveinto the air. Put some weight at thebottom, using iron rods, for exam-ple, so they don’t blow in a breeze.

the room has bare, clean lines.Sometimes the room divider

itself can become the art. Someartists will work on commission tocreate a painting on a canvas panelthat can be hung from the ceilingand used as a room divider.

SEE-THROUGHS

Traditional pieces with open backsare taking on new roles as roompartitions. Bookshelves placed instrategic positions create a den andlibrary, for example, with thewarmth books give interiors felt in

both living spaces.Etageres now are standing as

dividers, as well, allowing displayedcollectibles and treasures to beenjoyed from all areas. Open-backhutches allow for dual use of theircontents, and even entertainment

units, with some open-back shelvesand others enclosed, can fashion avideo center from a larger thanneeded room.

NATURAL BORDERS

Another room divider option: Usegroupings of silk trees and shrubs asroom dividers. The types of plantschosen will depend on the décor,but choices include leafy camellias,parlor palms and ferns. The silkplants can fill up the space in aninteresting way, especially whenthey are layered and stacked.

from the ceiling.
