The Brandnertal Valley

Resort Location – Brand, Vorarlberg Province The ski resort of Brand is located in the Vorarlberg province of Austria just 1 hour 40 minutes from Zurich and Innsbruck airports and less than 1 hour from Friedrichshafen Airport. Brand is only 45 minutes from the world famous ski resorts of St Anton and Lech, where it is not allowed to buy second homes. Lake Bodensee, the Arlberg mountain range and the Montafon region are all just one hour away.

Brand is the main village of the Brandnertal valley and is only 20 minutes from Bludenz, the district’s capital which is famous for its cultural events and great shopping facilities.

As you arrive in the village you are surrounded by mountains, gasthofs and hotels serving traditional Austrian cuisine; this small friendly village has a rather exclusive and romantic ambience there is also a superb 18-hole golf course in the village and an open air swimming pool for use the summertime.

Property – Mountain Retreat apartments Construction of the Mountain Retreat was completed in December 2009 and these superb holiday homes have been built to an extremely high standard. They are designed in an Austrian country house style with large balconies and chunky overhanging roofs. The apartments have large windows with shutters and the walls are clad with larch shingles which is very typical of this region.

The chalet buildings comprise 1 - 4 bedroom apartments ranging in size from 47m² to 117m². An extensive underground parking area lies beneath the entire park so there is no traffic above ground and each apartment has its own parking space which has direct lift access to its chalet. All chalet buildings also have their own ski and boot room for owners.

All apartments are provided with full furnishings to ensure every comfort. The décor is modern Alpine with a cosy, country style. The kitchens are perfectly equipped down to the last detail, and the dining area provides relaxing seating in a typically Austrian style. The natural wood furniture complements the beautiful stone floor, and carpet in the bedrooms to keep snug and cosy. Most of the apartments have en-suites to the master bedroom, and many are fitted with infrared cabins with integrated solariums. Naturally, flat screen TV’s and Internet access are also provided.

Brand is also a delightful summertime retreat and these bright, spacious apartments have covered south facing balconies for summertime usage with unobstructed panoramic views of the mountain range The buildings are built using the latest energy-saving materials, and their ecological architecture guarantees a healthy room climate and a high level of living comfort while keeping energy and heating costs down.

Spa, Swimming Pool and Restaurant The Mountain Retreat’s superb infrastructure complements its desirable location: The main building offers an inviting lounge and reception area for relaxing, whilst the gourmet restaurant will offer traditional Austrian as well as modern European foods. This is very convenient as breakfasts, lunches and dinners will also be served here so your apartment will have all the convenience of a hotel. In the summertime there are tables and chairs on the terrace for owners and their guests to relax with a coffee or glass of wine and enjoy the views.

There is also a village-style grocery store for daily fresh bread and essentials; as well as a kindergarten for the children to play, a launderette, conference facilities, and a sports shop to buy clothing and hire skis and mountain bikes.

The luxury spa and leisure facilities comprise indoor swimming pool with panoramic views of the mountains and a beautiful wellness area with sauna, steam bath, and whirlpool.

Ecology and energy The Mountain Retreat unites tradition, innovation, quality and ecological awareness. A healthy indoor climate and a great sense of wellbeing is achieved through the use of natural and energetically sound building materials, together with good thermal insulation.

The Mountain Retreat Apartments rely on ‘free geothermal energy’, by which it is not dependent on oil or gas and energy costs are reduced by approx. 60%. Brine heat pumps convert the geothermal energy into ecologically compatible thermal energy and operate entirely emission free.

Owner’s usage You can pre-book your ski apartment for 3 weeks a year, 1 week high season and 2 weeks low season, and outside of these times if your property is not already booked-out for another guest, you can at short notice go out whenever you like. The Brandnertal Valley

Purchase Costs Purchase costs for buying an apartment in Mountain Retreat work out about approx 4.5% of the gross purchase price. The Purchaser will be required to pay the notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit. Fees are calculated as follows:

Purchase Tax ‘Stamp Duty’ is 3.5% of the purchase price Entry to the Land Registry is 1% of the purchase price Notary’s fees – 0% paid for by Developer! (Usually 2%) Court costs, administration fees – approx 150 euros Establishment of the managing cooperation 400 euros

Bank Finance Austrian banks will fund up to 70% of the purchase price usually lend up to a period of 25 years. Interest rates are currently around 3%. For more information on Austrian Mortgages please contact us.

If you are taking a mortgage the fees involved add up to approx 4% of the value of the loan you will be taking. These comprise a bank set up fee of around 2%, an appraisal fee of 0.5% and you will also need to pay a 1.5% mortgage registration fee. These fees can also be incorporated into your loan if you wish.

Winter & Skiing Brand is a great family ski resort offering over 55km of slopes on your doorstep made up of 22km easy ski runs, 30km intermediate ski runs, 3km difficult ski runs and plenty of off piste adventures too. These are accessed by 7 chair lifts a cable car, and an aerial tramway. It offers good skiing for families. Brand was linked to the Burserberg ski area last year via a high altitude cable car; this region has a great snow record offering a long season starting from 11th November to 13th April.

There are several excellent ski schools for children from 4 years old, and activities include toboggan runs, cross country ski tracks, snow shoe hikes, night skiing, and sleigh rides, ice skating and curling. The ski region has mountain restaurants, plenty of après ski bars, wellness facilities and a disco.

There is extensive skiing in the region and the world class ski resorts of Lech and St Anton (where foreigners are not allowed to buy) are only 45 minutes away!

Summer The romantic village of Brand is located at the end of the Brandnertal valley which boasts the most beautiful valley head in the eastern Alps. It is located at an elevation of 1,000m at the foot of the Schesaplana Mountain, and Lake Lünersee lies at the end of the valley which marks the starting point for truly magnificent hikes and tours of the high peaks.

There are 400 km of clearly marked hiking paths, alongside natural springs and alpine hillsides with two new lifts make your climb into the mountains as easy as can be. Alternatively take your bike to the top of the mountains and cycle down stopping at mountain huts for refreshments on the way back down to the valley.

Brand also has its own 18-hole golf course set against a truly stunning mountainous valley backdrop, and there is horse riding, fishing, tennis, archery, an outdoor swimming pool, and an indoor swimming pool.
