DIRECTIONSFrom Edinburgh take the A90 north across the Forth Road Bridge. Leave the M90 at Junction 1 and take theA985 west towards the Kincardine Bridge. Culross is signposted on the left hand side after about 10 miles.Follow the road through Torryburn and Low Torry into Culross. Continue through the village. The gates toBalgownie Mansion House are beyond the village green, on the right hand side.

Travelling from Stirling or Glasgow follow signs for the M876 which leads to the new Kincardine Bridge. Crossthe bridge and take the turning on the right which leads through Kincardine. Culross is signposted on the righthand side. Follow the road into the village and turn sharp left at the village green to reach the impressiveentrance to Balgownie Mansion House.

SITUATIONBalgownie Mansion House has a superb setting on the edge of the National Trust village of Culross. Theproperty is set in 4.4 acres of its own south facing grounds overlooking the Firth of Forth, on a wooded bankto the west of the village. It is protected by a high stone wall along its front with beautiful entrances to bothwest (not used) and east. The views over the Firth of Forth, particularly from the upper floors, are outstanding.

Culross Abbey was founded in 1217 when the village was an important religious centre. Culross is aconservation village which contains many buildings owned by the National Trust for Scotland. It is based on a16th century village with many period buildings and original narrow streets or wynds. Buildings in the villageinclude the 1597 palace which has been restored to its original rustic yellow render, its mercat cross and the1625 town house which is now used as a National Trust for Scotland visitors centre. The village is also thesettling for the hit TV drama “Outlander”.

The modern day village offers many benefits for family living. It is readily accessible to all the major towns ofcentral Scotland with the journey time to Edinburgh expecting to be much improved by the opening of thenew Queensferry Crossing in 2017. Some of Scotland’s most sought after schools including Dollar Academyand Beaconhurst in Bridge of Allan are easily accessible. The house is also well positioned for the EdinburghSchools including Cargilfield Prep School, The Edinburgh Academy, Fettes College and George WatsonsCollege as well as those in Perthshire. Edinburgh and its airport are both within 25 miles and Glasgow is easilyaccessible via the Kincardine Bridge.

HISTORYJames Erskine, brother of the 5th Lord Erskine, received a grant of lands on Balgownie from William Colville,Commendator of Culross Abbey, in 1549. Hannah Erskine, heiress of Balgownie, married into theCunninghame family in 1736. John Erskine Cunninghame, provost of Culross for 42 years, lived at Balgownieuntil he died in 1934.

Balgownie Mansion House was used by the Land Army in the 1950s and became a school in 1958. It closedin 2003 and the property was upgraded and converted back into a house.

A hospital, founded in 1639 by George Bruce of Carnock for the maintenance of women, was sited to theside of Balgownie House and was removed circa 1765. There are also ruins of a 17th century buildingadjacent to the gates.

GARDENS AND GROUNDSBalgownie is set in mature wooded grounds extending to approximately4.4 acres. The grounds are south facing with a high stone wall along thefront.

The main entrance is from Culross to the east, with an impressivegateway leading to a tarmac parking and turning area in front of thehouse and beyond to the new double garage. There are extensive lawnsin front with a disused driveway leading to a second set of gates to thewest.

Behind the house is a paved yard with a bridge over from the first floor toa raised gravel walkway which runs behind the property. There are highstone retaining walls dividing off the woodland behind.
