As great as summer is, with all the vacations, lake and ocean swimming, sunshine, patio
barbeques and icy drinks; the end of summer is also excellent. Kids can stop moaning about being bored and start moaning about homework, you get to pull out all your fancy professional work clothes and wear boots without broiling yourself to death, you can start consuming red wine again and generally get back to your normal routine while complaining about the rain and planning Mexico trips.
But before summer actually comes to a close, there are a lot of great things to do in beautiful Metro Vancouver, things that can make you feel grateful to live here, no matter what time of year it is. Some activities to enjoy
before the end of August: � e PNE (of course), � e Richmond Night Market, all the wonderful outdoor pools in Vancouver, Bard on the Beach, � eatre Under the Stars in Stanley Park (I strongly recommend “Hairspray”) and a Canadians baseball game at Nat Bailey Stadium, to name just a few.
Coming up we can look forward to � e Ghost Train (a personal favourite), autumn produce at local farmer’s markets, lots of exciting grand openings by developers near you, and of course skiing. Who could forget that?

For many who live in the Greater Vancouver Area, the only way to own property is to move to the suburbs. Increasingly, however, certain neighbourhoods in the Lower Mainland are redefining what is thought of as suburban.
The Township of Langley certainly qualifies as one such place. Although suburbs are typically populated as a city sprawls out, Langley was one of the first locations in BC settled by Europeans. As such, it has a rich cultural heritage
reflected in the variety of architecture styles that save it from being monotonous.
Ambling down Murray’s Crescent in Murrayville, for example, is like taking a walk through British Columbia’s colonial past: beautiful colonial-style buildings line the street, and a little parkette at the centre is the perfect spot for neighbours to gather. What’s more, the story of how Murrayville got its name is a source of pride for locals: in 1884 young Alexander Murray died in a heroic attempt to save a friend from drowning.
Fort Langley is known as “The Birthplace of British Columbia,” and traders for the Hudson’s Bay Company were the first non-indigenous people to populate the area, beginning in 1827. When gold was discovered in the Fraser River in 1858, Fort Langley became an important supply station on the way up the river in search of gold. After the gold rush, Vancouver and New Westminster continued to grow into larger cities, while Langley remained a largely rural landscape.

this rural feeling, consisting of farming territory and ALR land, recent development and increased population density in certain key areas have been catalysts for some change in the Township of Langley.
The new Willoughby Town Centre, for example, which is being touted as Langley’s first truly walkable community, has plenty on hand for all, including delish sushi at Noma, a great cup of joe at Mattu’s Coffee & Tea, a health club, a liquor store, a grocery store, a drug store, and a nail salon.
The family feel of this neighbourhood is a further selling point. Sanveer Shokar of Sunmark Homes explains, “On a Saturday, all you’ll see are joggers, people on bikes, and kids playing in parks.”
Qualico’s Kensington is right on site here, and, as such, is a no-brainer for those who like to have everything right at their doorstep. It is being touted as “Langley’s first truly walkable community,” according to Sales Manager Denise Lintott. She continues, “Not only does Kensington make all daily essentials accessible, but it
offers more space at incredibly desirable price point.” With prices starting as low as $199,900 for 600 square feet, Kensington makes purchasing a condo with amenities nearby easy, even for younger buyers. This message has been appealing to downsizers and first-time buyers alike. First-time buyers find the price appealing, while the empty-nest set are attracted to the fact that they can have single-level living here, without sacrificing as much space as they might have to elsewhere.

Murrayville is home to an eclectic variety of buildings and shops that recall the town’s history, while giving residents and visitors plenty of what they want in the here and now, and Brandon Trent, Project Manager at Fifth Avenue Marketing, is clearly excited about what’s going on in Murrayville. “Not only is this a mature neighbourhood, but this, combined with
the amount of ALR land nearby, means that the area won’t see too much construction.” This means, of course, that this long-established quiet community will remain a peaceful haven for families.
Although it’s exciting to see the Township of Langley moving into the twenty-first century with these walkable communities, it’s also reassuring to know that it won’t lose it’s charm as a quiet place to live in the process: farms still abound here, and the volume of ALR land in the vicinity ensures that this community will always be surrounded by plenty of greenspace and fresh air.

NEGATIVE IMPACT OF LIMITING FOREIGN INVESTMENTPremier Christy Clark recently replied to Mayor Gregor Robertson’s suggestion that foreign investment in Vancouver be limited as a means of cooling o� the hot the housing market. Clark argued that such measures might not greatly a� ect housing prices, but that they might harm B.C.’s economy by causing severe job loss in the construction and real estate sectors. Naturally, the provincial government is cautious about making any policy decisions that could have this kind of economical impact.
BRIAN JACKSON STEPS DOWNBrian Jackson, Vancouver’s general manager of planning and development, is planning to retire at the end of the year. Jackson has occupied the position since he took over from former director of planning Brent Toderian in 2012. Jackson was criticized for the way he handled the planning of development in Grandview-Woodland. Residents of the area were unhappy that plans included 11 towers close to Broadway/Commercial SkyTrain Station, and felt that the community had not been properly consulted. As a result, a citizens’ assembly, allowing the public a chance to o� er feedback, was created. As Brian Jackson steps down, it remains to be seen who will assume the position after his departure. If his replacement is not explicitly given this authority by council, this person will have to report to the city manager.

RICHMOND TACKLES MONSTER HOMESRichmond City Council is working to control the number of monster homes cropping up around the city by cancelling single-family land use contracts by early next year. � ere will be a public hearing this fall, which will try to bring land use contracts under existing zoning bylaws, as a measure to ensure that redeveloped homes blend with the character of their existing neighbourhoods. As Richmond tackles monster homes, so do other cities in Metro: even though tighter zoning restrictions in Surrey mean that it has yet to encounter the same issues as Richmond, city o� cials there are hoping to cancel its land use agreements, and residents of tony West Vancouver are resistant to the idea of reducing the maximum size of homes there.
VANCOUVER WATER RESTRICTIONS PERSIST, DESPITE RECENT RAINJust because we’ve had a bit of rain in Metro Vancouver recently, it doesn’t mean it’s time for Vancouverites to bring out their sprinklers just yet. Although the recent rain may have helped to marginally reduce daily water consumption, it did little to top up the supply in Metro’s reservoirs, and Stage 3 water restrictions remain in e� ect.

The Canadian government recently implemented credit card regulations that increases transparency and protects consumers. Here are some of the regulations:» Credit contracts and application forms
must have a “summary box” that clearly explains interest rates, fees, and how long it would take to fully repay a balance if only minimum monthly payments are made.
» Banks must give advance disclosure of interest rate increases, even if this information is already in the credit contract.
» You must give your consent before your credit limit can be increased.
» If you transfer your balance to a lower-interest card, your payments now have to be allocated in your favour.
» There’s now a limit on certain debt collection practices used by financial institutions.
» Banks can’t charge over-the-limit fees resulting from holds placed by merchants.
» You have a minimum 21-day interest-free grace period on all new purchases if you pay your outstanding balance in full by the due date.
While critics don’t think these regulations go far enough to protect the consumer, at least the government is trying to make an effort to help consumers avoid predatory lending practices. And that’s a good thing.
However, an even better strategy is to start weaning yourself off of credit card debt. Unlike taking out a mortgage to buy a home
or revenue property, buying stuff with your credit card at high interest rates doesn’t yield any returns - it simply gets you deeper in debt.
The following are some tips to help you use your credit card responsibly so you don’t pay unnecessary charges and get in trouble with credit card debt:» When you pay for something with a credit card, you are taking
out a loan and you have to pay it back.» Pay the balance in full each month» If you can’t pay it in full, pay as much as you can» Don’t make only the minimum payment» If you always carry a balance, get a low rate card» Pay a few days before the due date» If you have a line of credit, transfer the balance to your line of
credit with a lower rate. The goal is to pay down your debt and not go further into debt.
Put yourself on a budget, take a part-time job (or start a home business) and eventually get your credit cards paid off. You will be astonished how much extra money you will have to invest in assets that actually appreciate in value and put cash in your pocket!

Often people who are in debt say they no longer want to be in debt. And often they take the steps to get themselves out. But, it seems to me, just as often people who claim they want to get out of debt do little to change their behaviour and their outcome. They keep on doing the things that got them into debt in the first place. Here are the first four of 15 questions you may want to ask about why you’re in the hole.
DO YOU BUY STUFF YOU DON’T NEED? The biggest cue that you’ve got the impulse monkey on your back are the things you have bought but not used: the clothes with the tags still on, the shoes you have yet to wear, the new dishes you’ve used just once or twice in the six months that you’ve owned them.
Impulse shoppers are the first to admit they have a problem and the last to do anything about it. If you’re an impulse shopper, you need to remove the fuel for the impulse. That means cutting up your credit cards – or disabling them in some other fashion – and limiting the amount of cash you carry. It also means leaving your debit card at home unless you’re headed out to take care of a need: gas, groceries, etc. When you do go shopping, you have to use a list and never stray from it.
Window shopping is torture for the impulse shopper so don’t browse stores or participate in this female bonding ritual since you’re just teasing yourself by drooling over a bunch of stuff you don’t need.
DO YOU USE CREDIT TO BUY THINGS YOU CAN’T AFFORD TO BUY WITH CASH? Hey, when you spend money you don’t have by using your
credit card, line of credit or overdraft, you’re doing the wrong thing, plain and simple. If you can’t afford to pay for something in cash today, you should not be buying that thing, I don’t care how important you think it is, how great a deal you’re getting, or how desperate you feel. Using credit is no way to get out of debt. Put away all forms of credit and commit to building yourself a budget that balances. If you want something, you’ll have to give something else up to accumulate the cash you need to buy it. If you can’t come up with the cash, you must not want it badly enough.
DO YOU BUY THINGS FOR A ONE-TIME USE THAT YOU COULD BORROW FROM A FRIEND OR RENT? Practically everyone is guilty of this. You need something such as a sewing machine or power washer twice a year so you go and buy one and then watch it – and the money you spent, likely on credit – sit and grow cobwebs (and interest charges). What’s with us all? Do we have to own everything we ever use? In the old days, friends borrowed from each other and stuff got way more use. Now our possessions are so much a part of who we are we: a) hate to lend, and b) hate to have to admit we don’t already have one. Dumb! And why do we feel the need to apologize because we don’t have the right kind of wine glasses when entertaining guests? “Sorry, I only have these cheap glasses.” It’s a glass, for heaven’s sake!
DO YOU BUY CERTAIN BRANDS BECAUSE THEY ARE A STATUS SYMBOL? While any car gets you from point A to point B, the high-cost, brand-name buggies come with “oohs” and “ahhs” from friends and relatives. Ditto with the D&G sunglasses, the LV handbags, the CL shoes . . . I could go on forever. If you’re paying a premium to have a brand name, you have to ask yourself why. Is it because you don’t have confidence in your own sense of style? Is it because you’re trying to emulate the dudes and dames of TV and movie fame, wearing what they wear, driving what they drive, eating what they eat? How come? Is your life so sad that you’re trying to escape?
Hey, I’m all for spending your money on the things that bring you pleasure, so if you’re not using credit to make expensive brands part of your image, I’m not talking to you. But if you are using credit, what makes you think you have the right to this stuff if you can’t afford to pay for it?

The reality is that once you move in together you have to share a space, and your space ultimately reflects your style. You have to take what you both have already and determine what to keep, what will work and what won’t. Weather it be her childhood teddy bear, or that ugly thing he calls a “sofa,” the issue that arises is how to blend her past along with his, and still have an extremely well-decorated and tasteful place to go home to.

Do you really need that 52-inch plasma television, or should you spend on something else? Make a wish list that is prioritized, starting with what you really need and where your money needs to go first. Find common ground and choose on an overall design style and concept.

It’s always interesting to watch new home and condo buyers as they choose their upgrades. Naturally, they’re excited about this chance to customize their homes. Some throw caution to the wind, exceeding their budgets by thousands, while others are determined to not go a penny over. Whatever your personality type, the ability to prioritize is key.
The types of upgrades available to you will depend largely on your builder. Among the most popular options are hardwood floors, finished basements and gas fireplaces. (In more exclusive communities, these may be considered standard features.) Upgrades can be as modest as a soft-close toilet seat or as dramatic as a coffered ceiling. You may have the opportunity to select crown moulding and taller baseboards, or high-end appliances, custom cabinetry and top-of-the-line hardware. Mosaic tile backsplashes, granite countertops, elegant lighting fixtures, closet organizers, rain showerheads… the list goes on and on. As you can imagine, it’s enough to set your head spinning.
SO, WHICH FEATURES SHOULD MAKE THE FINAL CUT? Consider the following:» Which upgrades will have the most
impact on your quality of life? Write down every option that appeals to you, and then rank them in order of importance. You may be surprised to find that sometimes it’s not the most expensive items that matter most to you.
» Which make the most sense from an investment point of view? While it’s hard to imagine selling a home that isn’t even built yet, there will come a day when you’ll want your home to appeal to buyers. Money spent on solid gold bathroom faucets will not be recouped, I promise you. Hardwood floors, on the other hand, tend to be a crowd-pleaser.
» Which can be easily postponed for a couple of years? If you’re still having trouble allocating your budget, opt for the upgrades that are most technically difficult to install. Gas fireplaces, for instance, are a good feature to install right off the bat, while cabinet hardware can easily be replaced at a later date.
While I don’t generally advise my clients to splurge on every bell and whistle, the right touches will make your home feel as special as you are. Like so much in life, it’s about striking the right balance.

MARIA AND ANDRES AT FREMONT
Live, Work, and PlayMaria and Andres love their daily commute to work. All it takes is a leisurely five-minute stroll from their two-bedroom rowhome at FREMONT BLUE in Port Coquitlam and they’re opening the front door of Sincerely Café — the bakery/coffee shop they own and run. “The only time I ever bring the car is if I have to run errands or pick up supplies,” Maria says with a smile of sheer enthusiasm.
A NEW LIFESTYLEOriginally, the couple had no plans to move out of Vancouver where they had been renting an apartment in Kitsilano. But as their search for a home to buy dragged on month after month, they realized the cost of living in town was becoming ever more prohibitive. “I always said, though, that if we’re going to move farther out, it would have to be something special,” Maria stresses.
Then one day, she was googling new developments in BC and noticed an ad for FREMONT. “We went out to see it, and that was it. The layout of the showhome was just lovely — so thought-fully designed and with such beautiful attention to detail. And being this close to the river and trail just feels good — we even see a bit of the forest from our windows.”
Maria and Andres knew they’d found their special place.
COMMUNITY VALUESAndres and Maria also love being part of Fremont’s village-style community. “When we were in Vancouver, we manufactured gluten-free pasta, but we realized there was a big need for a place where people who are starting up a food business can have affordable kitchen space,” Maria explains.
When a spot came available in Fremont Village Shopping Centre and Industrial Park just down the road, the couple took a giant leap of faith, signed a lease, and opened shop. “Simply Café is on the front, and we share the back with seven other food manufacturers including a coffee roaster,” Maria explains. “It’s a win-win because they get affordable space and it helps us pay our bills.”
Others it seems are following suit — three months ago another couple who run their outdoor sports equipment distribu-tion company out of Fremont Village moved into one of the FREMONT BLUE rowhomes.
“This area is amazing,” Maria says. “Now when we do have to go back to Vancouver I can’t wait to get back home.”

The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Metro Vancouver* reached 3,978 on the Multiple Listing Service® (MLS®) in July 2015. This represents a 30 per cent increase compared to the 3,061 sales recorded in July 2014, and a decrease of 9.1 per cent compared to the 4,375 sales in June 2015.
Last month’s sales were 33.5 per cent above the 10-year sales average for the month.
“Today’s activity continues to benefit sellers as ho me buyers compete for the homes available for sale,” Darcy McLeod, REBGV president said.
New listings for detached, attached and apartment properties in Metro Vancouver totalled 5,112 in July. This represents a 3.8 per cent increase compared to the 4,925 new listings reported in July 2014.
The total number of properties currently listed for sale on the region’s MLS® is 11,505, a 26.3 per cent decline compared to July 2014 and a 5.5 per cent decline compared to June 2015.
“Much of today’s activity can be traced to strong consumer confidence, low interest rates, and a reduced supply of homes for
sale.” McLeod said. “We have about 5,000 to 6,000 fewer homes for sale today than we’ve seen at this time of year over the last five to six years.”
The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $700,500. This represents an 11.2 per cent increase compared to July 2014.
With the sales-to-active-listings ratio at 34.6 per cent, the region remains in seller’s market territory.
“Although there aren’t as many homes for sale today compared to recent years, home buyers continue to have a range of housing options, at different price points, to choose from across Metro Vancouver,” McLeod said. “The diversity of housing options is part of what’s driving today’s demand.”
Sales of detached properties in July 2015 reached 1,559, an increase of 17.9 per cent from the 1,322 detached sales recorded in July 2014, and a 24.8 per cent increase from the 1,249 units sold in July 2013. The benchmark price for a detached property in Metro Vancouver increased 16.2 per cent from July 2014 to $1,141,800.
Sales of apartment properties reached 1,729 in July 2015, an increase of 42.7 per cent compared to the 1,212 sales in July 2014, and an increase of 42.9 per cent compared to the 1,210 sales in July 2013. The benchmark price of an apartment property increased 5.9 per cent from July 2014 to $400,900.
Attached property sales in July 2015 totalled 690, an increase of 30.9 per cent compared to the 527 sales in July 2014, and a 41.7 per cent increase from the 487 attached properties sold in July 2013. The benchmark price of an attached unit increased 7.8 per cent between July 2014 and 2015 to $511,500.
