Hello and welcome to our latest edition of Axiom Inside Out

It has been a very busy and successful few months since our

summer issue of Axiom Inside Out.

In this edition we update you on some of our projects and news of

our forthcoming developments in 2015.

Cottesmore Close wins BEST SOCIAL HOUSING development

We are delighted to announce

that our Cottesmore Close Housing Development (Anson

House and Harvard House) won best social housing

development at the recent Peterborough

Development & Environment Awards.

Sustainability

In terms of lifetime use: 20% of the

units within the development have

been designed to Lifetime Homes

Standards providing residents with

flexibility and adaptability to

improve their living environment at

different stages of life.

Alan Lewin, CEO said:

“This is an excellent achievement for Leon

Delegate (architect), David Turnock

Architects and Axiom which really sets us

apart from all other social housing

schemes in the city of Peterborough.

An excellent result and one of which I am

very proud”.

Leon Delegate (architect) said:

“We are thrilled with the award which was

a joint submission with Axiom and clearly

demonstrates our commitment to ensuring

that the design was sympathetic to the

existing Officers’ Mess, whilst at the same

time, protecting the mature tree belt that surrounds

most of the site.

The scheme has provided a high quality residential

environment in an area of strong housing need and

has proved popular with both Axiom’s tenants and

purchasers.”

Sarah resident said:

“I bought a brand new shared ownership flat and

it has made such a difference to my life. I work

at the local hospital and couldn't afford to buy on

the open market, so I am now on the first rung of

the property ladder.

Thanks Axiom, I am so much more independent.”

Working in partnership with Peterborough

City Council we are turning our former offices in Maskew Avenue into ‘move-on’

accommodation for residents of our Peterborough Foyer.

Lindum Peterborough (contractors) have now

started on site and work is due for completion in

March 2015. The project is being jointly funded

with the city council and Axiom’s own resources.

The scheme will provide 15 self-contained flats for

young people aged between 18 and 25. Meeting

rooms and full support facilities will also be

available at the site, which will be manned 24

hours a day.

Wendi Ogle-Welbourn, Director of Communities

for Peterborough City Council said: “There is a

real need in the city for good quality

accommodation for young people who are leaving

our care, so we are delighted to be able to

work with Axiom to provide these homes.

They will also be available for use by young

people aged 16 and 17 who find themselves

homeless.

It is essential that we support our young

people who are leaving care to move on into

other living accommodation, so that they

can then build their confidence to live

independently as adults.

These new homes will also include round-the

-clock support so that the young people are

well supported.”

Steve Ellis, Managing Surveyor (Lindum

Peterborough) added: "We are particularly

pleased to be working on this project,

because it provides us the opportunity to

give something back to the local

community."

New developments gather pace

Central Park Close, Eastfield Road, Peterborough

Together with Lindum Peterborough (contractors)

we are on target to deliver 26 much-needed homes for Peterborough.

The £2.1 million scheme in Eastfield Road will consist

of 18 general needs flats and eight supported housing

flats, two of which will have full mobility access. It is

anticipated the scheme will be ready for residents to

move into in spring 2015.

Alan Lewin, Chief Executive, said: “This scheme is

an excellent example of partnership working between

Axiom and Peterborough City Council. I am delighted

to see the progress of this fantastic new development,

which will provide high-quality affordable homes for

local people. We are making great progress and look

forward to this being another successful scheme for

Peterborough.”

Peterborough, said: "We are once again pleased to be

working with Axiom and David Turnock Architects

on this new development and look forward to providing

quality housing in a great location for Peterborough."

The event was marked with the official laying of the

first brick with a silver trowel (pictured bottom left).

Gainsborough Foyer

A former industrial site in

Gainsborough is being transformed into much needed accommodation

for young local people, and will provide an extension to our Market Rasen Foyer.

West Lindsey District Council, in

partnership with Axiom, successfully

bid for funding from the HCA’s

Homeless Change Programme and as

part of the Central Lincolnshire

Investment Plan.

Work is now well underway with

Robert Woodhead Ltd (contractors) to

build this brand new foyer which will

provide 12 units of accommodation,

training and support facilities, due for

completion in spring 2015.

& Communities for West Lindsey

District Council, said:

“We were delighted to have been

successful in our bid to the HCA and

to have the opportunity to deliver a

new supported housing scheme in

collaboration with Axiom. We know

from our work in the Gainsborough

area that there is a real need for foyer

type accommodation for young people

and we look forward to working with

Axiom to meet this need.”

One of the great advantages of having an

in-house care company, is the ability to

integrate care and other services.

Axiom is now able to combine

accommodation and support to older

people on our sheltered housing schemes,

as well as in our general housing

properties.

Our vision for Axiom Crossroads Care is to

offer a complete service to our sheltered

housing residents. We want to be able to

provide a combined care and support

service so people can live independently

for longer, and have services from a

company they can get to know and trust.

We also want to use our sheltered

schemes as bases to then offer care and

support to older people in the local

community. Our first sheltered scheme to

try this is Beech Court in Littleport and we

are now offering care services to our

sheltered schemes at Moorside Court in

Lincoln, Oak Tree Court in Godmanchester

and Kestrel Court in Peterborough.

average of 100 care

hours a week at Beech

Court. Residents tell us

that they like the fact

that care staff are based

on site, as they can get

to know their care

workers who are seen

regularly around the

scheme.

A real feeling of

community care is growing at Beech Court all

the time and getting stronger; we can see

dramatic growth in our services and over a

relatively short time.

BIG BOOST for new Axiom homes

In the late summer, the Homes & Communitieis

Agency (HCA) announced

the outcome of bids to provide grant to support the

development of new homes.

By working in partnership with the Blue Skies Consortium,

Axiom secured commitment from the HCA for almost

£3 million of grant to build 88 new homes from 2015-2018.

Alan Lewin, CEO, said:

“Not only will the grant help us to

provide much needed new homes,

it gives us a great platform for

new care and support services in

Fenland and Huntingdonshire.”

Blue Skies Consortium

Axiom is proud to be a member of Blue Skies Consortium which is the number one developer within the East Midlands.

Blue Skies Consortium is a partnership of 15 housing associations working together to

build high-quality affordable homes. Created in 2006 Blue Skies works primarily in the East Midlands and East of England, but also stretches into the West Midlands and

Yorkshire & Humberside regions.

Consortium members collectively own more than 46,000 homes, creating successful communities and providing excellent

housing support.
