Not that we believed then he would lose the battle, and no-way that it would be all over before the end of 2012. Steve started with Bowens on the 21st March, 1980. In relating Steve’s career with Bowens I want his achievements to mean something, and maybe create some motivation for all the teenagers and those in their 20’s who make up much of our workforce in 2013. He loved selling, he loved “the thrill of the chase and the ultimate kill”. To work on a potential client – and win that business from a competitor was the ultimate ‘high’ for Steve! I think John Bowen and I have made the point many times . . . this Company is crying out for young men and women who can be future ‘Steve Manions’. To ensure Bowens remains a leader in the industry we just have to have good people. I am dedicating my February Builders Bulletin article to the Manion Family – particularly to Anna and Steve’s children, Amy and Luke. Steve Manion died from cancer on the 29th November, 2012. He first discovered he had a ‘problem’ in March 2012. It was a shock to him and a huge blow to everyone at Bowens. Not that we believed then he would lose the battle, and no-way that it would be all over before the end of 2012.

Steve started with Bowens on the 21st March, 1980. At that time we operated out of six timber and hardware facilities (now twelve). We were yet to move into pre-fabricated wall frames and trusses but we did have a substantial re-sawing operation that involved the production of cut-to-size Oregon (Douglas Fir) which we imported from North America and Canada.

In relating Steve’s career with Bowens I want his achievements to mean something, and maybe create some motivation for all the teenagers and

those in their 20’s who make up much of our workforce in 2013.

Steve Manion was not without his faults – he made mistakes like we all do in a life-time career but he had great drive and a passion that was to ensure his personal success, and that of Bowens. at the age of 19, who will have the drive – the drive within as I have headed this article. While self-motivation and a passion to succeed will conquer many inadequacies Steve also learnt that he had to gain control of his ‘emotional’ side and learn that personal success, and the success of the venture, can only be achieved by an ability to work with and motivate others.

And of course, knowledge – understanding your product, understanding your customers and learning and building on the systems and controls that underline the profitability of the business at hand. In understanding the business, its strategy and just how it works, makes for better (and easier/more definite) decision making.

Steve Manion was typical of nearly all the managers (including myself) who have been involved with Bowens over the last 50 years. No university degrees, no extensive management training. This is not the perfect scenario for any company’s future but if a person has the drive and ability to learn, and shows some common sense, most things can be achieved. (Training today however is and must be a big issue for Bowens as we grow the business in the shadow of the large corporates.)

I don’t remember the various ‘turning points’ in Steve’s career but once he had decided he enjoyed where he was (Bowens) and he was given some encouragement, something within got him heading in the right direction. His first mentor was John Fewster and throughout the years, again like all of us, he no doubt had other people

who ‘influenced’ him. It was interesting however that in preparing for Steve’s eulogy I received a note from Wayne D’arcy (our current North Melbourne manager) who was a Sales Rep at Bundoora in the early ‘90’s . . .

“ I was just finding my way as a sales rep and it was perfect timing that Steve came to Bundoora as Sales Manager. He was a very driven individual and you couldn’t help but be swept up and carried along for the ride. He was a very good judge of people and knew exactly the right buttons to push to extract the best out of his sales team. He instilled a ‘yes’ mentality into the branch, and the sales team, and before long I was thriving in a new, exciting environment. Being a sales rep was no longer just a job, it was now fun and success began to follow. Steve mentored me through my time as a sales rep through to becoming a sales supervisor and then into branch management. The message was always the same. Nothing was impossible, and just get the job done. Break down the walls put in front of you and barge through!

”As we progress in life, in business, we all need a mentor at some stage. Whether Steve Manion realised it or not, Wayne had found the person to set him on the right path.

Finding the right mentor is important because there are examples every day of young people following the wrong advice and being influenced in the wrong direction.

This takes me finally to the influence of family. One is blessed if one just happens to have a happy family life. It is hard enough to develop a working career but if there is no support from an (also) unhappy home, then the burden is huge. In Steve’s case

he always had wonderful support from his wife Anna. Even from the early days it was evident that this ‘passionate, driven man’ would suffer personal disappointments and take his frustrations to heart, and to home. Anna was there however to listen, to advise – and he listened in return and was able to ‘conquer’ his frustration and always approach the next day with renewed vigour and purpose.

We all miss Steve Manion because apart from the energy he gave us, and gave the Company, he also provided many funny stories which added that important element of fun to the work place. Hopefully many of these stories will be retold over the years. More importantly if a number of our young employees can find the same energy and drive within, and eventually fill the shoes of Steve and others – that would leave the greatest mark of respect to the legend of Steve Manion.

now the company builds one hundred and sixty five homes a year from Parkdale to Toorak, and even to Mount Waverley.

Gerald and Rohan met at their previous work; a multinational home building company.

When they decided to go out on their own, they brought to their partnership David Walsh, an accountant and now a financial director.

When the three partners were planning their company, they wanted to create a company with a unique selling point of ‘affordable luxury.’

All the homes are architect designed by Michael Angus and they have striking facades and use innovative materials.

Clients can use the plans as they are or have them customized to their liking.

The average home price is between three hundred and five hundred thousand dollars. Their biggest project at the moment is a new home in Mount Waverley for just under one million dollars, which is a coup for the young company.

For the first twelve months the company used a different supplier for their frames and lockup materials but after some delivery issues and difficulties in getting through the protracted processes in the company, they changed suppliers and went to Bowens.

‘The service is what we need it to be,’ says Rohan. ‘Our rep, John Allen, is always available and ready to solve problems so we can keep our clients happy.’

Rohan names a time when the client wasn’t satisfied with the materials specified in the plans for an al fresco eating area.

‘John brought down some samples straight away and we had a happy client,’ says Rohan.

John Allen, the major accounts representative who joined Bowens in 2011, was introduced to Carter Grange Homes by John Bowen, who met Rohan at a HIA function.

‘We worked hard at establishing systems and processes that support all our accounts, big and small,’ says John.

Bowens prides itself on offering solutions for their clients that make their business stronger and able to deliver to their brand promise.

‘Particularly with fast growing clients, they need to be given a foundation on which at least one part of their business can rely on,’ says John. My philosophy has always been that you must get on to issues straight away and then things don’t get out of control.’

One such example that John recalls was when a particular product was required but as it was from Western Australia, the lead time for delivery meant that they wouldn’t meet their due date of finishing the house.

John offered an alternative product that was available in Melbourne and was just as good, if not better than the original that was specified.

There are other examples of how John and his team have offered Carter Grange Homes other ideas for products that lower their costs and help them deliver on time and on budget.

‘This is what we do and I am lucky to have an amazing support team in the major accounts office to make sure we can deliver the Bowens brand promise,’ John says humbly.

now Carter Grange Homes have over forty staff and are still growing. They aim to build one hundred and eighty homes in 2013, and John Allen and his team will make sure Bowens will be with them every step of the way.

Welcome to the new year – one that promises to hold a lot of challenges for the building industry. We have returned this year to the news of continued job losses and business restructures, most noticeably in the manufacturing and supply sectors. When we read and hear about this happening outside of the building sector it causes us concern and makes us uncomfortable. When we hear about it happening in our sector, it really hits home.

People say this is a sign of the times; times within our industry that the Victorian State Government has not recognised and has done very little to address. The abolition of the First Home Owners Bonus last year was a mistake and has resulted in our new home building figures plummeting. Those drops in housing starts are set to continue unless something is done to address the constricting market.

At a national level there is something that could be done to help. The consumer price index for the December 2012 quarter remained at the lower end of the Reserve Bank’s inflation-target range, thereby leaving room for further interest rate cuts.

Throughout 2012 we saw the RBA cut interest rates a number of times to stimulate economic activity. now, with a budget surplus in 2012/13 no longer on the federal government’s policy agenda, it paves the way for government policy to be realigned to support economic growth.

There is not one solution to reversing the downward trend in housing starts, and further interest rate cuts are not the ‘silver bullet’. However interest rates are one ingredient in the recipe that hopefully can restore confidence in consumers and investors alike.

BUILDING IN BUsHFIrE PrONE ArEAs

As we reach the height of the bushfire season, it seems appropriate to highlight the techniques and materials to use when building in bushfire prone regions. Following the 2009 bushfires, the Victorian Government brought forward the introduction of the new Australian Standard AS3959-2009 – Design and Construction of Buildings in Bushfire Prone Areas.

This means that all new homes in bushfire prone regions must be built to modified specifications.

Here are the main things to consider when modifying a home:

is the building above-ground on stumps or on a concrete slab?The underside of a house is vulnerable to ember attack so it is advised that underfloor spaces are protected with non-combustible sheeting or metal mesh (not aluminium).

is there a timber deck or veranda?Timber should be well maintained and the underside should be protected with non- combustible sheeting or metal mesh.is the building constructed from bricks, timber, cladding or a mixture?Any external timber cladding should be well maintained with all gaps sealed. Are the windows and door frames well sealed?Windows and doors are also vulnerable to fire. Place weather stripping around the inside of doors and windows to eliminate gaps.Are there any skylights or evaporative coolers?Non-combustible fire screens should be fitted to external skylights. Evaporative coolers are particularly vulnerable and should be fitted with metal mesh screens to prevent the intake of embers or flame. It is advised that you check with the manufacturer or supplier of your cooler before you do this.Essentially, all gaps should be sealed around a building where practicable. It should also be noted that the owner has a responsibility to maintain their property to prevent fire. Considerable misunderstanding exists with regard to the risk of fire attached to wood and to wooden structures. Wood is variously combustible according to the species, but is non-inflammable – that is to say, it may be more or less being burnt to ashes under certain circumstances, but comparatively speaking, it does not readily ignite. In other words, before combustion will occur, wood must be exposed to a source of considerable heat and flame.

When wood is exposed to high temperature and flame it will decompose to provide an insulating layer of char that retards further degradation to the wood. The rate of char is initially fast, but as the insulating layer of char increases, it slows by starving the fire of oxygen. The rate at which timber chars varies between species and is predominantly dependent on density and moisture content. It has also been found that smooth surfaces take longer to ignite than more course surfaces

In certain instances, particularly in warehouse and factory design, timber offers a distinct advantage over other non-timber building materials.

Whilst many building materials are, practically speaking, are non combustible, few if any will withstand the effects of prolonged and intense heat. Steel will twist and bend and at certain temperatures even become plastic; concrete will disintegrate; brick walls can bulge or fall. Most timbers ignite at about 300 degrees C; steel loses half its strength at about 500 degrees C; concrete can fail at about that temperature.

These figures are significant because the temperature of a burning building is usually about 700 to 900 degrees C. (refer photo above right). It is not uncommon to hear in the news of a fire affected building declared unsafe. This can often be brought about by the steel beams pushing walls out etc. Whereas if the section of charred timber beams are large enough, there is often enough of the cross section of un-burnt wood remaining, which still keeps the structural integrity of the (fire affected) building intact.

Obviously, the above concerns large beams for warehouse and factory construction, however covering timber framing with good insulating products such as fire rated plasterboard means the framing sections will take longer to ignite and remain functional, perhaps until the fire passes or is extinguished.
