The Evolution of Breezy Point Resort, Part 12 VOLUME 6 ISSUE 2 NEWSLETTER BREEZY POINT, MN 8 PAGES PUBLISHED SINCE 1927 (Parts 1 - 11 covered the period from “Captain Billy” Fawcett’s 1921 purchase of the property to the late 1970s.) In the mid-1970s Whitebirch, Inc. was formed with the objective of developing 2600 acres surrounding Hopkins House Breezy Point Resort. Jerry Lenz, a former part- ner of Don Eastvold and Ginny Simms during their ownership of the Resort in the mid-1960s, became a 50% owner of Whitebirch with the Hopkins House investors consisting of Herb Mason, Don Hagen, Joe Knoblach, Jim Harmon and Dave Gravdahl, who is general manager of the Resort today. Bob Spizzo, in 1977, bought a portion of Lenz's ownership in Whitebirch and together they embarked upon the devel- opment of a timeshare operation, Minnesota's first. The 2600 acres belonged to Brownie Cote, the owner of Grand View Lodge. He had had a working relationship with Eastvold and Simms whereby he would sign over to them individual lots as they were sold. When the Eastvold-Simms business went into bank- ruptcy Cote retained own- ership of the remaining land. In February of 1981, Spizzo proposed to the Hopkins House investors the purchase of their 50% ownership of Whitebirch. This would enable a more focused approach to the timeshare development. Hopkins countered with an offer of both their Whitebirch interest and the entire Resort. The deal was struck and after some complex bank financing and leveraging Spizzo and Lenz found themselves the newest in a long line of Breezy Point Resort own- ers. Before the ink on the deal had dried Whitebirch was further leveraged with the purchase of the 2600 acres from Cote. Breezy Point Resort had become a subsidiary of Whitebirch, Inc. On the one hand, the Resort’s name was well- known. On the other hand, it was not only tired and in need of extensive updating, it was still a summer only business that would require year round operations to sup- port the timeshare owner’s expectations. The Resort was still suf- fering the stigma of the Eastvold-Simms bank- ruptcy and mismanage- ment. Hopkins House had been successful in reestablish- ing the Resort's credit with its vendors but the bankers in the area were all too aware of the past financial troubles thus they were gun-shy of any future financial involve- ment. It was indeed a far cry from the high-flying “Capt. Billy” Fawcett era where the celebrities and stars played and there was an endless supply of cash. Nevertheless, Whitebirch created an ambitious 25 year business plan. Working with the City of Breezy Point and all of the regulatory agencies, Whitebirch moved for- ward. The initial hurdle was the creation of an environment impact state- ment (EIS), reportedly Minnesota's first. With the able help of Jim Harmon, a former Hopkins House partner, the expensive and time- consuming EIS was ap- proved. The wide scale of Whitebirch's development plan could not have been implemented without the City's construction of a municipal sewer system in the 1970s. White- birch, again with the assistance of Jim Harmon, had worked closely with Mayor Gordon Thrane to obtain the appro- priate regulatory approvals and funding to make the sewer system a reality. From its first days of planning the sewer project was locally a very controversial topic. From 1981 through the 1996 season she hosted the Resort guests on countless maritime excursions. Her first year of operation was under the command of Denny Gustafson who had worked as a caddy for Capt. Billy Fawcett in the 1930s. In 1982, her command was turned over to Frederick Alan Gaylord II, better known as Captain Bud. Truly, a "renaissance man", his life’s experiences read like a novel. Born in 1921, he was fasci- nated with airplanes and although his father wanted him to follow his example as a postmaster, Bud attended the University of California and studied aeronautical engineering. At 17, he was giving flying lessons. Bud joined the Army Air Corps Ferrying Command in 1942. He flew out of sev- eral airfields in Asia and the south Pacific and flew the "Burma Hump", resupply- ing aircraft needed in the war effort. After the war, he flew for Avalon Air Transport in California. Flying from Las Vegas to Catalina Island, Bud became acquainted with Frank Sinatra and the "Rat Pack" and during his layovers frequently joined them in poker games. He moved his family to Libya in 1966, started Libyan Aviation Co. and flew for NATO and the United Nations. He also was part of the Sahara Desert Search and Rescue Team. In 1969, when Muammar Gaddafi seized power in a military coup, Bud found himself flying charters for Gaddafi. In 1972, the family moved to Nigeria where Bud flew money to various locations for Central Bank. Bud’s wife, Jeanette, was an international horse show competitor. Each of the family moves required shipping the horses to Bud’s next adventure. Bud moved the family back to the United States in 1978 because of his wife's health concerns. Jeanette passed away shortly there- after. Bud retired from flying and he and his son, Pete, moved to the Breezy Point area. He was captain of the Paddlin' Pelican until his retirement in 1996. Bud passed away on June 10, 2007, at age 86. During a flying career span- ning 4 decades, Bud was type-rated in almost every piston driven airplane from single engine Pipers to the 4-engine Boeing B-29 Superfortress. Bud’s son, Pete, is the chef at the Resort’s Convention Center. To the average golfer teeingup on Breezy Point Resort'sTraditional or Whitebirchgolf courses the beautifullandscaping and meticu-lously manicured fairwaysand greens are taken forgranted, as if Mother Naturehas done her work. She cer-tainly helps but the ulti-mate responsibility rests onthe shoulders of MarkJohnson, the Resort's

director of golf.

Mark, a PGA certified pro-fessional, has supervisedthe Resort's golf operationssince 1999. This includesinsuring the courses are intop condition for individualand tournament play,staffing for course mainte-nance and the pro shopsand scheduling of tee timesand special events. He alsosqueezes in ample time forindividual 1-hour golfinstructions.

The Resort hosts up to 50corporate and private tour-naments each year, somewith up to 300 players. Forthose tournaments withstart times as early as 6 AM,the greens keepers are outcutting the fairways and

greens at 3 AM. This makesfor some incredibly longdays but Mark takes it instride, saying his favoritepart of the job is dealingwith people, regardless ofthe hour.

One of his more memorableexperiences was getting towork on an April morning afew years ago and being toldhe better take a look atsome vandalism on the firstgreen of the Whitebirchcourse. Upon his inspec-tion, he found a 3-foot widehole containing a sleepingbear!

A true people-person, Markis recognized and asked forby the Resort's manyreturning guests.

Continued from page 1Opponents of White-birch's development planshad quickly united buttheir objections failed tostop the sewer system'sconstruction.

Following its master plan,Whitebirch pushed on bydesigning, constructing,marketing and managingseveral hundred time-share units. Each unitwas sold to 51 individualowners, all of whom wouldpay real estate taxes andcontribute to the localeconomy on a year-roundbases.

Coinciding with White-birch's cash hungry build-ing program, the economytook a turn for the worstwith inflation and sky-rocketing interest rates.The 144 High Village unitsand Marina II restaurantprojects were indefinitelyput on hold when two ofthe Resort's lead banksclosed.

The Whitebirch/Breezy

Point management team,headed by CEO BobSpizzo, survived the eco-nomic downturn but theSpizzo/Lenz partnershipwas strained to the pointthat Spizzo sought out a"White Knight" to acquirethe Lenz interest inWhitebirch Inc.

The hoped for whiteknight was Tim Oliver, ayoung attorney who hadmany big ideas but littlecash. Within a short timeOliver's two brothers werealso added to theWhitebirch payroll.

Spizzo stepped back inhopes that this new man-agement team had theresources and ability toelevate the company tothe next level. Instead ofconcentrating on its corebusiness Whitebirch wenton a spending spree,leveraging the companyinto a billboard business,truck stops, Wisconsincampgrounds and insur-ance sales. Whitebirch's

finances were quicklystretched woefully thin.

The Oliver's now realizedthat the Resort businesswas not as easy as theythought. Income droppedwhile expenses grew.

Several marketing firmswere consulted but noth-ing stemmed the flow ofred ink.

Spizzo realized he hadonly one option and thatwas to buy out Oliver'sownership and concen-trate on Whitebirch’sfuture.

A deal with Oliver wasstruck and Spizzo wrestedcontrol. It was now up toSpizzo and his dedicatedteam, some of whom arestill working forWhitebirch, to save thefractured organizationand regain the trust of itslenders and customersalike.

1 ½ Cup wild rice, rinsed3 Cups chopped onion1 Cup chopped carrot2 Cup celery, chopped1 Cup mushrooms, sliced1 Stick butter½ Cup flour8.5 oz. LaSeuer or early

peas, undrained2 Chicken breasts,cooked & diced6 C Chicken Broth1 Cup Half-n-Half orheavy creamSalt to tastePepper to taste

Combine wild rice and 10 cups water in a stock pot.Heat to a boil, reduce heat, cover and simmer 20 min-utes or until rice is cracked. In separate pot melt thebutter, add the onion, carrots and celery. Saute untilonions are transparent; add mushrooms. Stir flour intobutter and vegetables. Drain wild rice. Combine allremaining ingredients, except cream, with the vegeta-bles. Simmer for 15 minutes. Add cream, salt and pep-per to taste.

The Resort Remembers

Russ Carlyle passed awayon May 3, 2011 at age 96.

Russ was the lead singerwith the Blue BarronOrchestra during whichtime he was voted thefourth top vocalist in thecountry by BillboardMagazine.

In the early '40s, heorganized his own band,The Romantic Style ofRuss Carlyle.

His career spannednumerous ballrooms,country clubs, resorts andhotels culminating with

the Dunes Hotel in LasVegas and the ArizonaBiltmore Hotel in Phoenix.

Russ performed at BreezyPoint Resort in the mid-1960s, fell in love with thearea and made it hishome. He spent his lastyears between BreezyPoint and Scottsdale,Arizona.

Russ was an ardent sup-porter of the Resort andthe area and penned thesong, “You’ve Never Fallenin Love Until You’ve Fallenin Love at Breezy Point”.

Jim Harmon was namedresident manager of theResort in 1968 when itwas acquired by theHopkins House partners.

The Resort had been inbankruptcy for the twoprior years and Jim wascharged with the springopening with no employ-ees, facilities in disrepairand no reservations on

the books. In spite ofthese obstacles he got theResort up and running.

In 1972 he became a part-ner in the Hopkins HouseBreezy Point Resort.

Jim successfully pursuedthe building of the City ofBreezy Point’s sewer sys-tem and was instrumentalin the Resort’s efforts togain the necessary gov-ernment approvals for thedevelopment of the 750deeded campsites thattoday make up theWhitebirch RV Resort.

Question: How are activ-ities for timeshare ownersselected and why not havebus tours etc?

Answer: The activitiesthat are selected by therec department are basedon things most timeshareowners enjoy doing whilestaying at the resort. Bustrips, carriage rides, andexcursions require a mini-mum amount of participa-tion. Many guests preferto stay at the resort ordrive to other areas onthere own. The recreationdirector is always lookingfor new idea's so be sureand stop by for a visit onyour next trip to Breezy.

Question: If we want totake a trip but do not haveenough Points can we stillmake an exchange?

Answer: Yes, you havemany options open to you.You can borrow pointsfrom upcoming years oryou can purchase pointsfrom RCI to use for thatparticular vacation ex-change. RCI can assist youwith either choice.

Question: When I bookedmy exchange throughPoints and RCI tells me Imay have to switch unitshalfway through my stay,can the resort fix it so Ican stay in the same unit

and not move?

Answer: When you areusing points and stayingbefore and after a check-in/check-out day you willhave to move if the owneris using that unit for theirweek.

Question: I want to stayin a certain area of theresort but do not want tocome on the listed checkin days. Is there anywayaround this?

Answer: No, unless youbook through Points anduse only part of a week.Otherwise check-in datesare firm in each building.

RCI NEWS & UPDATES

Several timeshare owners have reportedbeing contacted by companies offering tosell, buy or rent their timeshare. As aninducement, they claim to have a buyerready to purchase the timeshare orassurances they can sell it.

In all cases, the owner is being told thatthey must pay up-front fees as high as$5000 for services, closing costs or otherfees. Once the money is received thesecompanies often disappear.

Adding insult to injury, after the companygets the money from the owner they takeno action to sell, buy or rent the owner’sweek or relieve the owner of the ongoingresponsibility for association fees.

The following are tips to protect yourself:

- If it sounds too good to be true, itprobably is!

- Be wary of up-front fees.- Don't agree to anything beforeresearching the company.- Demand everything in writing.- Don't be tricked by fancy soundingaddresses or titles.

Under no circumstances should youpay in advance any fees for the saleor rental of your timeshare.

Understanding the sci-ence behind Lyme diseaseis not easy, but Dr.Elizabeth Maloney, aLyme specialist, recentlygave interested citizens inPequot Lakes a sciencelesson.

Maloney was the guestspeaker at the Sept. 8meeting of the MinnesotaLyme Support Group ofthe Brainerd Lakes Area.

Maloney, with theMinnesota Lyme Association,spoke specifically aboutthe bacteria Borreliaburgdorferi, which is theagent of Lyme disease.

"This brilliant bug causeshavoc and it is the mostcomplex of all known bac-teria," Maloney said.

She said there are manydifferent strains ofBorrelia. In the UnitedStates the strain thatmakes humans sick isburgdorferi. In Europethere are four strains thatpeople have to be aware offor diagnosis and treat-ment purposes.

Maloney's explanationabout the bacterium'shighly developed tricks forsurvival was one of themain topics of the presen-

tation.

There are two main waysthat the bacteria may sur-vive: by either changingitself or inducing the hostto change.

One way that Borreliaburgdorferi has induced ahost to change is seen inticks.

Maloney said when a tickgets ready to bite, the bac-teria actually causes moresaliva to be produced thanis necessary and the ticksecretes a protein thatkeeps a human's antibod-ies from being able toattach to the bacteria.

Borrelia burgdorferi haslearned to change itself inmany ways to evade thehuman body's immunesystem.

One way of evasion,Maloney said, is forBorrelia burgdorferi tochange what it looks likeso that when antibodiescome in search of whatthe bacteria used to looklike, the antibodies won'tbe able to kill the newform the bacteria is in.

"Our immune system isalways one step behind,"Maloney said.

Another way that Borreliaburgdorferi evades ourimmune system is to hidethemselves in the humanbody's proteins.

"In a sense, it has its ownwardrobe of coats and onecoat that it borrows fromus," Maloney said.

Another technique thebacteria uses is to changethe physical form it is infrom a mobile form to acyst form to a granuleform. Maloney said antibi-otics that are effective onthe mobile form of thebacteria do not work onthe cyst form.

"You can't know whatform the Borrelia is in. It'sbest to believe that if youhave been sick formonths, assume you haveboth the mobile form andthe cyst," Maloney said.

Also, Borrelia burgdorferihides out in the few placesin our body where theimmune system can't go.Those hideouts includethe brain, eyes and joints.

Maloney warned thatBorrelia burgdorferi hasthe ability to catch a rideon platelets in the bloodstream and travel any-where in the body and it

can affect many differentsystems in the body in-cluding the nervous sys-tem.

Maloney said there aremany more ways thatBorrelia burgdorferi tricksour immune system,which is why it is impor-tant for everyone tobecome knowledgeableabout Lyme disease andsigns to watch out for.

"Remember the most com-mon rash of Lyme is asolid oval. A bull's-eyerash only presents inabout 20 percent of peopleand only 70 percent ofpeople get a rash at all,"Maloney said.
