Coastal Splendour

Bartra Tower is described as ‘The quintessential Irish Martello Tower”. Its plan form, the most celebrated and distinctive in Ireland, is illustrated in all of the important Irish Architectural journals from Maurice Craig’s, The Architecture of Ireland to 1880, Paul Kerrigan’s Castles and Fortifications in Ireland 1485-1945, Bill Clement’s Billy Pitt had them built, Napoleonic Towers in Ireland and the Royal Irish Academy Art and Architecture of Ireland Volume IV among many more publications. Bartra Martello Tower was originally designed as part of a chain of 28 defence towers and batteries stretching along the east coast of Ireland, erected to protect against the imminent threat of a Napoleonic invasion. Situated on the highest point on the Dalkey Coast this totally unique property boasts the most incredible panoramic views over Dublin Bay, all along the coast and across to the Dublin Mountains. With all its prominence of location and its historical and architectural significance Bartra Tower is undoubtedly the finest, most secluded and luxurious of the remaining 16 Martello Towers on Ireland’s East Coast. The setting is a secret, circular walled garden surrounding the distinctive cut granite circular structure, the property is hidden away from everyone yet affords the most spectacular views with complete privacy and security.

ACCOMMODATION

The property stands behind high granite walls, amid sheltered gardens, providing the utmost privacy. As you would expect, this reassuring sense of security doesn’t stop there. Inside its thick granite walls is a sumptuous retreat. At first floor level the former Garrison Room – previously the sleeping quarters of the 12 soldiers stationed here – has been reborn as a stunning living, dining and reception area – with custom designed suspended stainless steel kitchen.

A light and airy sculptural space, it belies the solid granite walls and impressive barrel vaulted roof that encases it. The lower floor is a haven of peace, warmth and tranquillity. The luxurious master suite comprises a bedroom, study, dressing area and ensuite bathroom. Delightfully warm, the original granite stone flags have been enhanced with under floor heating for barefoot heaven. The original gun powder storage room has been transformed into a gleaming shower room of finest white Carrera marble, a stunning new “Powder Room”. The Tower bedroom exudes comfort and luxury, complete with its original fireplace and the addition of a free standing ‘Victoria and Albert’ free standing bathtub.

Crowning all is a superb luxury look-out - a timberdecked roof garden, the perfect place for sun salutations at sunrise or sundowners at sunset. Surrounded by a parapet – and with a barbecue in place of the former ‘shot furnace’ and a rooftop bar behind the famous ‘Machicolation’ area above the entrance. Today, instead of pouring burning oil on ‘visitors’ the owners and keepers of this tower are fully equipped to entertain in style. This space is both breathtakingly exhilarating yet beautifully secluded. With a 360 degree panorama stretching from Howth Head to Killiney including the whole of Dublin Bay, Dublin city and Dublin mountains, the view brings home to you the true beauty of Bartra Tower – its location.

PLANNING PERMISSION

Extension to the Tower:Designed to compliment the existing circular structure within the circular site, this extension is purposefully set away from the Tower to retain the integrity of the robust cylindrical tapered form and to ensure that the circular plan form of the site around the tower is maintained.

The curved form of the proposed light weight, light filled structure echoes the radial geometry of the circular tower and site. The proposed extension ensures a seamless connection with the private gardens.

The proposed development, with full planning permission is completely appropriate in terms of its shape, scale, form and provides a distinct, respectful space between the primary structure of the ashlar cut granite tower.

Two additional bedrooms and an open plan kitchen living room at garden level will increase the living accommodation in the tower to a three bedroomed residence with additional living space. The main barrel vaulted room in the tower at first floor will be the focal point of the arrangement of the space.

A very exciting planning permission has recently been secured to increase the living accommodation of this unique and wonderful property. The dramatic, of its time, proposal seeks to capture the essence of the tower itself and seamlessly create a new wing that encompasses the atmosphere and unique setting that is Bartra Martello Tower. Approximately 100 sq.m. of additional space which includes 2 bedrooms, 2 bathrooms and a large living / dining / kitchen area at garden level, capably transforming the tower’s appeal to a much wider audience.
