BIM DEFINITION
BIM is a modelling technology and associated set ofprocesses to produce, communicate, analyse anduse of digital information models throughoutconstruction project life cycle – Initiatives WorkingGroup BIM CITP
BIM isn’t just a new way of seeing how things look viaa fancy model, it’s a way of collaborating and co-ordinating data from a range of sources to allow forbetter decision making much earlier than would bethe case using more traditional tools and techniques –National Building Specification (NBS) UK
BIM is the process of developing, using andtransferring the model through a 3D technology thatcontains information to improve the delivery systemthroughout the project life cycle – PWD Malaysia
BIM is a digital representation of physical andfunctional characteristics of a facility. A BIM is ashared knowledge resource for information about afacility forming a reliable basis for decisions during itslife-cycle; defined as existing from earliest conceptionto demolition - US National Building Information ModelStandard Project Committee

PROJECT & ASSET’S LIFE CYCLE
BIM is Not an IT computer mechanism….BIM is Not a 3Dsoftware… BIM is Not a Technology… BIM is Not you dosomething after design. For BIM to be of benefit and notan additional disconnected effort it needs to be aintegral part of the design process. With BIM, the receiveris very dependent on the way we deliver the service.Communication needs to be machine readable, consistent and easily exchangeable across the entireBuilding Production Chain. Human are still the centralfactor. With CAD, we made mistakes and overlookedissues. Nevertheless the system was adjustable to chaos.BIM needs us to be ORGANISED. We have to learn toworkwith it and not against it. It will reward us with….BetterOutcomes”,Michael Ruehr-Hassell Perth
BIM POLICY & STRATEGY AROUND THE WORLD
USA In 2006 the GSA mandated that new buildings designed
through its Public Buildings Service use BIM in the designstage
For all major projects receiving design funding in Fiscal Year2007 and beyond, GSA requires spatial program BIMs be theminimum requirements for submission to OCA for FinalConcept approvals by the PBS Commissioner and the ChiefArchitect
UK The overarching aim of the Government’s initiatives in the construction
industry is to reduce the cost of Government construction projects by20% and to reduce the UK’s carbon intensity in line with its EU carboncommitments
A commitment to BIM in Government projects over a 5-year time frame, and mandating BIM Level 2 from 2016
Scandinavia Norway – The Norwegian Homebuilders Association has
encouraged the industry to adopt BIM and IFC Denmark – Danish State Clients require BIM to be used for
their projects Finland – The State Property Services Agency requires the
use of BIM for its projects since 2007
Asia South Korea – The Public Procurement Service made BIM compulsory
for all projects over S$50 million and for all public sector projects by2016
Hong Kong – The Hong Kong Housing Authority will require BIM for allnew projects from 2014
Singapore – The Building and Construction Authority (BCA) led a multi-agency effort in 2008 to implement the world’s first BIM electronicsubmission. In 2010, nine regulatory agencies accepted architecturalBIM 3D models for approval through e-submission. The acceptance ofmechanical, electrical, plumbing and structural BIM models in 2011
Netherlands In 2012 the Dutch Ministry of the Interior (RGD) requires BIM
for large building maintenance projects

BIM MATURITY : LEVEL ZERO
2D MANUAL
2D CADIn its simplest form, level 0 effectively means no
collaboration. 2D CAD drafting only is utilized.
Output and distribution is via paper or electronic
prints, or a mixture of both. The majority of the
industry is already well ahead of this now. - NBS
BIM MATURITY : LEVEL ONE
2D
3DThis typically comprises a mixture of 3D CAD for
concept work, and 2D for drafting of statutory
approval documentation and Production
Information. CAD standards are managed to BS
1192:2007, and electronic sharing of data is carried
out from a common data environment (CDE), often
managed by the contractor. Models are not shared
between project team members. - NBS
BIM MATURITY : LEVEL TWO
ONE WAY
ONE WAY
This is distinguished by collaborative working – all parties use their own 3D CAD models, but not necessarily
working on a single, shared model. The collaboration comes in the form of how the information is exchanged
between different parties – and is the crucial aspect of this level. Design information is shared through a common
file format, which enables any organization to be able to combine that data with their own in order to make a
federated BIM model, and to carry out interrogative checks on it. - NBS
BIM MATURITY : LEVEL THREE
LOCAL SERVICE
Currently seen as the holy grail, this represents full collaboration between all
disciplines by means of using a single, shared project model which is held in a
centralized repository. All parties can access and modify that same model, and
the benefit is that it removes the final layer of risk for conflicting information. - NBS
