Vipac Engineers & Scientists Ltd was commissioned by Caydon Cremorne No 2 Development Pty Ltd to
conduct a comparative study of the following sets of plans with regards to the changes to the wind
environment between the two schemes:
VCAT Approved Plans (2017)
Section 72 Amended Application Plans (December 2018)
The main points to note from a wind environment perspective are:
The building envelopes have remained largely the same, with some minor changes the
configuration of the lower levels of B6 (Figure 1 to Figure 10)
The heights and facades of the buildings have remained the same (Figure 11 and Figure 12).
Since originally lodged, the massing of the development has changed significantly; however, the design
has not changed substantially between the scheme granted approval by VCAT in 2017 and the Section 72
Amended Application Plans in December 2018.
Vipac recommends wind tunnel testing be undertaken during the endorsement process to assess the
pedestrian level wind environment for the design.
