Welcome to Bedford House on Balham High Road, the latest residential apartment scheme from the award-winning Ipsus Developments.

A R E A S

The generously proportioned living areas of the Bedford House apartments are designed for modern living – for relaxing on the sofa in front of the TV or taking in a bit of sunshine, for catching up on work, romantic dining or cooking for friends. The comfortable open-plan layout brings a relaxed feel and a sense of space. At the same time, we’ve subtly built in zones for living, dining and kitchen spaces – and there’s even a dedicated spot for a home office. It’s all part of our attention to detail and thoughtful design.

Flooded with natural light from floor-to-ceiling windows, the majority of the apartments are either south-facing to enjoy the midday and afternoon sun or west-facing for sunshine in the early evening. Many are also dual aspect, with windows in both the dining and living areas creating a clean and light environment.

All the refined contemporary apartments have outdoor space. Bronze-coloured aluminium-framed sliding doors open onto balconies with frameless glass balustrades and timber decking, or patios/roof terraces with granite paving.

This smart sophistication is also reflected in a neutral palette, with white and off-white walls and woodwork, and white smoked oak wood floors. It makes for a simple elegant apartment, ready for you to unpack as soon as you move in, or a blank canvas for your own sense of style.

Distinct sections of the free-flowing living areas of the Bedford House apartments, the smart and contemporary kitchens are carefully designed for the best use of space. The idea is to bring a simplicity and ease of use to the kitchen, so that cooking and entertaining at home is as seamless and relaxing as it can be.

The high-quality German kitchens fit perfectly with the smart sophisticated style of the rest of the living area. Satin lacquer cabinets are in snowy white and steely grey colours, with integrated aluminium handles and soft closing doors providing a feeling of luxury. The grey palette continues with the granite tones of the composite stone worktops and full-height splashbacks, as well as the stainless-steel undermounted sinks.

The high-specification kitchen appliances – all by Siemens – reflect the quality of the development overall. All apartments have integrated dishwashers, ovens or combination oven/microwaves, ceramic hobs, built-in extractor fans and full-height fridge/freezers. The washer/dryers are also Siemens but, as part of our careful consideration of the best design for the apartments overall, we’ve placed them in a hall cupboard, so as to minimise the noise and clutter in the kitchen area.

Again, we’ve paid attention to the smaller details – putting the dishwasher next to the sink for ease of use, installing both concealed as well as visible sockets, integrating pull-out recycling bins and cutlery trays into the kitchen units, having LED task lighting above the worktop – small but thoughtful touches that make day-to-day living that little bit smoother.

The bathrooms at Bedford House are elegant and functional in equal measure. Continuing the sophisticated design and high specification found throughout the apartments, the contemporary bathrooms both look beautiful and work beautifully, with high-quality fixtures and fittings.

All the apartments have separate bathrooms with bath/shower combinations, whilst the two- and three-bedroom flats have additional en-suite bathrooms with walk-in showers. The floor-to-ceiling frameless glass divide of the walk-in showers is just one example of the sleek understated style. High-quality brassware and sanitaryware includes sleek white basins with vanity units tucked away underneath, containing a self-closing drawer. All the bathrooms are fully tiled with sophisticated natural stone-colour tiles on the walls and floors, and there is underfloor heating with individual room control as well as a large electric towel rail.

Throughout the apartments, we have considered the smaller details that are the key to good-quality design. For example, showers have handheld wands as well as overhead showers so you don’t need to get your hair wet unless you want to, whilst taps are sited away from the flow of water so you can turn them on and remain dry! The bathrooms contain LED strip lighting to create a more relaxing environment and the shower screens have been designed to fold back flush against the wall. We’ve tried to remove clutter for a relaxing experience, with shaving sockets and shelves concealed in little niches. We’ve kept the focus on luxury throughout, such as wall-hung WCs with soft-close seats and integrated mirror demisters.

With the design focusing on comfort and ease of use, the generously sized bedrooms are one of the most relaxing spaces in the Bedford House apartments. Our thoughtful design principles mean we have maximised the sense of space so the room works well and also feels incredibly restful.

All of the contemporary master bedrooms have space for a kingsize bed opposite a large wall, which has been reinforced if you wish to install a TV or hang a statement piece of art. Set slightly apart from the sleeping area, there are separate dressing zones in the master bedrooms, complete with full-height mirrors and elegant built-in wardrobes. Specially designed for the Bedford House development, the wardrobes have linen linings and concealed lighting, bringing a sense of luxury to the room.

The bedrooms continue the understated elegant style, with the same calming neutral palette as the living areas. High-quality carpets in a soft ash colour complement the white walls and the hemp tones of the wardrobes. The floor-to-ceiling windows bring lots of light, and are also double-glazed for complete relaxation. With so many years’ experience, we know that the details are key to the quality of design. Throughout the Bedford House apartments, we have considered every element of the specification with the greatest attention to detail. Our focus is to create functional, elegant rooms – where the sense of style combines with ease of use and comfort.

For a start, all the fixtures and fittings are of the highest quality. In the bespoke German kitchens, all the appliances are manufactured by Siemens. The bedroom wardrobes are made by a bespoke Italian furniture designer. Bathroom fittings consist of hard-wearing quality Duravit porcelain sanitaryware and Hansgrohe chrome brassware. The wall-mounted WC has a soft-close seat. The bathroom mirror an integrated demister. The Duravit vanity unit is a beautiful piece of crafted furniture.

As well as the fixtures and fittings, the materials used throughout the apartments are also of a high quality – from the durable, maintenance free decking on the balconies to the granite paving on the terraces, the powder-coated anodised aluminium window frames, composite stone kitchen worktops and fully tiled bathrooms.

K I N G STO N

Get up really early one morning and wander the streets of south London and you might come across artist Rodney Kingston hard at work. As soon as the clocks go back and the days get longer, the self-confessed ‘early bird’ is up and out of the house at dawn to engage in his passion of plein air painting. He says he loves painting London in the early morning light and ‘watching the city waking up’.

Having completed a foundation course in art and design at Wimbledon School of Art, he studied graphic design at Camberwell College of Arts. But he never forgot his love of oil painting and stuck with it. Then, in 2013, he took part in an outdoor quick-paint event – and plein air painting became one of his favourite ways to capture a subject.

Rodney, who recently featured on Sky Arts Landscape Artist of the Year, cites John Singer Sargent as an influence. Rodney says that what excites him about painting is ‘the challenge of translating a three-dimensional subject in front of me into a realistic two-dimensional oil painting’. But the live nature of plein air painting brings its own challenges. Everything can change – the weather conditions, the shifting light and shadow, even the scene in front of him can transform itself over the course of an hour. He says, ‘You never know who’s going to turn up and be in the picture.’

Commissioned by Ipsus to capture the essence of Balham through painting, Rodney enjoyed getting to know a new area of London. Although there are lots of trendy cafés in the area, Brickwood caught his eye, with its corrugated iron signage and vibrant red colour – ‘It had a real good vibe, bit of a buzz’. Then there’s the familiar Portland stone of the 1920s Tube station – ‘you could take the logos off and still know what it was’.

It’s not always plein air of course. As soon as Rodney saw the light streaming into Milk café through its wraparound windows he knew it ‘leant itself nicely to an interior piece’. But even so, the experience was pretty typical of plein air painting: halfway through his picture of The Bedford pub, the weather changed dramatically – ‘it got a bit stormy and I had to pack up and finish in the studio’.

Bedford House is five minutes’ walk to the heart of Balham, with the underground and railway stations. You can get to Waterloo or London Bridge in 15 minutes, Clapham Junction in 5. Walk in the other direction and you’re seven minutes from Tooting Bec, also on the Northern line.
