LOCATION
The Retreat is located 122 miles north of Salt Lake City International Airport on
the Idaho border in Garden City, UT. The property address is 70 West 150 South
Garden City, UT 84028. Travel time from Salt Lake is approximately two hours
via Interstate 15 northbound and merging onto Highway 89 in Brigham City
through Logan Canyon. The property is accessible year round.
Bear Lake County Airport, located in Paris Idaho, is a county owned, public
airport for small aircraft. The airport is located 19.7 miles from Garden City via
Highway 89 through the Bear Lake National Wildlife Refuge.
Bear Lake Memorial Hospital is located in Montpelier, Idaho, which is 29.7
miles northbound on Interstate 89, ten miles from Paris, Idaho. Montpelier

HISTORY
Bear Lake was discovered by mountain men in 1811. The lake itself is one
of two bodies of water left over from the ancient Lake Bonneville and
is approximately 250,000 years old. It has been called the “Caribbean
of the Rockies” because of its turquoise-blue color and beautiful sand
beaches. During the summers of 1827 and 1828, Mountain men such
as Jim Bridger and Jedidiah Smith held annual rendezvous in the area
where they exchanged furs for food, guns, ammunition and supplies.
The Bear Lake Valley is known for its production of raspberries. Every
year during the month of August, the locals celebrate the annual crop
with the Raspberry Days Festival. The event brings people from around
the world to enjoy freshly made raspberry shakes and jam, rodeos,
parades, fireworks and dances.
TERRAIN AND WILDLIFE
Terrain consists of wild grasses, quaking aspens and pines. Wildlife is
abundant and diverse. It is not uncommon for resident animals to come
right up to the windows of the home to say hello. You can count on
seeing moose, elk, deer, wild turkeys, Canadian geese and even buffalo
without leaving yard. The wilderness surrounding the parcel consists
of big game, upland game and waterfowl with the option to hunt
everything, with the exception of pheasants which are not found in the
area. The adjacent neighbor works for the Utah Division of Wildlife and
is happy to advise you on hunting.

FISHING
Bear Lake is also a trophy cutthroat trout fishery which produced the standing Idaho State record nineteen pound Cutthroat. Lake Trout (mackinaw)
reaching 30 pounds also live in Bear Lake. Ice fishing for these monsters is possible throughout the winter.
There are four endemic fish species in Bear Lake which are not found anywhere else in the world: the Bonneville Cisco, the Bonneville Whitefish, the Bear
Lake Whitefish, and the Bear Lake Sculpin. The January-February spawning run of the Bonneville Cisco draws the fish close to shore where they can be
dip-netted through the ice. Ciscos are known for their delicious taste and dip-netting makes it easy to catch enough for a plentiful fish fry.
The area surrounding the retreat provides multiple still water and stream fishing
alternatives. The Logan River and Black Smith’s Fork River are popular fly fishing
destinations. Swan, Bloomington and Paris Creeks are also near the ranch, each
offering a unique fishing environment.
RECREATIONAL PURSUITS
In addition to hunting and fishing, attractions to the property include: Boating, waterskiing, four wheeling for both ATV and SUV’s, hiking, mountain biking,
wildlife watching and stargazing. The unique composition of the water in Bear Lake creates ideal conditions for scuba diving and snorkeling. The allure for these
activities is enhanced by the ancient history of the lake and the legends of the Bear Lake Monster.
During the winter, enjoy excellent cross country and downhill skiing, snowmobiling and ice-fishing. Beaver Mountain Ski Resort is 15 minutes away where you
can ski in a picturesque mountain setting without the crowds. The Beaver Mountain area is a great place to snowmobile and recreate year round.

IMPROVEMENTS
The owner’s residence holds the distinct honor or being the second home
built in the Bear Lake Valley in 1889. It is approximately 2400 square
feet with four bedrooms and two bathrooms. The retreat has since been
remodeled to modern standards but many of the original 18th century
fixtures remain intact. A new furnace provides heat but there is also a
wood-burning stove capable of heating the home.
Other structures include a 2000 square foot heated and insulated, tall-
bay garage and a second 4-bay garage for storage. Clean white fencing
encircles the entire yard.
