When Bahamas Realty CEO LarryRoberts told Silvina Andrews she wasthe leading real estate company's topperformer for a second time, Andrewsthrew her head back and laughed. "Ithought he was either kidding or teasingme," she said. To Andrews, an unassuming, soft-spo-

ken, slip of a woman, the reality ofbeing number one in a competitive envi-ronment like real estate in a year thatwas anything but record-setting was,well, about as foreign as the thought ofmissing one of her son's baseball games. And that, says her chief executive

Roberts, could just be the secret toAndrews' success. "It might be the unassuming nature,

gentle touch and steady dedication thatmake Silvina such a winner," saidRoberts. "She's hard-working, but softand sincere. Those who deal with herdon't want to go to anyone else. Theytrust her." Andrews, who has been with Bahamas

Realty for all of her 14 years in theindustry, was the top performer in 2007,

just before the U.S. housing bubbleburst, triggering falling prices and hard-er-to- access financing. The downturn,she said, had an upside -- leading toconstruction of gated communities thatwere no longer just for the wealthy andoffering greater accessibility to waterview properties for middle income fam-ilies. There were other changes over theyears, most notably improved technolo-

gy influencing real estate browsing.Despite those, basics remain."It's still about personal relationships,"

says Andrews. A few years ago, shefound the perfect home for a client whoarrived to head a major offshore bank.Andrews has enjoyed the bank's workever since, building on the relationshipand making the process of relocation fornew bank staffers as seamless as possi-ble, often going beyond locating a suit-able rental to handling utilities and find-ing herself the newcomer's necessitiesguru advising on the best schools, doc-tors and fastest pizza delivery.Providing information is not a problem.The challenge arises when a little onlineresearch has made others from abroadinstant experts.But that same online appeal has blurred

the lines between real estate compa-nies."It's not like it was when there werefive big companies," she notes. "Thereare hundreds of agents and associatesoffering virtual tours of property andevery year, expectations increase,browsing becomes more sophisticated.Just when you think you've got somefantastic new feature, you start bloggingand then when you start blogging, it

turns out everyone is and you have tofind the key words to make an impact. Itempowers the buyer and keeps us on ourtoes." Technology is so critical to real estate

that the one course Andrews tookrecently to keep abreast of trends wasonline marketing, an 80-hour course shetook -- online. Another staple that hasn't changed --

Andrews' priorities. She still works pri-marily from home, drives her son to andfrom school daily (her husband picks upfrom activities) and now as before,attends every ball game, squash matchand parent teacher conference. "Realestate is a lot like motherhood," says thewinner who also happens to be multi-lingual and athletic. "It's about protect-ing and sheltering the ones you careabout. It goes way beyond the dollars."Her firm, Bahamas Realty, recently

Determined as you are to invest in a place to call home or‘’my land’’, you the pre-approved buyer or you the prop-erty virgin, have not yet made a decision to make an offeror to leave a deposit. Weeks, months and in some casesyears of searching has gotten you to the point of despera-tion to find a deal and when you find it, it expires. Haveyou found yourself in this scenario? Has your decision notto purchase or to hesitate on a good investment been cloud-ed by negative input?It’s easy to confuse advice with opinion when discussing

home ownership and investment with family and friends.Yes, they may love you, but this process is so much morepersonal than the average allow. Nobody I know has grownyounger, investment decisions made at an early age is a no-brainer. Similar to purchasing insurance, the younger youare the better. This especially works out well when youdecide that you want to take on another investment usingyour equity. Yes, the person youconsider and respect as the glorified advisee may haveyour best interest at heart but interestingly enough youalways end right back at square one. Here’s some advice, as it relates to investing, trust your

Put trust in thosein your position already. Opinions on location or crime caneasily be sought about by speaking with the local policedepartment in the area. A weekend drive throughout theneighborhood you wish to call home won’t hurt either.Buying a home is a huge decision; it’s easy to have achange of mind based on biased information by friends orfamily, remember that you alone make payments on yourinvestment and you alone determine how your funds arespent. Besides, a house isn’t a home until you’ve unlockedits doors to engage in its limitless possibilities.

His visit and tour was tosee for himself what is approaching a 10million dollar investment spent on refur-bishing and expanding the original bonefishing lodge there.“There are many places in The Bahamas

that would be envious of having thisfacility near them,” said Prime MinisterIngraham. “As a small place, this place isemploying and providing income for 40or 45 people - these are the sort of thingsthat we would like to encourage in ourFamily Islands.”Now under new ownership and manage-

ment, this exclusive resort is situatingitself to be the premier boutique destina-tion in Grand Bahama. “We are thrilledto have the Prime Minister here to see thework we have done,” said Paul Vahldiek,co-owner of Deep Water Cay resort. “Wemet two years ago to discuss our goalsand I am very pleased to be able to showhim the investment we have made on thisbeautiful cay.” Some of the many improvements made

on Deep Water Cay includes accommo-

dation upgrades to seven oceanfront cot-tages, cell and internet service at theLodge and Welcome Center and the addi-tion of A.J.’s dockside bar. Several guesthomes have been added to the rentalpool, thereby increasing the resort’soccupancy to 38 guests. As a conven-ience for guests and as a protection forthe environment, a desalinization andwaste water treatment plant has beencompleted.For the avid fisherman Deep Water

Cay’s new ownership has purchased tennew Hell's Bay skiffs giving boaters afleet of fourteen bonefish skiffs. “The olddocks and pilings have been replaced byfloating docks,” said Dana Dribben,Deep Water Cay General Manger. “Guests have the convenience of simplywalking a short distance from their cot-tage to climb aboard their Hell’s Bayskiff for a day of adventure on the pris-tine surrounding waters.”The boutique resort has also built a new

Welcome Centre that houses the fly-fish-ing pro shop with fishing clothing, flies,terminal gear, as well as logo apparel andgifts. In addition to these amenities DeepWater Cay will now have a fully opera-

Construction, Care Maintenance andTreasure Coast Development Company,have all been hard at work improving the50 year old lodge, employing over 40Grand Bahamians. Improvements arenot finished yet, as the owners have pur-chased the “Burrows” property nearMcLean’s Town where they will con-struct a marina with boat storage, a fueldock, employee housing and a sustain-able garden for the use of both DeepWater Cay as well as the local communi-ties.

After such a stellar performance as two time top sellingagent of the company she represents, Mrs. Silvina Andrewssat down with BREDD to discuss her passion---selling RealEstateBREDD: How did you get started in the real-estate industry? Silvina Andrews: I was working in the resort industry as a

marketing director and someone suggested that I talk to LarryRoberts about helping them with their marketing. At the time,they didn't really have a sales department at all. Next thing Iknew, I was studying the sales books and becoming one of thetwo sales people there. BREDD: What's your greatest challenge in working in real

estate with the current market? Silvina: Balancing my time. Clients want instant gratification

now, and I don't blame them because the industry has set up theindustry's technology in a way that customers can expect that. Ihave a very busy 13 year old, a husband and lots of friends thatI like to spend time with, so spreading myself out is a challenge.Also, there is a lot of competition and although the MLS isworking quite well, there is still a lot of overlapping with otherclients and agents. This takes a lot of time.

BREDD: After hearing the words... 'Silvina, you are our topperformer for a second time around,' how are you celebrating atthe end of the day? Is it with a glass of wine, a spa day trip-tellus. Silvina: I have a glass of wine almost every day just to cele-

brate being home with my family. That particular day I was inshock because I thought I hadn't worked hard enough to beat allthe other agents. I really just enjoyed all the congratulations thatI received from so many people. BREDD: What's the secret? What are you doing differently as

an agent that makes you a 'top performer' twice around? Silvina: Lucky? Just kidding, actually I've been told by my

boss and colleagues and I agree that I "work smart". I don'tspread myself thin with clients so that I can provide good per-sonal service. I get to know my clients by listening carefullyand not doing any sales pitch. I get great pleasure from seeingpeople happy so I take finding them a property very personally.I think my nature makes for a bad sales person in the conven-tional way but I'm honest and my clients feel comfortable. I geta lot of referrals because people can trust me.
