The roof system is serviceable yet requiring repairs and routine maintenance to maintain. Repairs should be implemented in a timely manner to prevent further development.
Good
8 Plus Years Remaining Service Life
Only minor repairs required or early in service life with no repairs required. Repairs should be implemented in a timely manner to prevent further development.
On the Detailed Deficiency Listing page of the report is a Deficiency Priority. It is located on the left hand margin of the page. Each deficiency is given a priority for completing the needed correction, depending on the urgency of the problem. The keys to the priority codes are as follows: “E” Emergency - Correct immediately - Life Safety or Possibility of Personal Injury is a Major Concern "C" Critical - Urgent need for immediate repair to avoid imminent failure with risk to life safety or risk of major disruption to operations "S" Significant - Lack of immediate attention may lead to much higher repair cost or premature failure of roof system within 12 months "M" Minor - Not an immediate concern, but should be scheduled for repair "MN" Monitor - Defect should be addressed at time of roof system replacement or re-inspected annually for further deterioration that would support reclassification to a higher risk category “N/A” – Not Applicable - No Corrective Action Required

Project Comments:
On Wednesday, August 09, 2017, a comprehensive visual roof inspection was completed on Braskem - Kenova WV located at 200 Big Sandy River Road, Kenova, WV. The purpose of this inspection was document observed roof system deficiencies, determine the overall condition of the existing roof systems and to estimate the remaining service life of the in-place roof assemblies.
Roof System Condition Evaluation Report
The buildings / roof areas inspected have been designated as Bldg 1 - Area A, B, F, G, J, N & O, Bldg 1 - Area C, Bldg 1 - Area D, H & I, Bldg 1 - Area E & K, Bldg 1 - Area L & M, Bldg 1 - Area P, Corrugated Metal Panels, Metal Panels, and Fiberglass Panels. Roof areas on the same building with similar roof system compositions and remaining service life expectancies have been grouped together for reporting purposes.
The installed roofing consists of the following roof system types that are in the overall condition as listed below:

The existing roof system is a 2 Ply Modified BUR installed over a Painted Metal deck. Drainage is facilitated by 25 interior roof drains, 187 LF of gutters and 5 downspouts. No information pertaining to the date of installation, roof system manufacturer or any warranty that may be in effect was provided by the Owner for these roof areas. No moisture survey was performed on these roof areas due to it not being part of our contract. Test cuts performed by an Independent Contractor hired by Braskem - all information provided for test cuts / roof compositions are not of RCS origin. RCS designated Test Cut areas by using a spray / marking paint at time of Inspection to provide locations for test cuts to be performed. An interior inspection was performed and One (1) active leak area was reported and documented during this inspection. See roof plan drawings for approximate location of the reported leak areas.
Inspector Note: A large area of suspected wet insulation was observed on area N. This area is represented on the roof plan provided with a red dotted hatch pattern. No verification cuts were performed so this area

could not be verified as wet. An infrared or nuclear moisture scan will need to be performed on this area prior to budgeting for replacement to determine the extent of wet insulation and if a recovery system will be cost effective and / or possible.
The overall condition of these roof areas is considered Failed. The Failed condition is based on the extent of deficient conditions observed and the remaining useful service life of the in-place system. Seventeen (17) types of deficient conditions were observed during the course of this investigation. A comprehensive list of these deficient conditions can be found in the Detailed Deficiency Listing section of this report. With the current overall condition of the existing roof system considered Failed, corrections to the noted deficiencies has been limited to open conditions that are directly related to active leak areas or conditions that we feel could develop into leak areas within the next 12 months. It should also be anticipated that additional repairs may be required to stop additional leak conditions that may develop prior to the roof system replacement being completed. The roof system has surpassed its useful service life and should be budgeted for replacement within the next 12 months. However, if the recommended repairs and continued maintenance is successful in controlling interior leaks, the roof system replacement could potentially be deferred for 2-3 years.
The roof replacement budget estimate is based on installation of a mechanically attached 60 mil TPO or EPDM single ply recovery roof system incorporating minimal thickness (1/4-1/2 inch) high density polyisocyanurate insulation and a manufacturer 15 year watertight warranty. An additional 15% has been added to our estimated replacement budget to allow for removal and replacement of wet insulation during the recovery installation.
Secondary metal panel roof systems are located adjacent to the primary roof areas and any deficient conditions observed on these areas have been included in the Detailed Deficiency Listing of the primary roof areas. Please see the Project Information / Roof Areas Summary for estimated remaining service life and roof replacement budget estimates for these additional roof areas.

Area C is a Concrete Pad with an asphalt based coating. Drainage is facilitated by 1 interior roof drain. No information pertaining to the date of installation, roof system manufacturer or any warranty that may be in effect was provided by the Owner for this roof area. No moisture survey was performed on this roof area due to it not being part of our contract. An interior inspection was performed and no active leak areas were reported during this inspection.
The overall condition of this roof area is considered Failed. One (1) type of deficient condition was observed during the course of this investigation. A comprehensive list of this deficient condition can be found in the Detailed Deficiency Listing section of this report. With the current overall condition of the existing roof system considered Failed, corrections to the noted deficiencies has been limited to open conditions that are directly related to active leak areas or conditions that we feel could develop into leak areas within the next 12 months. It should also be anticipated that additional repairs may be required to stop additional leak conditions that may develop prior to the roof system replacement being completed. The roof system has surpassed its useful service life and should be budgeted for replacement within the next 12 months. However, if the recommended repairs and continued maintenance is successful in controlling interior leaks, the roof system replacement could potentially be deferred for 2-3 years.

No moisture survey was performed on these roof areas due to it not being part of our contract. Test cuts performed by an Independent Contractor hired by Braskem - all information provided for test cuts / roof compositions are not of RCS origin. RCS designated Test Cut areas by using a spray / marking paint at time of Inspection to provide locations for test cuts to be performed. The existing roof system is a Fully Adhered 60 Mil EPDM installed over a Painted Steel roof deck. Drainage is facilitated by 1 interior roof drain and 2 wall scuppers. No information pertaining to the date of installation, roof system manufacturer or any warranty that may be in effect was provided by the Owner for these roof areas. No moisture survey was performed on these roof areas due to it not being part of our contract. Test cuts performed by an Independent Contractor hired by Braskem - all information provided for test cuts / roof compositions are not of RCS origin. RCS designated Test Cut areas by using a spray / marking paint at time of Inspection to provide locations for test cuts to be performed. An interior inspection was performed and no active leak areas were reported during this inspection.

The roof replacement budget estimate is based on disabling the existing single ply membrane as required by the new roof system manufacturer, installation of minimal thickness (1/4-1/2 inch) high density polyisocyanurate insulation installed over the existing roof membrane and installation of a new mechanically attached 60 mil TPO or EPDM single ply roof system incorporating a manufacturer 15 year watertight warranty.

The existing roof system is a Mechanically Attached TPO installed over a Painted Steel deck. Drainage is facilitated by 3 interior roof drains. No information pertaining to the date of installation, roof system manufacturer or any warranty that may be in effect was provided by the Owner for these roof areas. However, we did observe a stamp on the roof membrane indicating the roof membrane was manufactured by Firestone. No moisture survey was performed on these roof areas due to it not being part of our contract. Restricted access due to Safety standards - all information for areas L & M are estimations / provided information from on-site personnel. Test cuts performed by an Independent Contractor hired by Braskem - all information provided for test cuts / roof compositions are not of RCS origin. RCS designated Test Cut areas by using a spray / marking paint at time of Inspection to provide locations for test cuts to be performed. Per the Braskem Independent Contractor, Areas L & M were not cut due to remaining service life / date of installation. According to Satellite Imagery, the areas were installed between 2003 and 2004. An interior inspection was performed and no active leak areas were reported during this inspection. Area M pictures provided by Braskem on-site personnel, access restricted to Areas L & M, no pictures for Area L.
