While lack of mortgage availability andthe current need for larger depositsto meet lower loan-to-values hasdramatically affected the first and secondtime buyer market, it has kept the rentalsector buoyant.

And according to the latest report fromthe Association of Residential LettingAgents (ARLA), demand for rentalproperty will continue to outstrip supplyfor much of 2011 and into next year– which is good news for landlords andanyone currently contemplating buyingproperty as a rental investment.

“Those brave enough to venture into the world of buy to let three or four years ago at the height of theproperty boom will be pleased to note the prophets of doom who predicted the buy-to-let sector wouldcollapse have been proved wrong,” says BSPCchairman David Kilshaw of Cullen Kilshaw, one ofseveral BSPC member firms that offers a dedicatedrental service.

“What they failed to acknowledge is that when firstand second time buyers are unable to obtainmortgages they turn to the rental sector. As a result,the rental market is currently seeing strong demandand monthly rentals have remained at a levelsufficiently to service any debt and provide a goodreturn on investment. This is likely to remain the status quo for the foreseeable future,” he adds.

Research shows 41% of young, low-to-middleearners currently live in privately rentedaccommodation, compared with 14% in 1988.

And this trend looks set to continue while mortgagefunding and other constraints effectively bar entryto home ownership. Living at home with parents isone option but for young people who want to beindependent the only other option is the privaterented sector, which at present is unable to meetdemand. In a nutshell, the country needs more goodquality rental properties.

Buy to let can be an excellent long-term investment,one that is seen by many people as a safer option tostocks and shares and retirement schemes. However,there are many potential pitfalls, risks and legislativeconstraints, so research is vital, as is taking advicefrom those best qualified to give it – a BSPC memberfirm, many of which offer a dedicated rentalmanagement service to local landlords.
