As an independent estate agent, established in Eltham for many years and involved with the Eltham way of life, we thought it was high time we put together some local information which we hope will be of interest to you

along with details of some of our current properties.

The property market has changed quite considerably in the last year or so, for all concerned, buyers, sellers, lenders, legal and fi nancial advisers and last of which, estate agents. We are all getting used to a very fast-moving market, both in terms of property values rising and selling hot off the press, to lots of active purchasers raring to buy.

With the might of the internet casting its net far and wide to generate the maximum coverage for the vendors, it is a very quick transition quite often from making the decision to sell to having a very keen buyer champing at the bit!

Having said this, it does also confi rm that Eltham and its environs are very defi nitely ‘on the map’. The volume of demand for this area is very gratifying to see; as you may already know, this area has so much to offer and word now seems to be getting out.

We hope you enjoy our fi rst edition and we would like to take this opportunity to thank John Webb for his interesting contributions and Triptych Design for their invaluable help in putting together the magazine – the fi rst of many we hope. Eltham’s historic 16th century Tudor Barn, set in the beautiful gardens of Well Hall Pleasaunce, will be the venue for a programme of Sunday afternoon music this summer.

A variety of concert bands, singer-songwriters, jazz, blues and soul groups will be entertaining parkgoers on the green in front of the Tudor Barn from 2 to 4pm each week.

Rounding off the summer, will be the Pleasaunce’s annual autumn ‘fun day’ on Sunday August 31, a treat for the family on the weekend before the schools are back. The fun, including Punch and Judy, live music, exotic animals, owls and circus skill workshops, starts at 11am and goes through to 5pm.

Sitting atop Shooters Hill, Eltham’s 18th century folly, Severndroog Castle, is opening to visitors this summer for the first time in 25 years.

The three storey building, built by a grieving widow in memory of her seafaring husband, has been restored with a £500,000 grant from the Heritage Lottery Fund

From the viewing platform on its roof, a vista can be obtained of six counties, across Blackheath and over the River Thames to the skyscrapers of central London. A ground fl oor café will open for teas and cakes, there will be a function room on the fi rst fl oor and on the second, an interpretive centre with information about its history.

A multi-million pound restoration of Avery Hill’s magnificent Winter Garden

has come a step closer.

Plans have been released by the University of Greenwich for the refurbishment of the country’s

largest glasshouse outside Kew.

Built in the 1880s by minerals magnate Col John North, the Winter Garden has three high

domed spaces to house his collection of plants.

But he only lived six years after its completion and, since the 1900s, the Garden and associated

Mansion has been used for education.

Now, the University is applying for more than £3m from the Heritage Lottery Fund for the complete

restoration of the Grade 1 listed building. Work could start as soon as 2016.

Not all housing estates survive for 100 years, and when they do, the residents aren’t always celebrating. But in the case of Eltham’s Progress Estate, 2015 will be a year to remember. A series of events is being planned by the Progress Residents Association to celebrate the estate’s centenary...

It was in January 1915 when plans fi rst emerged to build on some 96 acres of

farmland in Eltham to house workers at Woolwich Arsenal engaged in arming our

soldiers in World War One. Less than a year later, the Estate of nearly 1,300

homes was fi nished, a remarkable feat of logistics. The estate was p l a n n e d o n ‘ g a r d e n c i t y ’ lines to b l e n d in with t h e contours of the

slopes running down from Shooters Hill.Even at the time, the narrowness of some of the roads breached local authority guidelines and the design was so quirky that it is said that no two houses are exactly the same.The fi rst sod was cut on 8 February 1915. Despite two strikes by workers and the death of a bricklayer who slipped off scaffolding, 800 houses were fi nished by July and the remainder by December.In March the following year, Queen Mary

the portrait of her husband, the King, in the living room.Over the decades, it has always been a popular place to live and its unique character was recognised in 1975 when it was granted Conservation Area status, which allows the council to protect its special features from inappropriate development.In the heart of the estate is Lovelace Green, a triangle of grass and trees, and its spiritual home is the Progress Hall in Admiral Seymour Road, which provides modern facilities for community groups.Both these locations will provide locations for next year’s programme of celebrations being planned by the lively and active Progress Residents Association.Lovelace Green will be the setting of an outdoor event over the summer; the Progress Hall will host two special productions by the local

a WWI theme.Former resident John Sandon, a familiar face for viewers of Antiques Roadshow, has agreed to be the centenary’s presidential fi gure, and will give a talk on his experiences with audience members invited to bring a piece of porcelain for valuation.An impressive stock of merchandising has been acquired and will go on sale shortly so that residents really can say that they ‘got the mug and got the t-shirt’.The residents’ talents as artists will be put to the test with an exhibition of work at St Mary’s Community Centre in Eltham High Street, organised by Progress artist Lyn Bennett.In addition, there will be guided walks of the estate and possibly even a ‘talking history’ project on video.Further information is available from the PRA’s chair Rita Billingshurst on 020 8856 5593, offers of help are always welcome. Next year the Progress Estate celebrates its centenary and it is a testament to the quality of these sought-after homes that they have stood the test of time.
