Beirut Tower is a 25-storey residential development on Beirut’s sea front. This luxurious multi-storey building has a construction area of around 50,000 m2 with an average floor area of approximately 2,000 m2. Originally, the slabs on the project were designed as 400 mm-thick, reinforced concrete units incorporating infill blocks; and drop beams across long spans and in areas of special geometry. The CCL team carried out a value engineering exercise and proposed an alternative solution consisting of a two-way post-tensioned slab using the CCL bonded flat-slab system. This resulted in a reduction of slab thickness to 250 mm and the elimination of most of the drop beams, creating a more spacious, flexible interior. The amount of passive reinforcement required in the slabs was also significantly reduced to produce cost savings and accelerate fixing times. A casting cycle of 10 days per level was achieved, ensuring that the building was completed ahead of schedule, to the delight of both the contractor and the developer. CCL post-tensioned slabs not only reduced material content and construction time, they also enabled the creation of an additional storey within the original design. Thinner slabs reduced the overall building height to accommodate an extra floor within the same building envelope required by local planning regulations. Beirut Tower is a 25-storey residential development on Beirut’s sea front.
