Although rural, there is top class infrastructure and amenities close by including Bridge House, a pri- vate school that offers playschool to grade 12 with boarding facilities. Aside from the obvious access to the many wine estates in the area, there are top class restaurants, retail and medical care as well as leisure facili- ties such as top golf courses nearby. Land sizes in the estate vary from around 4 000 m² to around 1,1 ha that would include a vineyard or olive grove, with prices ranging up- wards of R1,8 million. The estate has a distinct Tuscan character with in- dividually designed and crafted homes in variations of the Tuscan building style. Earthy tones and nat- ural finishes such as stone, wood and terracotta lend not only aesthet- ic appeal to the homes, but blend with the natural surroundings. Although it is still a fairly new es- tate and homes do not often change hands, complete homes typically sell for upwards of R6 million to around R14,5 million for an 850 m² luxury villa on a plot of just over 4 000 m². This beautiful home is built in a U-shape, fronted by col- umned terraces with outdoor living areas around a feature swimming pool. Finishes include arched wood- en windows and doors, open-rafter ceilings, chandeliers, feature stone cladding, porcelain tiles and under- floor heating and air-conditioning throughout. The home opens to a spacious, double-volume entrance hall that overlooks the swimming pool ter- race with the living rooms leading off on either side. These include an open-plan lounge and dining room with a fireplace, family room, also with a fireplace, bar, large study and an underground wine cellar. Sprucingupyournewhome

Unless youre moving into a squeaky-

    cleanflatortownhouseboughtstraight

from the developer, its quite likely

that youll notice all sorts of things

youd like to spruce up around your

new home as soon as you see it empty

    of the sellers belongings.

And while major changes may have to

wait until youre over the expense of mov-

ing, there are some things you should con-

sider doing right away because they pro-

    videmaximumgratification forminimum

    outlay, saysBerryEveritt,MDof theChas

    Everitt International property group.

Probably the most important of these is

applying a fresh coat of paint throughout.

Unless the previous owner painted the

home shortly before selling, the walls may

well appear quite dingy once the rooms

have been emptied of furniture. But new

paint, especially if its white or a light

shade, will take care of that - and give you

    a real sense of ownership.

It is easier, however, to paint an empty

home than one full of furniture, so you

should try to arrange access to the proper-

ty for a few days before you actually move

    in.

Writing in the Property Signposts news-

letter, he says the second fix to look at

is lighting. For relatively little expendi-

ture, you can change the whole atmos-

phere of a room by installing new light fit-

tings or strategically arranging a couple

of reading or stand lamps to brighten dark

    corners.

Plants and fresh flowers are also a great

help in giving your home a cheerful, invit-

ing atmosphere, as are a fewbright posters

and art prints hung in inexpensive, ready-

    made frames, Everitt says.

And finally, you should take the oppor-

tunity to try different furniture arrange-

ments to create a relaxed, uncluttered liv-

ing environment that will welcome you

home every day and make all the hassle

    of moving seem worthwhile.

    Multi-facetedapproach topropertymarketing

The way business is done today is far dif-

ferent from the way it was done 20 years

ago. Or so it should be. We live in a vastly

    differentworld.Technologyhas improved

at a lightning speedandas a result sohave

    thedifferentmarketingoptionsavailable.

Back in the 1980s it was common to have

    theoddprint advert for aproperty. Itwasusu-

ally in black and white, and occasionally in

one colour. In the late 1990s this changed to

full colour advertising, and the Internet was

    introduced.

    Todayevenmoreisonofferbutwhatreally

    works, and what doesnt?

Here are some interesting statistics weve

gathered from our local marketing which

    prove what is effective:

    )Printmarketing:Print cannotbe ignored.

It still appeals to buyers, especially where

web-references are used to drive interest to

    websites for additional information.

On average we experience a 250% increase

in website viewing for our listings when they

    are advertised in print.

)Showhouses: it really isnt good enough

    to juststickafewboardsupandhopetoattract

    the right buyers.

When we advertise the property in print as

being on show we enjoy a 140% increase in

    showhouse attendance.

    Inaddition to this,whenwee-mail ourdata-

base of qualified buyers and invite them to

a showhouse we have qualified buyers, look-

ing in the correct price range, in attendance.

Another modern innovation is the short-

ened time period for a showhouse.

We have noticed that when we have 1-hour

    showhouses and condensed buyer viewing

then buyers appreciate they need to compete

for the property, and offers are much closer

    to the asking price.

)For Sale boards: The basic For Sale board

does work, but it unfortunately still attracts

many unqualified enquiries. Since we intro-

duced unique photo boards at our listings

    withacolourphoto, accommodation informa-

tion, and aQR code that directs buyers direct-

ly to the website listing, we have experienced

a 220% increase in buyer enquiry from

    boards.

)Website listings: Yes, everyone lists on

Property24 and Private Property, and they

both work well. But when you enhance your

listing with video and floor plans, then view-

    ings increase by over 400%.

In addition to this, there a number of other

    effective websites that attract enquiries.

    )E-mailmarketing:One of themost power-

    ful marketing innovations to date.

Your listing is matched to suitable buyers

and these buyers receive customized e-mails

    introducing your property to them.

Whenwe send out e-mailmarketing on list-

ings, on average we experience a 300% in-

crease in website activity on the listing.

The reality is that, while all of the above

methods are effective, if you really want to

be visible to buyers, you need all of these

methods employed to make sure your listing

    stands our from the rest.

Great marketing and strong buyer enquiry

results in you selling for full market value.

KOREANSTAR: IMPRESSIVE SPORTY DESIGN,QUALITY FINISHES ANDCOMFORT

    Kia launchesnewCeratohatchback

    QUICKPIC

After the launch of the newCera-

to sedan model in May 2013, Kia

    Motors SouthAfrica (KMSA) has

    maintained its share and pre-

    senceinthehighlycompetitiveC-

    segment in the local automotive

    industry.

    Initially showcased at the 2013

    Chicago Auto Show earlier this

    year, the all-new Cerato 5-door

    hatchback impressed with its eye-

    catching and sporty design, quality

    finishes and surprising interior

space and comfort levels, similar to

those found on its sibling sedan

    model.

    We received very positive feed-

back after the all-new Cerato sedan

made its debut in SouthAfrica back

in May, and we expect the all-new

Cerato 5-door will build upon that

    success, said David Sieff, Market-

ing Director of KMSA . The combi-

nation of a practical hatchback for

    carryingcargoandthesportytouch-

es throughout the car make the all-

new Cerato 5-door a dual threat in

    the segment.

Born from the Kia design studio

in Seoul and overseen by Kias glo-

bal chief of design, Peter Schreyer,

    the Cerato 5-doors sophisticated

    hatchback profile, large wheels and

aggressive posture give it a distinct-

    lyEuropeanappearancethatspeaks

to its sporty intentions. Its chiseled

    body commands attention and con-

tinues Kias tradition as a design

    leader in the industry.

The Cerato 5-door boasts an ag-

    gressive front fascia with larger

    bumper and grille openings, black

    gloss grille inserts, large front

brakes, alloy sport pedals as well as

front and rear seatswith carbon fib-

er-style accents. Like its Cerato se-

    dancounterpart, theCerato 5-doors

    swept headlights stretch deep into

the front fenders and the raked

    windshield and broad shoulders

give the front end a sleek, athletic

    appearance. LED positioning lights

add a premium look to the front fas-

cia. Moving around the vehicle, the

large 17-inch wheels fill the wheel

wells on the SX, and the hatchback

    profile affords a performance-ori-

    ented sporty personality. Around

the rear, the boot opens to reveal

385 F of usable cargo space. LED tail

lights complete the premium feel of

the exterior and a sporty rear val-

    ancewith twin chrome exhaust tips

    maintains the Cerato 5-doors edgy

    demeanour.

    Inside, the Cerato 5-door features

    premium materials and soft touch

    points. Large, easy-to-read white-

    on-black gauges nestle deeply into

    the instrument cluster. Chrome ac-

    cents around the HVAC controls

    andcarbonfibre-liketexturesonthe

dash and seats, add a sporty touch.

    A grippy leather-wrapped steering

    wheel andgearknobare further evi-

dence of the Cerato 5-doors sporty

attitude. Features such as the new

    large 4,3-inchTFTLCDcentre facia,

a smart welcome home lighting sys-

    tem and the newFlexsteer system

sets the Cerato 5-door apart from its

    competition. The all-new Cerato

will be offered in 3 different equip-

ment levels across two engines the

1.6 EX, 2.0 EX and 2.0 SX will offer

customers Kias long list of premi-

um amenities and features not nor-

mally found in the compact seg-

    ment.

Under the hood, the Cerato 5-door

    packs a punch, with the 1,6 F in-line

    four-cylinder Gamma engine

putting out a healthy 95,3 kW at

6300 rpm and 157 of torque at

    4850 rpm through a 6-speed manual

    or automatic transmission. The

    VolvoS60andXC60aheadof the safetygame

    QUICKPIC

Volvo Car Groups leadership in safety

    technologyhasbeenhighlightedby theUS

    Insurance Institute for Highway Safety

    (IIHS).

    The IIHSrecently introducedanewtestpro-

gramme that rates the performance of front

crash prevention systems. This is a major de-

velopment for crash tests in general, as pre-

vention systems are playing an ever-increas-

    ing role in vehicle safety.

And Volvo is ahead of the game.

Both the Volvo S60 and XC60 received the

    highestpossibleratingofsuperiorandVol-

vo Cars city safety system is the only stand-

    ard-specification low-speed crash prevention

system in the test, which included 74 vehicles.

We welcome the fact that the major rating

institutes are starting to integrate collision

avoidance technologies in their test pro-

grammes. This gives consumers a better in-

sight into the advantages of auto brake sys-

tems. It will also drive implementation of

these technologies through the vehicle fleet,

says Thomas Broberg, senior safety advisor

    at Volvo Car Group.

The IIHS new crash prevention evaluation

will be incorporated into the institutes 2014

Top Safety Pick+ rating. It includes two tests

    addressingfront-to-rearcrashes,oneat20km/

    h (12 mph) and the other at 40 km/h (25 mph).

An additional point is given to vehicles with

    forward collision warning.

The Volvo S60 and XC60 equipped with city

safety and collision warning with full auto

    brakeandpedestriandetectionareamongsev-

    enmodelsthathavereceivedaSuperiorrating

    in the new test.

Volvos low-speed city safety system is

standard in all new Volvo models around the

world. Most new Volvos are also available

    with state-of-the-art technologies that detect,

warn and brake automatically for rear other

vehicles as well as pedestrians and cyclists.

The IIHS test focuses on two situations -

    bothwith thecarapproachinga stationaryve-

    hicle mock-up.

However, it should be emphasised that Vol-

vo Cars systems cover a much broader scope

of real-life scenarios, including vehicles mov-

ing in the same direction, pedestrians and cy-

    clists, says Thomas Broberg.

So far, Volvo Cars has sold more than one

million cars equipped with systems for auto-

matic braking and the company will contin-

ue this pioneering work in the near future by

making detection systems work also in dark-

ness for pedestrians and by introducing colli-

    sion mitigation for animals.

    The benefits of Volvos ground-breaking

city safety technology has been documented

in an earlier IIHS/HLDI (Highway Loss Data

Institute) report stating a reduction of the col-

lision claim frequency with up to 20 per cent.

Data fromSwedish insurer If showsimilar fig-

ures with frontal collisions in car following

situations being reduced with 23 per cent.

The IIHS study of insurance claims involv-

ing aVolvoXC60 shows that city safety reduc-

es the costs for bodily injury liability with 33

    per cent whilepropertydamage liabilitywas

    lowered by 15 per cent.

Over the years, the risk of being injured

in aVolvohas been reduced continuously and

    substantially. By introducing newpreventive

and protective systems, we keep moving to-

wards our aim that by 2020 no one should be

    injuredorkilledinanewVolvo.Ourlong-term

    vision is thatcarsshouldnotcrash, saysTho-

    mas Broberg.

In 2012 the Volvo S60 was one of only three

vehicles to pass IIHS crash test. Eight out of

11 premium sedans failed an alarming new

    IIHS (United States Insurance Institute)

    crash test.

Only three of the 11 mid-size luxury and

near-luxury cars evaluated earned good or ac-

    ceptable ratings inanalarmingnewcrash test

conducted by the United States Insurance In-

    stitute for Highway Safety.

The new test a small overlap frontal crash

test is designed to replicate what happens

when the front corner of a car collides with

anothervehicle or anobject like a tree orutili-

    ty pole at 64 km/h.

Rather than striking the object dead-on as

in most crash tests, the IIHS delivers a more

glancing blow that only impacts a quarter of

the cars front end. These types of collisions

are particularly dangerous, as the impactwill

    often miss the energy-absorbing structures

    built into the cars frame.

Small overlap crashes are a major source

of fatalities, says IIHS President Adrian

Lund. Nearly every new car performs well

in other frontal crash tests conducted by the

Institute and the federal government, but we

still see more than 10 000 deaths in frontal

    crashes each year.

This new test programme is based on years

of analysing real-world frontal crashes and

    thenreplicating theminourcrash test facility

to determine how people are being seriously

injured and how cars can be designed to pro-

tect thembetter. We think this is the next step

    in improving frontal crash protection.

    TheVolvoS60wasoneofonly threevehicles

pass this crash test testament that Volvo al-

ways has and will continue to excel in the de-

    velopment of safety technology.

The Volvo S60 and XC60, equipped with city safety and collision warning with full auto

brake and pedestrian detection, are among seven models that have received a superior rat-

ing in the new test programme. PHOTO: QUICKPIC

    Jeeps are in that

    class of off-road

    vehicles which

    will crawl over

    just about any-

    thing you point

    them at.

    The recent

    Bridgestone 4x4

    Club Challenge,

    hosted by the Jeep

    Club SA, gave a

    large number of

    Jeep owners a

    chance to prove

    this theory while

    fighting for podi-

    um positions and a

    place in the 4x4

    Club Challenge fi-

    nals, coming up in

    November.

    The event

    round eight of the

    2013 Bridgestone

    4x4ClubChallenge

    was held at the

    Hobby Park com-

    plex on the West

    Rand and formed

    part of a long-

weekend-long Jeep Jamboree event at the

    same venue.

Those who were expecting to compete un-

der mild spring conditions got a nudge in the

rib cage from Mother Nature on a day which

turned out to be cold and windy.

    Almost 40 Jeep

    teams lined up to

    tackle the ten ob-

    stacles on offer.

    Obstacle one

    proved to be an

    early challenge

    several axle

    twisters were fol-

    lowed by a tight

    turn, a steep de-

    scent at an angle,

    and narrow gate

    to negotiate.

    While themore

    experienced

    crews planned

    their routes, the

    rookies had a

    toughertimeof it,

    incurring many

    penalties.

    Obstacle two

    was a real chal-

    lenge and led to

    strained rela-

    tions between

    driver and co-

    driver in some

    cases.

    The competi-

    torshadtonegoti-

    ate a number of

    garages and re-

verse up steep slopes while the co-driver

    shouted directions.

Obstacle three was a water crossing which

looked daunting but proved easy to handle.

Obstacle four had the competitors in a pick-

le though only one Jeep would score full

marks in this challenge which entailed re-

versing up a steep slope with strategically

placed ice packs that caused wheels to slip.

At the top of the incline the Jeeps had to

tap a pole with their rear bumpers not too

softly, but also not too hard.

Obstacle five was a steep and rutted climb

while the sixth obstacle was a tough descent.

Obstacles seven, eight and nine were more of

the same: narrow gates and tight turns, not

tomentionmore rocks and steep inclines and

    declines.

But it was obstacle 10 that will probably en-

dure the longest in thememories of the rookie

    drivers.

Here the driver was blindfolded, and the

co-driver had to navigate the driver down a

    steepdecline, throughsomewater,andupand

    over a steep exit point.

    Therewere a few scarymoments, andmore

than a fewnervous yelps fromdrivers and co-

    driversalike,butintheendall theteamsmade

    it through unscathed.

When the day of close calls was over, the

scores were added up and in third place, win-

ning a hand winch from Opposite Lock, were

Jimmy Olds and Bertus Badenhorst in a

    Wrangler Rubicon.

Second place also went to a Rubicon, that

of Rudolph and Ria Wolmarans, who won a

set of Light Force spotlights from Opposite

    Lock.

And it was a Wrangler Rubicon that took

first place too, in the hands of seasoned com-

    petitors Werner and Armand Schaap.

In giving the Rubicon its clean sweep of the

podium, the teamwon a R10 000 tyre voucher

from Bridgestone South Africa, and booked

a place in Novembers 4x4 Club Challenge fi-

    nals.
