According to aLightstoneproper-ty report, which collects informa-tion from all registered sales in thearea, there has been 90 sectional ti-tle sales in the period of 1 Januarytodate,whichbrought inanaverageof R1,2 million, whereas the sale ofsectional titles sold in the sameareaduring 2013 only managed an aver-age of R831 250.
Meanwhile, according to Prop-stats.co.za, the statistical data ser-vice set up by the Western Capebranch of the Institute of EstateAgents, between January and Sep-tember in 2012, sectional title salesin Stellenbosch raked in an averageof R1 million, while in 2011 the saleof sectional titles sold foranaveragepriceofR1,25 million,upfromanav-erage of R1,07 million during thesame period in 2010.

“We have to make it clear that in-vestors are not allowed to buy for-student housing in the residentialsuburbs, and one occupant of theproperty has to be a blood relativeof the owner.”

Today, the Hyundai Grand i10 andI would like to teach you a lesson.
Don’t worry; it’s not the hurtingkind, rather the opposite – small carscan be fun. The harsh reality is thatpracticality and price rule when yourbudget is tighter than two coats ofpaint but you shouldn’t settle forsomething cheap ’n nasty.
Sure, ifwealldrovewhatwedesiredthe roads would be jammed with over-heating Ferraris, pink Minis and up-turnedmonster trucks.Youcouldalsobravetheusedcarmarket foranolder,bigger, more powerful machine, butits longevity and maintenance mayjust give you nightmares.
Perhapsyou’reafteranewcarthat’snot too big, bland or bank-breaking.Starting at R139 900 means the newHyundai Grand i10 positions itself inone of the most hotly-contested seg-ments of our car market between ul-tra-compact hatchbacks (think i10,Spark) and regurgitated oldies (Vivo,Figo).
There’s nothing terribly wrongwith any of these, yet the new Grandi10appealsonother levels too.Yes, it’sstill a small city car, but its dimen-sions are more generous than babybrother i10. At the same time, it’sR26 000 cheaper than an i20, whichsounds vaguely familiar. Yip, you’relooking at the replacement of Hyun-dai’s beloved Getz.
Two of my near and dear ones areproud Getz owners. So proud in factthatoneexamplewas lovinglyhanded
down to a younger family member in-steadofbeingtradedinwhiletheotherowner replies to suggestions of a newcar by hissing and frowning vigorous-ly. Why? Because the Getz was a greatlittle car.
Nothing special, nor overly excit-ing. Itwaseasy todrive,veryversatileand economical with an inoffensiveshape and friendly face. And before Iget tethered in more elusive explana-tionsofpriceorappeal, I’d like to statethat the new Hyundai Grand i10 doesits ancestor proud. It’s just as good.
Next to an i10, the Grand boasts anadditional 18 cm length, 65 mm width,45 mm wheel base, 18 mm groundclearance and 31F boot space. At 256 F,the cargo area is smaller than that ofaGetzbut themaximumloadof1 200 Fis superior to the old Hyundai or i10.Passenger space has also increased.
Its interior consists of decent plas-tics and understated fabric patternswith a few silver highlights and bluedisplays to liven things up a bit. It’sa pleasant place to be with simple con-trols and a fuss-free layout. Any Getzownerwouldapprove–ifyoucouldgetthem to calm down, stop hissing andenter a Grand i10.
Hyundai South Africa sells this carwith two trim levels and a choice of5-speed manual or 4-speed automaticgearbox.Allmodelshavealloywheels,air-con,central locking,CDradiowithUSB and Aux inputs, Bluetooth, childlock,ABSbrakeswithEBD,frontpow-er windows and power steering.
I found the steering slightly vagueand rather insistent on returning tothe centre position, but that’s the only
critique I could come up with on ourhigher-spec Fluid test car. Included inthis model are remote access, onetouchtriple-turnindicators, rearpow-er windows and power exterior mir-rors.
TheGrand i10 is onlyavailablewithone engine, a 1 248 cc four-cylinderpetrol worth 66 kW (90hp) or 120 Nm.Forgive me if I was expecting to hangout with motorised chairs and refrig-erated lorries all week, but evenagainst a kerb weight of 1 051 kg, thatdoesn’t sound very encouraging.
How wrong I was. This 1.25L engineisaveryhappy littlemill, eagerlypull-ing forward in traffic and even donat-ing a sprinkling of fun when annoyed.We measured 0–100 km/h in about 11seconds. The absence of traction orstability control means screechingstarts and under-steer are also possi-ble.
TheGrandi10possessesagoodchas-sisandhighprofiletyressetupforridecomfort, while pedal feel is equallyamicable. This little Hyundai is alsoquite frugal, alleging 5.9 F/100km av-erage fuel use from its 43 F tank. Oursfloatedaroundsevenwithmixeddriv-ing, indicated by the multi-mode tripcomputer.
Hyundai includes its5-year/150 000 km warranty and road-side assistance with each Grand i10.AtR149 900 forthisFluidManualmod-el, you’ll find smaller or cheaper alter-natives elsewhere, but I felt that thisis a good little car which is also funto drive. Sounds familiar, doesn’t it?Long live the new Getz!

Audi S3sedan: the focusedappealHANJO STIER
Did you know that Audi makesmore than 30 different cars?Quite a few of them are bigger ortopless versions of existing mod-elsbut ifyou’re inthemarket for,say, a four-door sedan, you canpickbetweensixbasic configura-tions, excluding sporty itera-tions like the S3 sedan I testedlast week.
So just to clarify: Audi makes atwo or four-door hatchback equiva-lent of the Volkswagen Golf; calledA3. The performance version is anS3 and the lunatic special, an RS3(currently not available). To offerevenmore choice to discerning cus-tomers, they slapped a boot on theA3 / S3 range and made this sedan.
Yes, yes, I know what you’rethinking.AGolfwith a boot alreadyexists so this is essentially an AudiJetta. And before anyone points outthesupersellerAudiA4, Icanvouchfor the fact that the A3 / S3 sedanis more compact and has its owncharacter, appeal and design.
The front is almost indistinguish-able from any other modern Audiwhile the dashboard is straight outof the A3 hatchback. In my humbleopinion, it’s the rear end of the carwhere things get interesting – theboot doesn’t seem slapped on at allandthecar’s linesare justexquisite.Clean, taut, muscular and discreet.
This is just my observation butthe S3with its understated go-fasterbits just lookssomuchmorefocusedandwell-proportioned than some ofits curvy competitors. Bespoke tothis model are deeper bumpers,
skirts, a thin boot spoiler, shinytrim and mirror covers, 18-inchwheels, mean lights and four ex-haust pipes.
Its seemingly bullet-proof interi-or spoils you with sports seats andsteering wheel (with shift paddles),climate control, more shiny bits,start/stop system, MMI radio withBluetooth, rain sensor, Audi DriveSelect, progressive steering, XenonPlus headlights, Isofix anchors and
lots of airbags; to name just a few.Our silver test car featured a few
optional extras like navigation,parkingaids, leathertrimandapan-oramic sunroof. Everyone loved thebig glass ceiling but I have to cau-tion tall folks that thiswill encroachinto the already-snug dimensionsand compromise headroom. Bootsize is a decent 390 F while the fueltank holds 55 F.
As you would expect, spending
time in this high-quality cabin is anabsolute pleasure which is height-ened by the pin-sharp displays, topergonomics and intelligent info-tainment system. The navigationwon’t just offer to find a filling sta-tion if your fuel level hits reserve,it will also warn of low battery sta-tus in Bluetooth’d mobile phones.
Even more amazing is the S3 se-dan’s power train – a 2-litre TFSifour cylinder turbo-petrol engine
(210 kW, 380 Nm) linked to a 7-speeddual-clutch (DSG) automatic gear-box. Low-speed response can besluggish, but this is easily remediedby selecting Sport mode or simplyincreasing the angle of your rightfoot.
The motor is reasonably quiet atidle and at constant cruising speedsbut gives off a lovely deep enginegrowl and boomy exhaust noises(with up-shift pops) when angered.It gets even more vocal when youemploy launch control to hit100 km/h in five seconds (our GPSbeat that by 0,2 seconds); top speedis limited to 250 km/h.
Sothen,performancefanswillnotbe disappointed and they alsowon’tmind the S3 sedan’s very firm ride.It doesn’t crash or rattle over une-ven surfaces but I have to tell youthat its damping is hard. Needlessto say, that goes hand-in-hand withexceptional grip and phenomenal,Quattro-supported, handling.
The flat-bottomed steering wheelisusuallyquite lightinitsresponsesbut hardens up in Sport mode to of-fer meatier feedback. And beforeyou think this car is a gas guzzler,Audi claims average consumptionof 7 F/100 km. I did see my averagedrop below eight with careful driv-ing but a realistic average is10 F/100 km.
To sum up, the Audi S3 sedan isa great-looking, well-equipped,slightlyhardandcompact familyse-dan which corners like a house flyand goes like the clappers. The priv-ilege of ownership will set you backR529 500 which also includes a5-year/100 000 km Audi Freewayplan. Galimoto Media
