Value Engineering Consulting Options regarding project costs are typically explored throughout project delivery.   While these ideas are intended to improve value, they may have unintended consequences with respect to performance and durability.  Built Environments reviews these initiatives to independently verify performance claims and life cycle costs.

Introduction Hygrothermal modeling evaluates the movement of heat and moisture through building assemblies.  These computer‐based simulations offer highly accurate predictions of moisture performance for preventing early degradation and reduced service life.  Outdated techniques such as dew point analysis assume over‐simplified steady‐state conditions without consideration for bulk water penetration as required by current design standards.  Built Environments has practiced hygrothermal modeling and other performance simulations for over 20 years.   Our analyses are validated against two decades of field experience in architectural forensics and a firm understanding of why buildings fail.  This experience offers a truly unique perspective.  From understanding the moisture resistance of pozzolanic mortars in Puerto Rico to the effects of masonry freeze‐thaw damage in Minnesota, we have the simulation proficiency to assure success.          

 

Benefits Hygrothermal analysis provides assuredness that your assemblies resist the ravages of climate and time.  Investigate the dangers of interstitial condensation, freeze‐thaw damage or driving rain.  Study the effects of moisture entrapment behind exterior continuous insulation. Estimate construction drying times or use modeled relative humidity to predict mold growth potentials at any point within the modeled assembly. Analysis can also help you select retrofit strategies for energy upgrades, assembly variations, climate fluctuations or extreme moisture loading.  These analyses enable informative comparison and ranking of different designs with respect to moisture performance and assembly service life.

M. Steven Doggett, Ph.D., LEED AP Principal Scientist  Dr. Doggett is the firm’s founder and principal scientist. He has over 20 years of experience consulting with architects, contractors, developers, building owners, and government agencies on building enclosure performance. Dr. Doggett’s expertise combines advance building science with extensive field and design experience to help multi‐stakeholders achieve resilient, high‐performing buildings. He has served as the principal investigator and senior project manager for all markets and all building types. Dr. Doggett currently chairs the Minnesota chapter of the Building Enclosure Council an initiative formed by the Building Enclosure Technology and Environment Council (BETEC) and the National Institute of Building Sciences (NIBS).  Dr. Doggett is also actively involved in standards development for sustainable building practices, resilient design, and building enclosure commissioning.    Contact: sdoggett@built‐environments.com

 

  

Robert F. Brunjes, AIA , CID Principal Architect  Mr. Brunjes serves as the firm’s principal architect. He is a licensed architect with over 30 years of professional practice experience. His design experience includes a diverse portfolio of project types including commercial and municipal buildings, industrial facilities, schools, churches, and residential projects. His practice has generated innovative design solutions that integrate improved building performance, sustainable design, and enhanced environmental quality. Mr. Brunjes also brings over a decade of investigative and management experience involving distressed buildings affected by construction defects, material failures, and water damage.
