16 OKTOBER ADDED VALUE:LIFESTYLE CENTRE WILL INCREASE INVESTMENT Kelderhof’s new lifestyle centre Residents of Kelderhof Country Village will have been watching the progress of the construction of the Kelderhof Lifestyle Cen- tre with great excitement. Situated on Victoria Circus in the Kelderhof Country Village, the lifestyle centre will become the heart of the development and offer residents facilities where they can socialise and entertain on a larger scale. Michael Kornmüller Architec- ture designed the centre, which will offer recreational facilities in- cluding a lounge and dining area, bar, extensive outside entertain- ment areas, exercise room, two swimming pools, change room, tennis court, and braai facilities. The developers of Kelderhof Country Village, Empire Earth In- vestments, are thrilled that con- struction is under way and comple- tion is expected early in 2015. “The lifestyle centre will add sig- nificant value to Kelderhof Coun- try Village, and we’re delighted that residents will get to experi- ence the further benefits of their investment in the estate,” says Mark Tame, representing the de- veloper. Kelderhof Country Village has experienced a significant escala- tion in sales since Harcourts Plati- num took over the marketing of the estate just over three years ago. Principal of Harcourts Plati- num, Steve Caradoc-Davies, says: “Properties have escalated in val- ue way above market averages due to the development team providing an exceptional product that repre- sents great value. Property values continue to grow at phenomenal rates, and the completion of the lifestyle centre will increase de- mand even further.” Properties available include rowhouses from R1 365 000, to spa- cious family homes from R1 830 000 to R3 000 000, including VAT. Buyers should pre-qualify for abond before buying a homeThe only thing more frustrat-ing than not being able to buysomething you want, is buy-ing it thinking you can affordit, only to find out later thatyou can’t.Shopping forapropertycan

be stressful. First you make alist of the important “must-haves”, and then you startbrowsing the property web-sitesandnewspapers, lookingfor suitable properties toview.Once you’ve shortlisted the

most suitable properties yougothroughtheprocessofmak-ing an offer, perhaps evencounter-offering, until you settle on a con-tract.Outpops thechampagne–you’recele-brating!Ormaybenot.Twoweekslateryou’retold

by your bank or mortgage broker thatyou’re not being offered the finance youneed in order to purchase. The sale fallsthrough, andnowyouhave to shop ina low-er price range. It’s not much fun.According to ooba, a South African bond

originator, banks decline between 37% and55% of all applications. So how can youavoid being a statistic and experiencing thedisappointment of a failed bond applica-tion?Quite simply, change the sequence. Get

yourself pre-qualified before you start look-ing for a property. For one thing, you willbe able to accurately determine what pricerangeyouare able to look in, andwhat cashyou will need. It’s very important that you find out, not

justhowmuchbondyouwillqualify for, butwhat “loan-to-value” (LTV) you may get.

The LTV is the percentageof the purchase price abank will lend you. So youmay qualify for a bond ofR1,7 million, but perhapsnot at 100% LTV. Perhapsyour banks specifies theywill only do a 90% loan, which means you wouldneed to find the other 10%in cash. And don’t forget the oth-

er fees, suchas transferdu-ty, and attorney bond andtransfer costs, which havejust escalated. If you are self-employed

it’s unfortunately muchharder to get a bond. You will need to getall your paperwork in order, including fi-nancial statements and management ac-counts. But going through this process upfront will save youmuch time and possibleheartache later on.You need to also be aware that banks

change their lending criteria, often month-ly. So if you were qualified three monthsago, perhaps today that’s changed. Banksalso have changing appetites for lending –and their rates vary accordingly.Usingamortgageoriginatorlikeoobacan

often be the difference between obtainingyour bond, or not. In fact, ooba claims anapproval rate of well over 70%. They willbe able to tell you which bank would offeryouthebestdeal,andqualifyyouaccording-ly.An added benefit is that, if you have been

pre-approved, your offer carries moreweight with a seller who knows you aremorelikelytogetyourfinancethananotherbuyerwhohasn’t gone through theprocess.

Seven relocation tips for retireesIf you’re contemplating retire-ment or a second career, andthinkingaboutrelocatingat thesametime, thereareseveral fac-tors you need to take into ac-count before you decide whereto move to or whether to moveat all.

Check to see what cultural andsporting activities your prospec-tive location has to offer. So says Richard Gray, CEO of

Harcourts Real Estate, who saysthe cost of living, for example, isan especially critical issue for reti-rees, themajority of whomneed tomake their money go further andlast longer.Andhousing,whichac-counts for a large part of the costof living, is almost always cheapertobuyor rent in smaller townsandcountry areas.Gray says other items such as

food, municipal services andtransport might be more expen-sive away from the city, and theselocationsmight also notmeet yourother needs and preferences, soyou will need to weigh things upcarefully.Gray shares a few things to con-

siderbeforemakingyourdecision.1. Family and friendsIf you have a large network of

family and friends where you livenow, you should think twice aboutmoving away, and perhaps justconcentrate on downsizing to amore secure, manageable home.It is hard to make new friends

when you are older and you willprobablynotseemuchofyour fam-

ily if theyhave to travel a longwayto your new home.2. ClimateCold and wet weather becomes

harder to tolerateasonegetsolder, butextremeheatcanalsobetiring.Heating or cooling one’s home inorder to regulate the temperaturecan also be expensive.3. Access to medical facilities

Older people need to live withineasy reach of general practition-ers, specialists and a good hospitalor clinic, especially if they haveany chronic medical conditions.Retirement villages offering dif-ferent levels of care are worththinkingabout if this is your situa-tion.4. Retirement activities

Check to see what cultural andsporting activities your prospec-tive location has to offer. Music, bridge, drama, book and craftclubs are all good places to meetnew people, as are those cateringto outdoor interests such as bird-ing, walking, gardening, bowlsand golf.5. Connectivity

If you’re determined to move tothe country, you should look for atown that has strong and reliablecell phone signals and offers high-speed, broadband internet connec-tions. Thesewill not only be usefulfor staying in touch with familyand friends, but also for shopping, research, entertainment, onlinetrading, andtheability, ifyouneedit, tocommunicateandcollaboratewith people around the world onwork projects.6.Opportunities for part-time

or volunteer workIf youwantorneed tokeepwork-

ing to stretch your retirement in-come, you should live somewherebusy enough that you are likely tobe able to secure a part-time job ordo locumwork. Alternatively, youmay be looking for opportunitiesto help others, and if you alreadybelong to a service organisationlikeLions,Rotaryor theRoundTa-ble, it is worth checking to see ifthere’s a local branch.7. Business opportunitiesIf your primary intention is to

move from a city to a more peace-ful, less stressful living environ-ment, where you are also hopingto launch a second career or buya new business, be careful – thor-oughly do your market researchbefore you move or make any in-vestment.You may find you are better off

working fromhomewhen it comesto something you already do well. And you should never use yourhard-earned retirement savings tofund a new venture.

Salespickup inStellenboschThevalueofsectionaltitles intheStellenbosch area appears to beon a sharply upward trend thisyear, after a comparatively poorshowing in recent years.

According to aLightstoneproper-ty report, which collects informa-tion from all registered sales in thearea, there has been 90 sectional ti-tle sales in the period of 1 Januarytodate, whichbrought inanaverageof R1,2 million, whereas the sale ofsectional titles sold in the sameareaduring 2013 only managed an aver-age of R831 250.

Meanwhile, according to Prop-stats.co.za, the statistical data ser-vice set up by the Western Capebranch of the Institute of EstateAgents, between January and Sep-tember in 2012, sectional title salesin Stellenbosch raked in an averageof R1 million, while in 2011 the saleof sectional titles sold foranaveragepriceofR1,25 million,upfromanav-erage of R1,07 million during thesame period in 2010.

Schools in Stellenbosch comewith a long and proud history. Thetown has one of the country’s topuniversities and no fewer than 19primary and secondary schools.

LewGeffen, chairmanof LewGef-fen Sotheby’s International Realty, says Stellenbosch University is rec-ognised as one of the top four re-searchuniversities inSouthAfrica.Stellenbosch has developed into avibrant university town.

“The sectional title sector of themarket in Stellenbosch still offersexcellent investment potential inthe market. For the students, in ad-dition to the buzz of campus life, the

academic stimulation and thesports facilities surrounded bymountain scenery, there are side-walk cafés and friendly meet-and-eat pubs - all within walking dis-tance,” says Geffen.

The last few months of the yeartend to be especially busy with par-ents trying to find suitable accom-modation to buy or rent for theirchildren in time for the first termin January the following year. Oth-er buyers in the area include profes-sionals working in the town.

Stephan Maree, sectional titleagent for Lew Geffen Sotheby’s In-ternational Realty, says there is in-credible demand for apartments inStellenbosch. “We currently haveten apartments for sale in Stellen-bosch Central, ranging in price andsize from a bachelor or studio rightoncampus that isgoing forR750 000,toathreebedroomapartment inhis-torical Dorp Street in the heart ofStellenbosch going for R5,99 mil-lion.”

“While property prices saw a

steadybutgradualdeclinefrom2004to around 2009, they have picked upand we seem on track to overtakethe 2011 recordhighofR1,25 millionwith the current average,” saysMarelise Visagie, a platinum selectagent for Lew Geffen Sotheby’s In-ternational Realty, who grew up inStellenbosch and has a great knowl-edge of property trends in the area.

Mareesays studenthousing tendsto be one of the most talked-abouttype of property in StellenboschCentral.

“We have to make it clear that in-vestors are not allowed to buy for-student housing in the residentialsuburbs, and one occupant of theproperty has to be a blood relativeof the owner.”

He says the area of Die Weides isnow earmarked primarily for stu-dent housing, but there is strong op-position to student housing in allothersuburbs. Investorsarebestad-vised to look at apartments or town-house developments slightly out-side the town. ,

Minor tweaks can provepriceless for any sellerAsproperty inventoryshortagesandrisingprices continue to push themarket into theseller’s favour, somemay be tempted to sitback and wait for the offers to purchase tocome flooding in.

However, Adrian Goslett, CEO of RE/MAXof Southern Africa, says even in a market thatfavours sellers, those who want to achieve theoptimum results need to ensure they are pre-pared and stand out from the competition.“There is no doubt that the conditions in to-

day’smarketmake it the ideal time to list prop-erty. However, sellers still need to focus onshowcasing their property and its best featuresto gain a competitive edge over other homes onoffer and realise their home’s true potential.“Tosellahomeatthebestpossiblepricewith-

in a reasonable time frame requires not onlythe right real estate professional, but also someeffort on the seller’s part,” he says.Goslett adds that this doesnotmean that sell-

ersneedtocompletelychangetheexistingprop-erty or undergo costly renovations. It simplymeans that sellers shouldworkonhighlightingthe home’s prime selling points.“Subtle changes canmake a big difference if

done correctly. Small, modernupdates to areasaround the homes can give the entire home afresh,contemporarylookandfeel,withoutcost-ing a lot of money.”Herecommends“a freshcoat of paint anden-

suring the home is tidy is already an excellentstart to ensuring that the home is in show-daycondition.”The kitchen:Possibly one of themost important areas, re-

ferred to as the heart of the home. As an areathat is often the make-or-break deciding factorfor many buyers, an updated kitchen can in-crease the value of the property and will leavea lasting impression.“Refurbishing countertops and cupboards,

alongwith updating large applianceswillmod-ernise and reinvent the space completely.“Addingan island isbothaestheticallypleas-

ing and functional, giving the rooman entirelynew dynamic with additional counter space,”Goslett advises.Bathrooms:This is another area in the home that can ei-

therattractbuyersorhavethemwalkingaway.“Small updates and changes in the bathroom

can have a big impact. Just changing the tapstomorecontemporarystylesoraddingamirrorcan freshen up the look and create a differentfeel.Modern lighting can also change the spaceand breathe fresh life into an outdated area.”Storage and organisation:If the design of the home allows, adding addi-

tional cupboards and storage space will add tothe home’s selling features.“Oftenbuyersarelookingforhomeswitham-

ple storage capacity, so an extra cupboard, ex-panding existing cupboards or walk-in pantrycanbecomeanextrasellingpoint,”saysGoslett. He adds that built–in shelves or a wall unit

in areas with a lot of open wall space can alsobe a unique feature. These are generally rela-tively easy to install and will be a functionaladdition.Flooring:Goslett says having carpets that are in good

condition and professionally cleaned will notonly make them look good, but will also leavethe home smelling great. He notes that if thecarpets arenot ingoodrepairand thehomehaswooden flooring underneath the carpets, itcould be worthwhile lifting the carpets and re-finishing the wood floors.“Wooden floors have always been a timeless

feature that are once again becoming trendywithbuyersplacingahighvalueonhomeswiththis kind of flooring,” says Goslett.“In the casewhere thehomedoesnot already

have wooden floors underneath the carpeting, synthetic alternatives are available that looksimilar but cost far less. The right flooring op-tion can make a room appear larger and willcompletely revamp its look and feel.”Outside areas and gardens:Often the first thing a buyer will see as they

walk onto the property, if not before, is the gar-den. This section of the propertywill be largelyresponsible for creating the buyer’s first im-pression of the home.Additions such as decks and patios can im-

press, however theyaren’talwaysinthebudgetandarenotnecessarilyneeded tomake thegar-den look impressive. “Agarden that isneat andwell-kept will make an excellent impressionwith buyers.”Goslett says simple but effective updates to

a property before it is listed will ensure that itstands out and achieves the highest possibleselling price. While the updates do not have to cost a lot,

the impact they can make will be priceless.

As an area that is often the make-or-break deciding factor for many buyers, an updatedkitchen can increase the value of the property and will leave a lasting impression.

By changing your bathroom taps to a morecontemporary style or adding a mirror, youcan freshen up the look and feel of yourbathroom, a focus point for buyers.

If you have wooden flooring beneath your car-pets, it could be worthwhile lifting the carpetsand refinishing the wooden floors as this is be-coming an increasingly popular attraction forbuyers.

SMALL CAR: BIG FUN

HyundaiGrand i10Fluid: thebig funHANJO STIER

Today, the Hyundai Grand i10 andI would like to teach you a lesson.

Don’t worry; it’s not the hurtingkind, rather the opposite – small carscan be fun. The harsh reality is thatpracticality and price rule when yourbudget is tighter than two coats ofpaint but you shouldn’t settle forsomething cheap ’n nasty.

Sure, ifwealldrovewhatwedesiredthe roads would be jammed with over-heating Ferraris, pink Minis and up-turnedmonster trucks.Youcouldalsobravetheusedcarmarket foranolder, bigger, more powerful machine, butits longevity and maintenance mayjust give you nightmares.

Perhapsyou’reafteranewcarthat’snot too big, bland or bank-breaking.Starting at R139 900 means the newHyundai Grand i10 positions itself inone of the most hotly-contested seg-ments of our car market between ul-tra-compact hatchbacks (think i10,Spark) and regurgitated oldies (Vivo,Figo).

There’s nothing terribly wrongwith any of these, yet the new Grandi10appealsonother levels too.Yes, it’sstill a small city car, but its dimen-sions are more generous than babybrother i10. At the same time, it’sR26 000 cheaper than an i20, whichsounds vaguely familiar. Yip, you’relooking at the replacement of Hyun-dai’s beloved Getz.

Two of my near and dear ones areproud Getz owners. So proud in factthatoneexamplewas lovinglyhanded

down to a younger family member in-steadofbeingtradedinwhiletheotherowner replies to suggestions of a newcar by hissing and frowning vigorous-ly. Why? Because the Getz was a greatlittle car.

Nothing special, nor overly excit-ing. Itwaseasy todrive, veryversatileand economical with an inoffensiveshape and friendly face. And before Iget tethered in more elusive explana-tionsofpriceorappeal, I’d like to statethat the new Hyundai Grand i10 doesits ancestor proud. It’s just as good.

Next to an i10, the Grand boasts anadditional 18 cm length, 65 mm width,45 mm wheel base, 18 mm groundclearance and 31F boot space. At 256 F,the cargo area is smaller than that ofaGetzbut themaximumloadof1 200 Fis superior to the old Hyundai or i10.Passenger space has also increased.

Its interior consists of decent plas-tics and understated fabric patternswith a few silver highlights and bluedisplays to liven things up a bit. It’sa pleasant place to be with simple con-trols and a fuss-free layout. Any Getzownerwouldapprove–ifyoucouldgetthem to calm down, stop hissing andenter a Grand i10.

Hyundai South Africa sells this carwith two trim levels and a choice of5-speed manual or 4-speed automaticgearbox.Allmodelshavealloywheels,air-con,central locking,CDradiowithUSB and Aux inputs, Bluetooth, childlock,ABSbrakeswithEBD,frontpow-er windows and power steering.

I found the steering slightly vagueand rather insistent on returning tothe centre position, but that’s the only

critique I could come up with on ourhigher-spec Fluid test car. Included inthis model are remote access, onetouchtriple-turnindicators, rearpow-er windows and power exterior mir-rors.

TheGrand i10 is onlyavailablewithone engine, a 1 248 cc four-cylinderpetrol worth 66 kW (90hp) or 120 Nm.Forgive me if I was expecting to hangout with motorised chairs and refrig-erated lorries all week, but evenagainst a kerb weight of 1 051 kg, thatdoesn’t sound very encouraging.

How wrong I was. This 1.25L engineisaveryhappy littlemill, eagerlypull-ing forward in traffic and even donat-ing a sprinkling of fun when annoyed. We measured 0–100 km/h in about 11seconds. The absence of traction orstability control means screechingstarts and under-steer are also possi-ble.

TheGrandi10possessesagoodchas-sisandhighprofiletyressetupforridecomfort, while pedal feel is equallyamicable. This little Hyundai is alsoquite frugal, alleging 5.9 F/100km av-erage fuel use from its 43 F tank. Oursfloatedaroundsevenwithmixeddriv-ing, indicated by the multi-mode tripcomputer.

Hyundai includes its5-year/150 000 km warranty and road-side assistance with each Grand i10.AtR149 900 forthisFluidManualmod-el, you’ll find smaller or cheaper alter-natives elsewhere, but I felt that thisis a good little car which is also funto drive. Sounds familiar, doesn’t it?Long live the new Getz!

Audi S3sedan: the focusedappealHANJO STIER

Did you know that Audi makesmore than 30 different cars?Quite a few of them are bigger ortopless versions of existing mod-elsbut ifyou’re inthemarket for, say, a four-door sedan, you canpickbetweensixbasic configura-tions, excluding sporty itera-tions like the S3 sedan I testedlast week.

So just to clarify: Audi makes atwo or four-door hatchback equiva-lent of the Volkswagen Golf; calledA3. The performance version is anS3 and the lunatic special, an RS3(currently not available). To offerevenmore choice to discerning cus-tomers, they slapped a boot on theA3 / S3 range and made this sedan.

Yes, yes, I know what you’rethinking.AGolfwith a boot alreadyexists so this is essentially an AudiJetta. And before anyone points outthesupersellerAudiA4, Icanvouchfor the fact that the A3 / S3 sedanis more compact and has its owncharacter, appeal and design.

The front is almost indistinguish-able from any other modern Audiwhile the dashboard is straight outof the A3 hatchback. In my humbleopinion, it’s the rear end of the carwhere things get interesting – theboot doesn’t seem slapped on at allandthecar’s linesare justexquisite.Clean, taut, muscular and discreet.

This is just my observation butthe S3with its understated go-fasterbits just lookssomuchmorefocusedandwell-proportioned than some ofits curvy competitors. Bespoke tothis model are deeper bumpers,

skirts, a thin boot spoiler, shinytrim and mirror covers, 18-inchwheels, mean lights and four ex-haust pipes.

Its seemingly bullet-proof interi-or spoils you with sports seats andsteering wheel (with shift paddles),climate control, more shiny bits,start/stop system, MMI radio withBluetooth, rain sensor, Audi DriveSelect, progressive steering, XenonPlus headlights, Isofix anchors and

lots of airbags; to name just a few.Our silver test car featured a few

optional extras like navigation, parkingaids, leathertrimandapan-oramic sunroof. Everyone loved thebig glass ceiling but I have to cau-tion tall folks that thiswill encroachinto the already-snug dimensionsand compromise headroom. Bootsize is a decent 390 F while the fueltank holds 55 F.

As you would expect, spending

time in this high-quality cabin is anabsolute pleasure which is height-ened by the pin-sharp displays, topergonomics and intelligent info-tainment system. The navigationwon’t just offer to find a filling sta-tion if your fuel level hits reserve,it will also warn of low battery sta-tus in Bluetooth’d mobile phones.

Even more amazing is the S3 se-dan’s power train – a 2-litre TFSifour cylinder turbo-petrol engine

(210 kW, 380 Nm) linked to a 7-speeddual-clutch (DSG) automatic gear-box. Low-speed response can besluggish, but this is easily remediedby selecting Sport mode or simplyincreasing the angle of your rightfoot.

The motor is reasonably quiet atidle and at constant cruising speedsbut gives off a lovely deep enginegrowl and boomy exhaust noises(with up-shift pops) when angered. It gets even more vocal when youemploy launch control to hit100 km/h in five seconds (our GPSbeat that by 0,2 seconds); top speedis limited to 250 km/h.

Sothen, performancefanswillnotbe disappointed and they alsowon’tmind the S3 sedan’s very firm ride.It doesn’t crash or rattle over une-ven surfaces but I have to tell youthat its damping is hard. Needlessto say, that goes hand-in-hand withexceptional grip and phenomenal,Quattro-supported, handling.

The flat-bottomed steering wheelisusuallyquite lightinitsresponsesbut hardens up in Sport mode to of-fer meatier feedback. And beforeyou think this car is a gas guzzler,Audi claims average consumptionof 7 F/100 km. I did see my averagedrop below eight with careful driv-ing but a realistic average is10 F/100 km.

To sum up, the Audi S3 sedan isa great-looking, well-equipped,slightlyhardandcompact familyse-dan which corners like a house flyand goes like the clappers. The priv-ilege of ownership will set you backR529 500 which also includes a5-year/100 000 km Audi Freewayplan. Galimoto Media
