AUTUMN2019Welcome...

...to the autumn edition of Living magazine. This issue is an important one as it also includes a copy of our Annual Report for 2018/19, which looks back at our performance as a business over the last financial year. It outlines how we have engaged with you, how well we have delivered our services, how we have invested in your homes and communities and what we did to ensure the safety of our homes and customers.

Safety is always a priority – I’ve said it before and I’ll say it again, the safety of our homes is important but the safety of our customers is the absolute priority. With that in mind, we recently took part in national ‘Gas Safety Week’, to raise awareness of the risks around gas appliances in your homes and to offer advice on being ‘gas safe’. We conduct annual gas safety checks in all of our homes so it’s important that you continue to work with us and allow us access so we can keep you, your family and your community safe.

Some of our colleagues from across the Group went along to Liverpool Pride recently – we take part in the event every year as part of a campaign called ‘Homes for Everyone’. It demonstrates a commitment from

Housing Associations across the region to recognise and celebrate equality and diversity in our communities and we are proud to be a part of such an important campaign.

And finally, last month we saw 16 of our apprentices complete their qualification and I am delighted that most of them have gone on to secure full time jobs either with us or with partners and businesses across the Liverpool City Region. Our Apprenticeship programme is something that I am really proud of – we have found some fantastic talent through the programme and it has also launched the careers of 137 young people from Knowsley over the last 8 years. We have just welcomed another 20 new apprentices into our business and I am sure that they will have the same successes as the others. I will make sure that we support them every step of the way.

Pride in Liverpool was back this summer and bigger than ever before!

2019 was the 9th year that we marched as part of the Homes For Everyone (HFE) Group; HFE is made up of housing organisations from across Merseyside and have been sponsors of Pride since its very first march. Employees from across our First Ark Group joined up with other housing providers to show their support and help promote LGBT+ inclusivity in housing.

Organised by LCR Pride Foundation, this year marked the 50th year of the Stonewall uprising in New York, a major turning point for LGBT+ rights. The foundation invited the city’s LGBT+ community, allies and supporters to come together to show a united front. Our staff members joined the estimated 12,000 person strong march through Liverpool city centre to celebrate equality, diversity and inclusion.

A solid defence!

We recently erected a boundary fence and wall on the shared land between Prescot Cables’ football ground and our properties on Halsall Street, Prescot. Work has now been completed on the project which will help to improve health and safety for the football club and KHT tenants at neighbouring developments. It will also help to stop intruders breaking in to watch matches and prevent footballs from landing in residents’ gardens.

Peter Kneale, Chairman of Prescot Cables Football Club, said:

“We’re a community-focused football club and can’t thank KHT enough for investing in the security at our ground. This has been an ongoing issue as the fence was erected in the 1950s and 1960s and replacing it is something we’ve struggled to fund. It’s great we have such good neighbours who are prepared to support us.”

Caring for the carers

There are around 7 million carers in the UK; 3 in 5 of us will take on the responsibility at some point in our lives.

Often people don’t recognise themselves as carers; they’re just family members, friends or neighbours who find themselves in the role and simply get on with what needs to be done. Carers don’t always live with the person they care for, but their help may be essential for that person to live independently.

Caring is incredibly rewarding but can be demanding, that’s why services like Knowsley Carers Centre are so important. “We recognise the responsibility of caring for someone can place physical and emotional strain upon the carer” says Paul Rowan, Manager of Knowsley Carers Centre. “Staff at Knowsley Carers Centre are here to help you, we’ll try to do all we can to support you in your caring role. We care for you, because you care for them!”

Apprentice Update!Goodbye and good luck to our most recent intake of apprentices who have now completed their courses! It’s

been a fantastic year, with apprentices joining in with volunteering opportunities

and taking part in our first ever outdoor experience team

building day. We won’t be saying farewell to

everyone though, 11 of our apprentices have secured positions within the business.

Our Learning and Development team have had a

busy 12 months! As well as supporting

our apprentices, they’ve been delivering

employability skills workshops in schools across

the borough and beyond, as well as organising work experience, placements and supported internships for students with additional needs.

As one of the biggest apprentice employers in the Liverpool City Region, we have now had 137 young people join us as apprentices so far.

We are excited to announce we will be welcoming another 20 new young person apprentices this September who will be working right across the business in both trade and office-based roles!

22 green fingered volunteers each spent six hours grass cutting, trimming trees and hedgerow branches and litter picking at Roby Playing Fields and along a public footpath linking Church Road to Western Avenue.

The clean-up is now benefitting the local community as hundreds of local residents, including a number of primary schools, sports groups and families use the playing fields every year.

The Community Action Day took place at St. Bartholomew’s

churchyard, organised by Swanside and Roby councillors to tidy-up the local shared green space.

Our First Ark Group donated a skip for the day to help collect all green waste and turn it into compost to support the environment. The event also included family activities such as building insect houses and more so that children and young people also got the chance to take part and make a difference for wildlife in their community.

to commence the retail development and once work is underway, the consultation will be arranged in the next year. Further details will be widely promoted and will be available on www.knowsleynews.co.uk once confirmed.

Prescot town centre

There’s a real buzz in Prescot as an array of new bars and restaurants have recently opened, with many more planned! The Bard, Down in Albion, Pinion, Urban Chiringuito, Spice Chilli, The Oven Pizzeria and The Lord Strange bar and restaurant, have all opened their doors, putting Prescot on the map as the place to be.

The transformation of Market Place continues to progress and the new Imaginarium Bistro is expected to open soon. The new addition to the town will serve food and drinks as well as hosting community events and activities.

Harringtons bar and restaurant is due to open in October and there are also plans for a new bar on the upper floor of Poco Coffee.

Construction is well underway on the new Shakespeare North Playhouse. This unique theatre and education centre will celebrate Knowsley’s fascinating links to Shakespeare and is expected to attract hundreds of thousands of new visitors to the area each year. Construction is expected to be complete in 2021.

of paving with high quality durable materials, along with upgrades to street furniture and improved access for pedestrians. This work is due to be complete in 2020.

There are also a number of other developments progressing in other areas of the borough including the new East of Halewood development (plans for up to 1,500 high quality new homes and the transformation of Finch Woods). In addition, Halsnead Garden Village, near Whiston will create a range of high quality housing, significant new employment opportunities, a country park, new primary school and improvements to other community and leisure facilities.

Huyton Village Centre

Huyton’s transformation has started! A number of new businesses have opened their doors recently with many more planned over the coming weeks and months. Mediterranean restaurant Eton Place along with Crafty Mamas (a sensory play area for under 5s), both on Derby Road, are now open for business. Plans are well underway for The Coffee House, Common (a food and drink outlet) and El Pueblo (a new tapas restaurant), all on Derby Road, to open in the autumn.

You may also have noticed several of the shops along Derby Road have been smartened up with fantastic new and matching shop fronts with new signs and lighting. The second phase of this work will see even more units upgraded, starting in September so they’ll be ready in time for Christmas.

A popular family-friendly event has also been running in Huyton for

the last few months. Huyton Live offers great street food, drink and live entertainment. The next event is scheduled for Friday, 27 September from 4.30pm until 8.30pm on Derby Road and plans are underway for a festive Huyton Live event in December. Further details will be available on Knowsley Newsonce confirmed.

Wider plans for the longer term regeneration of the village centre are being developed and the views of people who live, work and spend time in the village centre will be fed in to shape what comes next.

Kirkby town centre

The council is putting the finishing touches to the deal to buy St Modwen’s assets in Kirkby town centre. Conclusion of the deal will mean that the council will have control of the land for the first time and will be able to kick-start the regeneration in the town centre which has been promised by various

private sector organisations over the last 20 years.

The first priority for the council is to deliver a supermarket in Kirkby and Morrisons are still committed to opening their store in the town centre. The supermarket, which will include a petrol station, and KFC and Home Bargains, will form the centrepiece of the new retail development.

In addition, the council is committed to delivering the cinema development and it is in discussion with Reel Cinema, along with a number of food and drink outlets, to construct a cinema and leisure complex on Cherryfield Drive. The council aims for construction to commence alongside the retail development.

The council is also purchasing the land to the south of Cherryfield Drive and it will be holding a public consultation to seek the views of residents about what they would like to see at this location. The priority is

I’m sure you will have noticed the high level of activity that is going on around the borough - all supporting our plans to make our borough a great place to live, work, invest or visit.”

I started in June 2010 and became a Safer Communities Assistant in March 2018. I’m the first point of contact for the Safer Communities Team. I triage anti-social behaviour complaints. Calls come through the contact centre and I call tenants to gather information. We reject cases if they don’t meet the threshold for ASB. No two days are the same, my role is very reactive. You never know what you’re going to get. My work lets me engage with support agencies ranging from Merseyside Police to mental health teams and social workers.

What’s been your biggest challenge?

Prioritising cases – every case is important but it’s a challenge to work out what is the most urgent and how we can give every case the right amount of attention and intervention. If it is something that we can’t help with I will signpost customers to the right service so they are getting the support that they need.

What is the biggest challenge for our customers and community?

Possibly a shortage of resources across partner and support agencies; they’re often stretched to capacity. Noise complaint is a big issue as well as domestic violence. There’s ‘cuckooing’ too; the criminal exploitation of vulnerable people by using their homes as a base for criminal activities, through intimidation or in exchange for drugs. This particular activity is not widespread but seems to be on the increase – we work closely with Merseyside Police and our partner agencies to tackle this. We work hard to make our customers and communities feel safe.

What type of cases do you deal with?

Neighbour disputes, predominantly noise-related and involving lifestyle clashes. We encourage customers to use our free Noise App, this captures audio, GPS data, timestamps, and source information, making it easier to build a case and capture evidence. Other issues include vandalism, hate crime, drug use/dealing, assault and further offences. Domestic abuse cases are dealt with by the Domestic Abuse Co-ordinator in our team.

What are your career aspirations?

I’m a working mum with two young boys, it can be tough. I’d like to do another job-related qualification and progress up to a Tenancy Enforcement or Housing Officer role. I’m really happy with the experience I’m gaining at the moment.

Carbon Monoxide detectors saves livesBadly fitted and poorly serviced gas appliances can cause gas leaks, fires, explosions and carbon monoxide (CO) poisoning. CO is a highly poisonous gas that can kill quickly and without warning, as you cannot see, taste or smell it.

As part of our gas safety best practice, KHT have installed carbon monoxide (CO) detectors in all our homes. KHT engineers carry out full fumes investigations on all CO alarms that activate.

As your landlord, we’re responsible for your safety. We must carry out maintenance and annual safety checks on gas appliances carried out by our KHT Gas Safe registered engineers. We encourage you to check our engineer’s identity card before letting them into your home. By allowing us to take care of your gas appliances properly you are taking care of your home and your loved ones.

Follow these simple checks to keep you and your family safe:3 Never try to repair your boiler yourself – contact us

to fit, fix and service your appliances. KHT engineers are Gas Safe registered. Don’t forget to check the front and back of their Gas Safe Register ID card which confirms they are qualified to carry out the work.

3 Make sure you regularly test your alarm. KHT homes with gas appliances have an audible carbon monoxide (CO) alarm fitted to alert you if carbon monoxide is present.

3 Don’t forget to set annual reminders - Have all your gas appliances regularly serviced and safety checked every year.

3 Check for warning signs that could indicate appliances are not working correctly. This includes: lazy yellow/orange flames instead of crisp blue ones, black marks on or around the appliance, a pilot light that keeps going out and too much condensation in the room.

3 Know the six main symptoms of carbon monoxide poisoning – headaches, dizziness, breathlessness, nausea, collapse and loss of consciousness. If you smell gas or think there might be a gas leak, call the free 24-hour national gas emergency number immediately 0800 111 999 then KHT 0151 290 7000.

Gas Safety Week takes place annually, raising awareness of gas safety and the importance of taking care of your gas appliances. It’s coordinated by the Gas Safety Register, the official list of gas engineers who are legally allowed to work on gas.

PLAN AHEAD:• Create an emergency evacuation plan

• Make sure everyone living in the house knows where keys are

• Keep all escape routes clear

• Show your family your escape route and make sure everyone can open doors

• Have a second option escape route in case the first is blocked

• If any changes are made to your home, review your evacuation plan

IN THE EVENT OF A FIRE:• Stay calm and act quickly – tell everyone to get out

• Don’t waste time trying to take valuables with you

• Close all doors behind you to contain the fire

Fire Safety TipsWe all hope it will never happen, but would you know what to do in the event of a fire in your home?There are steps we can take to reduce the chances of a fire but it’s important to always be prepared.

Never try and tackle a fire yourself – if a fire starts in your home, call 999.

Remember to test your smoke alarm every week by pressing the button until the alarm sounds – it takes a couple of seconds but could save your life!

Help us keep our records up to date by notifying us of any changes to your family or household. These changes can include:

• A new baby

• Someone recently moving into or out of your home

• Income changes

• Long term sickness

My role as a Tenancy Sustainability Advisor just feels tailor made for me. I look after a variety of tenants. Some have difficulty sustaining a tenancy for longer than six months. We carry out a risk assessment which new clients complete based on a scoring system. Some are care leavers, people who have been homeless or they have recently been released from prison. Some have been in the forces and many are experiencing mental health issues. I shadow them and support them to maintain their tenancy.

WORKING ON THE FRONTLINE

Thomas Dodson Once tenants have got their keys, they often think everything will be OK and sort itself out. But things that many of us take in our stride such as paying utility bills or arranging council tax payments can be totally alien for people who have never held their own tenancy before or may have been in the forces or prison. If they get into arrears and have to go to court, they may not know what to do.

I book home visits in advance and see some tenants twice a week, some less often, it’s up to them as to what level of interaction they want. Some people need a morning visit as Universal Credit payments come through early in the day and we can help them make sure their rent is covered. We speak with everyone in a friendly way, chatting with them and establishing good rapport so that people don’t feel daunted by rules and regulations.

Universal Credit makes it difficult to get back payments of rent so new tenants need to apply straight away. We offer lots of advice and support them through the process. We can also help tenants access white goods and basic furniture like a couch, wardrobe and bed. We can give them a voucher for paint and decorating materials so that they can make their new place a real home.

We work weekdays, sometimes starting from 7.30am. Sometimes we’re here until 8pm, but it just depends on the workload and the clients that I’m working with at the time. I recall one client who was considered almost unsustainable. I’d worked for a long time with her, but it felt like we were just ticking boxes at first. However, she became a model tenant and I helped her with college applications. On her follow up visits so much had changed, she was getting her education

and her home life was hugely improved. It made me feel on top of the world.

One tenant I visited because we had complaints from her neighbours about strange noises in her flat. When I got there, she had a large parrot in a cage. I explained how she needed to be mindful of her neighbours and how she is really only allowed one small pet. She said, “But it only flew in through the window last night.” I looked straight back at her and asked if it had brought the cage and bird food with it.

It can be difficult to leave my work behind and some cases stay with you. At first, I kept these thoughts bottled up, but when I finally let it out and told my girlfriend, family, friends and colleagues, they were incredibly supportive. I thought I shouldn’t show weakness, but it was the best thing to do. I can switch off now, but I’ve done training that helps you manage how not to take your work home with you.

Every day in my job is different. One phone call can change everything and there’s good job satisfaction. I know I’ve personally changed a lot since I’ve been working here. I’m a lot more understanding about things like addiction and mental health issues, many of my perceptions have changed. The job also gives me the chance to help clients change for the better. Although focus is often on people who are going downhill, I’ve seen their wellbeing vastly improve in a short time and it’s great to be part of that.
