Aventura ParkSquare Celebrates Official Debut with Sales Gallery Launch.
The highly-anticipated Aventura ParkSquare, one of the country’s most forward-thinking mixed-use
development projects with wellness as the cornerstone of its design, made its official debut in
celebration of its residential sales gallery launch. Hosted by developer Integra Investments, more
than 300 VIP guests and community leaders were in attendance to introduce the new center of living
in Aventura and usher in a modern era for the neighborhood.
Special guests were treated to an evening of delectable hors d’oeuvres, desserts by future tenant Ice
Box Café, and cocktails, with lounge music set to DJ Bea Pernia amidst an indoor/outdoor setting of
laid-back luxury. The event kicked off with a ceremonial ribbon cutting by Aventura Mayor Enid
Weisman, prominent city commissioners, and the development team.
As the first celebratory gathering at the sleek sales center designed by Steven G. Interiors, those in
attendance received the first look at the project’s super-sized scale model, as well as viewed the
renderings and floor plans, while experiencing the refined finishes offered to Aventura ParkSquare’s
future residents.
The nearly 7.5 acre development will encompass 131 luxury residential condos exclusively sold
by Crescendo Real Estate, in addition to vast retail, upscale boutiques, fine dining and restaurants,
a flagship select-service hotel, and an office and wellness medical center.
Guests went home with custom yoga mats and water bottles in honor of the community’s approach to
health and wellness.

Q & A with Aventura ParkSquare’s Bernard Zyscovich.
As one of the country’s most forward-thinking projects with health and wellness as the cornerstones of its design, Aventura ParkSquare will be the first mixed-use development of its kind in Aventura when completed in early 2017.
Within walking distance from Aventura Mall, the project will stand apart thanks to its unique design by urbanists Zyscovich Architects. From enhanced walkability to less use of elevators, we asked Zyscovich Architects founder/ principal Bernard Zyscovich about what sets Aventura ParkSquare apart in terms of its architectural design.
What makes Aventura ParkSquare stand apart as a mixed-use project?
Active Design Guidelines have been incorporated into every facet of the design to promote health and wellness, including: a large, public park component; extra-wide, 15-foot sidewalks for enhanced pedestrian walkability; convenient, open staircases throughout that support physical activity and less use of elevators; and the elimination of curbs for greater accessibility and connection to the project’s various components. The most valuable amenity that this project provides is the ability to create an atmosphere of “live, work, and play in place” while being in a highly desirable location.
Why bring this project to Aventura? Why now?
The community will be located in a highly desirable neighborhood that is in close proximity to many of the best attractions that South Florida has to offer. Situated within walking distance from Aventura Mall, Aventura ParkSquare will stand apart from the area’s traditional retail and residential offerings. By introducing a metropolitan feel to the area, those who live there are more likely to enjoy the rewarding health benefits of walking to shop, dine, live, work and play in what will certainly become the central hub of Aventura. There is pent up market demand for an urban, mixed-use community that is well situated while being reasonably priced.
Why is health-oriented design important in today’s real estate market?
All sides of the spectrum, from baby boomers to millennials, are more health conscious than ever before and are actively seeking and choosing to live in urban community settings. We want to be in the epicenter of where life happens, with easy access to shops, dining, entertainment, recreation and work. As we become increasingly aware of the positive consequences of making healthy choices on our lives, it is natural that we will look to our homes, workplaces and communities to support and facilitate making those healthy decisions.
Do you plan to use Aventura ParkSquare as a model for other projects?
Yes, there are very few projects like Aventura ParkSquare that are transforming an area with a design concept of the future. The development will serve as a paragon for bringing urban, mixed-use communities in the U.S. to their next stage of evolution with healthy living as a focal point. This progressive development concept will certainly be emulated elsewhere, not only by our firms, but other developers and architects as well.
Aventura ParkSquare will encompass a 131-unit luxury residential condo tower; 55,000 square feet of retail space complete with upscale boutiques, fine dining, and restaurants with outdoor terraces; a flagship select-service hotel; a 100,000-square-foot Class A office building with outdoor event space; and a 45,000-square-foot, state-of-the-art wellness medical center with specialty healthcare tenants.
Located on the corner of 2900 Waterways Boulevard and Northeast 207th Street, Aventura ParkSquare boasts a prime, central location just minutes from Aventura Mall and Gulfstream Park, and is in close proximity to Biscayne Boulevard and I-95.
