Light, lines and simplicity define the outcome of the BMW (South Africa) Pty Ltd. Head Office refurbishment. Originally designed by Hans Hallen, this architecturally iconic building has been modernised to reflect BMW’s corporate identity (defined in the NEUE ARBEITSWELTEN – new working environment) and to acknowledge the existing structure while embracing South African energy efficiency and sustainability principles.
Minimum intervention to the outer façade was starkly contrasted by stripping the inner façade to effect interaction with the newly landscaped courtyard; increasing visual connections, efficiency of the circulation space, transmission of natural light via a fully glazed façade, as well as increasing internal comfort levels. Façade transparency and the seamless indoor-outdoor flow are accentuated by the dynamic use of solar tracking louvres.
It was imperative that thermal comfort and energy efficiency be addressed in an holistic manner by implementing green principles throughout the building. As such, the building underwent a complete reinvention of its lighting, energy and ventilation solutions which resulted in a satellite Energy Centre and PV installation – all monitored by an online, visual metering system.
By achieving maximum innovation points, the BMW (South Africa) Pty Ltd. Head Office reiterates BMW’s world renowned brand image of design, passion, technology, innovation and their attention to the finest detail, through architectural design.

Sustainable building features include: The building is designed with a double skin façade with
integrated automated blinds.
The layout consists of 80% open plan and cellular office space with internal open plan areas for support staff.
Air cooled chillers with supplementary thermal storage for chilled water will provide cooling for the building.
A minimum of 10litres of fresh air per person will be provided.
The lighting design has been optimised and each office will be switched using an occupancy sensor, which will also be linked to the HVAC.
