Pavilion Development, Dun Laoghaire

This prestigious €35m mixed development in the heart of Dun Laoghaire was developed in two phases. It includes 3 multi-storey apartment blocks which enjoy spectacular views of Dun Laoghaire Harbour. This development houses a municipal theatre, a major health and fitness centre, bar, restaurant and retail units with two storeys of basement car parking. It also includes two multi-storey apartment buildings containing 100 apartments. Structural innovation utilised the columns projecting above the theatre roof to suspend the ceiling beams and give the building a nautical look while minimising the number of internal columns.

Cork Airport Air Traffic Control Tower Visitors will see that Cork Airport has recently undergone modernisation and upgrading. As part of this changing process the Irish Aviation Authority employed Scott Tallon Walker and The McKenna Pearce Practice to design their new Air Traffic Control Tower. The 20m tower is situated behind the old airport building. The 360° visibility control cab sits on a complicated reinforced concrete shaft with stairs and lift. Fortunately good bearing soil eases foundation design. The base of the tower is surrounded by general offices and equipment rooms. This uniquely designed tower has a reinforced concrete floor to the control cab with built in void areas for the supply of services. The steelwork around the glazing and supporting cab roof was designed and specified so that it could be assembled in large components at ground level and lifted into place. It is worthy of note that the entire steel supporting structure is external to the control room with the circular hollow section columns being external to the glazing.

Peter Mark, South William Street

The new landmark facility for Peter Mark designed by Douglas Wallace incorporates the original Victorian three storey over basement bank building which has been modified and extended to the full footprint of the landlocked site to provide a new modern hair salon and training facility for the client. The project belatedly received planning for an additional third floor. This additional floor was accommodated by increasing the capacity of the steel structure and the use of light weight construction. Townlink Construction Ltd. worked to complete the final stage of the project which was re-tendered after the original contractor ceased trading.

Divine Master Convent, Newtownpark Avenue The new residence for the order of the Disciples of The Divine Master on Newtownpark Avenue is a unique architectural concept designed by Chris Ryan Architects. The building is composed of multiple concentric and intersecting circles, constructed using masonry and precast concrete floors.

The main feature of the building is an inverted conical reinforced concrete wall with large window opes which helps to provide an interesting facade to the structure. The roof consists of steel primary members with curved PFC purlins, which help to create the impression of a smooth curving surface.

Milltown Campus Development, Dublin 4

The architecture for this curved four storey building of in-situ concrete slab with a flat soffit on RC cross walls was developed by Scott Tallon Walker. A requirement for maximum ceiling heights demanded minimal downstand beams. This Phase 1 building is part of the overall campus development for the expansion and modernisation of the House of Jesuit Studies. One of the main challenges of this project was utilising the curved plan arrangement of the building to provide lateral stability for the structure.

Easons, O’ Connell Street

An infill 3 storey retail development of the internal courtyard over first floor level. The buildability was compromised due to a lack of on-site storage for construction material. The works were achieved with the implementation of a “just in time” management system where the structural steel was erected directly from the delivery trucks via a tower crane designed to sit on the lift shaft. All work was carried out without affecting trading in the store. Following this success we were engaged to design the substantial renovations to the Eason store on Nassau Street.

Clerys have been redeveloping this landmark city centre store since 1998. This North Earl Street Elevation has been completely renovated including an infill of the first floor, originally set back from the northern facade, with clear span floors providing additional retail space. During these works the entire ground floor and basement remained open for trading. The renovation was completed in October 2004.

Mary Street Development, Dublin 1

Surrounded by the contiguous piling for the Jervis Street Shopping Centre, this office and retail development was erected on a raft foundation with 100% site coverage resulting in the usual inner city construction problems. Provision was made in the design for a further storey and for escalators to the basement and first floor. The building has a composite brick and pre-cast concrete façade that require close tolerance and careful site monitoring.

Histon House, Cornelscourt

Using the planning application drawings prepared by Joseph Doyle Architects on the site of an existing dwelling we project managed this development to the letting stage. This is a two and three storey development on a sloping site with standard strip foundations and concrete floors. The structure is stepped to suit the slope of the site for practical and aesthetic purposes and the pitched roof is tailored to accommodate office space. This development now currently houses the offices of The McKenna Pearce Practice.

We initially project managed the construction of the original warehouse and offices for the O & E Group. When their necessity for an overflow warehouse unit with an incorporated loading-bay became apparent our services were again required. From our appointment, through planning and fire certification, the completion of this inexpensive portal frame and insulated panel building was 15 months. Our client was extremely satisfied with our cost effective and time conscious approach to this project.

Office Development at Foley Street, Dublin 1

This was a difficult inner city brown field site on which to build, however as Project Managers we drove this project from the demolition of the existing buildings to final fit out. This reinforced concrete framed building is founded on piles and has a setback glazed fifth floor with stunning views over the City and an inner courtyard. It is part of the Dublin revitalisation scheme, this area which was once the run down backlands of yards & alleys off O'Connell Street is now a thriving business area.

Pim Street Development, Dublin 8

Planning conditions demanded that the 9.0m high original 18th Century granite and brick external walls of the original storehouse were retained while the five storey apartment block was being built inside them. Poor ground conditions required piling and the final steel framed structure was also used as temporary works making substantial cost savings. We formulated an integrated demolition and erection programme to achieve this.

Portland Lock, Dublin 1

This development of five apartment blocks was built along a long narrow site beside the Royal Canal. The difference between road level and canal level demanded two retaining walls that could only be of minimal size so as to maintain adequate underground car parking space. A public open space was provided at ground level by erecting a deck over the 45 No. basement carpark spaces. A difficult detail was required to wrap the incoming ramp around a column and give head clearance to the structure above.

Clontarf Lawn Tennis Club

The renovation and extension of Clontarf Lawn Tennis club was carried out to improve the clubhouse facilities and floor area. The works consisted of the demolition of the existing single storey part of the building, the extension of a roof over the balcony area, internal renovations to the remaining existing building and the addition of a 235 sq metre two storey extension. The new building is constructed of a timber roof on concrete blockwork walls with a precast first floor slab. The architectural glazing is supported on a structural steel frame. A new car park area was laid in permeable paving with infiltration directly into the ground in compliance with Dublin City Council’s guidelines and sustainable urban drainage systems.
