Cumulative Sales for the year are down 6% when

compared with 2016. Sales in November alone are down just over 4% over

the previous year.

Up until June you can see that Inventory was actually significantly

increasing over the previous two years. However, since a peak in June inventory has leveled out and has been slightly less than last year on a monthly

basis.

Just over 46% of the active single family home listings were under contract at the end of November.

The red line shows new listings to the market in Boulder County on a weekly basis. You can see over the

past couple of weeks that new listings have followed the same general trend of previous years.

This chart shows the number of properties going under contract each week. You can see that recent activity is greater than a year ago.

This is a good sign for a quick start to 2018.

Year-to-date sales are down 6% from 2016. However there was a big spike in the number of closings during the

first week of December. We may make up some ground during

December.

My View of the MarketCurrent Trends in the Market:December is almost always the slowest month of the year. Many potential sellers wait until January to list their homes knowing that the holidays take precedence over house hunting. However, December is an important month as we look ahead to the new year. If sales continue at a reasonable pace and there are few new listings, this sets us up at the beginning of the year when new buyers start looking and there is very little to look at. This scarcity allows prices to maintain or increase throughout the winter and gives early listings an advantage in the market.
