I am the first to admit that I’m much better at offering advice than making tough decisions on my own. When presented

with too many options, my focus

gets scrambled. Sometimes

creating detailed lists helps

me—charting the pros and cons, dividing points up into

categories, listing items in order of importance. Then

sometimes, I see all that information spread out before me

and feel frozen. Paralysis by analysis.

There really isn’t one foolproof decision-making technique.

No matter what the rows of strategy books and life-coaching

guides report, I think that each situation calls for a different

approach. There’s a time for researching facts and a time

for trusting your gut. And forget the pressure of making

the “right” choice; there’s immense satisfaction felt from

honoring the best choice for you.

Especially when it comes to your home.

Your home reflects the time and love you’ve put into it.

Finding the best people to handle projects for that home

requires planning and patience. It’s not easy, and there are

countless tales of cringe-worthy mistakes. (Ohhh have I

made some doozies myself! Ouch!) So, this month, we are

accentuating the positive as we celebrate some of the good

stories. We introduce you to three families that established

wonderful partnerships with their contractors and share

valuable tips on maintaining strong communication

throughout all stages of a renovation. Their viewpoints

could give you just the boost of encouragement you need to

move forward with your own home improvement ideas.

Perhaps that next phase of improving your home is as

simple as choosing a new mattress to upgrade the quality

of rest in your bedroom; or maybe it’s a little bigger, such

as selecting new flooring; or could it even be giving the

family a real treat with a backyard pool? There are major

considerations for each of these projects and, in this issue,

we’re bringing you some updates to review as you develop

your action plan.

as carpet, tile and hardwoods were limited

in selection, offering little choice when

establishing a foundation layer within an

interior space. Today, manufacturers are expanding

on these basics by developing entirely new � ooring

materials that provide homeowners with a wealth of

new design alternatives. And not only are materials

undergoing change, but how they are used is also

moving into new territory, allowing homeowners

more options for customization.

Design UnderfootThe wide variety of � ooring choices today gives

in� nite possibilities to personalize a room with

a signature style. For instance, Theresa Minkoff,

interior designer and project consultant with Moda

Floors & Interiors in Atlanta, describes fresh, fun,

bold shapes and pattern layouts as some of the

hottest trends in � ooring.

“The rectilinear format is dominating the � ooring

industry today,” Minkoff says. “This rectangular

shape [with distinctive lines] can be found in

porcelain tile and stone, luxury vinyl tile, rubber

� ooring and commercial carpet, and is usually in

size formats of 12 inches by 24 inches or larger. The

use of rectangles breathes new life into � ooring

layouts, offering vertical and horizontal grid

patterns, and herringbone or chevron patterns.”

a material—tile,

hardwood, carpet,

etc.—and selecting

a color. However,

today’s unique flooring

options are taking

those materials to a

new dimension. “Now,

texture is a design

element that is as

important to clients as

color,” Anzures says.

“This applies to tile,

hardwood flooring and

carpet. A client may

want hardwood flooring

in a chestnut color; that

color may be available

in a gloss finish, wire

brushed, hand-scraped

or a matte finish.

Or they may opt for

flooring with ‘character’

like worm holes, knots

and splits with filler.”

The flooring industry

also continues to feel

tremendous influence

from the Great

Outdoors. “Replications

of patterns occurring

in nature are the

most popular textures

in today’s flooring,”

Minkoff says. “Wood-

inspired patterns and

graining effects have

a strong influence in

many types of flooring

including tile, laminate

and luxury vinyl tiles.

stone or stone looks.”

Even carpet is getting into the act through

the use of “cut and loop” carpeting. “A

‘cut and loop,’ also called an LCL, is a

carpet with both looped fibers and cut

fibers constructed in a pattern or design,”

says Elisabeth Stubbs, owner of Enhance

Floors & More in Marietta. In addition, as

homeowners become more aware about

the chemicals in certain flooring materials,

many are opting for wool carpeting. “This

is a product that never really went away,”

Stubbs explains, “but there is more interest

now because it’s a more natural product.”

Laying Some GroundworkHardwoods continue to reign supreme

with area homeowners. “Hardwoods are

going everywhere these days,” Anzures

contends. “Here in Atlanta, most homes

are surrounded by trees. Homeowners

incorporate natural elements into their

interior design by installing hardwood

flooring on the ceiling and walls.

I love the look of wide plank rustic wood � ooring

as an accent wall.” Anzures goes on to note,

“Hardwoods have transformed from utilitarian

strips of wood to works of art. Planks have gotten

much wider over the years. Clients are [now]

asking for 8- to 12-inch (width) planks of hardwood

� ooring.”

Many homeowners also are � nding renewed

interest and value in their existing � ooring

materials, such as the older homes with parquet

� ooring. According to Anzures, “In recent years,

people were eager to tear it out and replace it with

something more modern. Lately, more clients are

having the parquet re� nished with updated colors.

They are preserving some of that classic � ooring

rather than discarding it.”

Of course, in addition to design, homeowners

continue to seek out � ooring that matches their

active lifestyles. “A � oor that is high in durability

and fashion but low on maintenance and ease

of care seems to be the clear choice for most

purchases,” Minkoff says. “It is just as important to

make sure the � ooring product is the right choice

for the application in the way of wear, traf� c,

lighting style and kid-and pet-friendliness.”

New Twists Putting a new twist on traditional � ooring

materials provides a wider range of options for

creating a custom space. “Some of the coolest new

pattern layouts are done with some old favorite

� ooring products,” Minkoff says. “Laying wood or

tile in a chevron or herringbone pattern, turning

subway tile vertical rather than horizontal, panels

of mosaic tile on one wall of a shower rather than

an accent row all the way around the shower—

clever ways of changing an old favorite.”

Flooring materials no longer are just a backdrop for

designing a space; instead, � ooring is now treated

as a key component in that overall design. And as

� ooring materials continue to evolve into more

beautiful and durable products, their selection gains

more prominent focus as an important interior

design choice for homeowners to consider.

With February being the month of love, it’s

fairly common to � nd the spotlight on

couples — from tales of their romantic

connection to wistful musings on their

perfect pairing.

When it comes to the design world, the

harmonious pairing of homeowner with

contractor makes the difference between

blissful building and renovation remorse over a

project gone wrong. Finding that special someone

to handle the job is possible when you set realistic

expectations and communicate your needs effectively.

“As the homeowner, it makes sense early on to check

references of a contractor that you’re considering

for a project,” says Steve Markey, a senior associate

with Atlanta’s Harrison Design Associates, which

creates luxury custom residences, townhomes

and specialty commercial projects. A few

steps beyond reference checks, “visit the

reference houses if at all possible to see

the � nished work,” Markey suggests.

“Don’t be embarrassed to look closely

at the details. If some workmanship

looks bad to you, then your bar may

be higher than someone else’s. You

need to � nd a contractor whose

standards can meet your

own.”

AirA match made in

Homeowners Alan and Shirley Raby wound up with their renovation match made in heaven, thanks in large part to designer Jill Weber, founder of Kitchen Connections LLC

in Alpharetta. The couple remodeled their 1970s-era home, tackling major changes to the kitchen, the

downstairs hallway and two bathrooms, as well as updates to their existing family room.

Raby says he and his wife found a successful partnership with Weber—a designer who, following the Raby

renovation, received her contractor license—in large part because of her tell-it-like-it-is approach.

“She’s very honest, very upfront,” he says. “She was

extremely concerned that our project would be done right.

She had genuine care for us. It wasn’t just strictly business.

She wanted everything done to perfection. She never

misled us in any way.”

He says they played a part, too, by making sure to ask questions and to speak out when they had something different in mind for what was planned.“Once the project starts, you shouldn’t get in the way and

slow them down,” says Raby. “But, by the same token, you

should go in there and look every now and then and see

what they’re doing.” He continues, “You need to state your

case in a strong way.”

The bottom line, handle it gracefully, he says.

�econd timeBetter the

aroundWhile an instant cupid’s arrow strike wasn’t in the cards for homeowner Cheryl Beverly and her

husband Rich, the couple did wind up with a happily ever after of sorts.

After searching for their dream mid-century modern home “that would lend itself to the design that I

was looking for,” says Beverly, the duo found and bought their home in Smyrna.

“When I saw this house—yes, it was old and rundown—it was a dump—but it had all of those

characteristics that I was looking for for a super-good

remodel,” she says. “This style is really what they call

California contemporary; this is really hot right now with

the mid-century modern ranches being redone.”

Beverly and her husband moved into the home before

renovations got underway. They were excited to � nally

begin work on their project and prepared an ample budget

to do so. They ended up paying around double that amount

by going with a “close family friend who had done smaller

projects” for them over the years. “We trusted him to take

on this larger project.”

Unfortunately, Beverly says that the contractor became undependable as he worked erratically throughout the home without successfully

completing any one area. They went through their budget and still faced major

expense to wrap up the remodeling project that Beverly laments “dragged on for

seven months.”

From March to September 2015, “it was

a little bit of a nightmare,” she says,

with the exception of one

reliable subcontractor that the

previous contractor

had brought on

board. That was the

one good thing,

she believes,

that came out of

the association

with her original

contractor.

In October, the couple

signed on with a new

contractor, Atlanta-based

Just Call Jeffrey, who had been

referred by friends. Now, they are on

track to complete their project by the

early part of 2016.

It includes the installation of a new master bath,

kitchen and guest bathroom. Other renovations

include an additional 1100-square-foot deck that

wraps around the side to the back of the home,

California-style landscaping, a waterfall in the

atrium, industrial-grade windows, new hardwood

floors, natural slate tile in the kitchen, dining room and bathrooms and installation of designer shades and

fixtures. There’s also cable fencing around the deck, metal fencing and a metal roof.

“I’m not sure we would have done it had we known what it was going to cost upfront,” Beverly reveals, “but

now we’re glad we’ve gone through it. We love it. We’ll grow old here. It’s exactly what we want.”

If she were starting all over again, Beverly says she’d make sure to check references for the contractor as well as insist upon “a really good contract that had a timeline on it and a way to enforce that.”As the president and design director for her own home-based company, Ridge Creative Inc., Beverly also acted

as design architect on the project, but says going forward she’d hire a design team.

“I think I would have hired an architect to help buffer some of that,” she notes.

Still, today Beverly can smile about it all. She says, “This project ended up being everything we thought it

would be and much more.”

Set up� rough �riendsAfter 16 years in their home and with two growing children (ages 12 and 15), Andrew and Ashby Webber

decided it was time to � nally make the improvements they needed. The Webbers began renovations on

their 1970s-era home in fall 2014, and the work lasted through April 2015.

They partnered with Donnon Builders and architect Dave Price to add 1,600 square feet onto their

existing footprint. The project allowed them to increase and update their kitchen space as well as add a

new master suite, family room and screened-in porch.

The Webbers attend the same church as Price and were familiar with his work, while the

recommendation of Donnon Builders came at the referral of friends. A.T. Donnon, the company’s

owner, was one of three builders the Webbers considered upfront. Ashby Webber recommends that

homeowners looking to hire a contractor should “talk to a lot of people. Have a plan. Literally have an architect draw what you want. Do your homework prior to starting. Have a budget in place. Have a schedule as to when it should be done and when things are due.” She believes that good communication between client

and builder (and architect, in their case) helps to build up a

trust level.

This is a serious relationship to develop. A home is not only

a huge investment—it’s the center of family life for most

homeowners. Keeping an open dialogue with the contractor and

renovation team helps a project partnership thrive.

When sellers hastily “update” a home just

prior to listing, they leave no

time to enjoy the changes.

Think about improving your

home for YOU, and not solely

for potential buyers. When

planning any renovations, the

conscientious maintenance of

your home should always be the

first priority. Don’t make a major

investment on your interior

spaces if your roof, windows and

HVAC are older than your grown

children! The integrity of the

structure and mechanics of the

house will be most important to

a savvy consumer.

If you have maintained your

home well, consider a few

updated touches to help your

home sell faster and for a higher

price. A thoughtful approach

reflects these three practical

points:

Go “Under” the Top:

Moderate, yet thorough,

updates yield better results than a less

comprehensive plan or one that goes overboard.

Partial improvements are, quite frankly, disappointing

(such as placing new granite atop the original, untouched

cabinets with dated knobs). Manage your budget to allow for

uniform upgrades to all areas — for example, if you improve

the master bath, update the other bathrooms as well; if

you change the front door, take a peek at the other exterior

doors too. Assess the current value of your home as well as

neighborhood comps before creating your project plans.

Smart Design: Consider the architecture and

overall aesthetic of your home. A contemporary

flair in the dining room may be misplaced in

a traditional-style house. Similarly, neutrality

might not match your personality, but buyers don’t want

to incur the expense of “undoing” what was uniquely you!

If you yearn for vivid color, try accents with paint (which

is easy to redo) instead of more permanent and expensive

changes. Buyers gravitate toward a home based on what

they see from the street. Surprises once they get inside

could fall flat.

Eye on Details: Evaluate the entire room from

floor to ceiling and look at everything from the

buyer’s viewpoint. Fresh paint, floors and sharp

details make big impact. Keep the big picture

in mind—those original “vintage” aspects of a

home become tough to ignore when compared to newly

improved areas. Check the closets and storage; it might be

wise to add extra space where it will be most appreciated.

The longer you stay in a home after renovations, the more

likely you will recoup the costs, to a point. So take the

plunge and make it the best it can be for you as well as for

future owners.

Close your eyes. Imagine

yourself falling back into a

comfortable, soft, supportive

bed ... onto a mattress creating

a perfectly-calibrated-to-your-

body sleep cloud.

But what kind of mattress are

you flopping on?

There are so many different

options. Maybe too many. You

could go cross-eyed trying

to research them all—plush,

pillow-top, innerspring, gel, air,

foam. (Sorry, you crazy waterbed

lovers. According to Wikipedia,

they peaked in 1987 and “…can

be useful and comfortable for

some, dangerous for others.”)

So for now, what do you say we

stick to the non-hazardous kind

of mattresses and group them

into three simple categories: Innerspring, Adjustable Air and Memory Foam.

✦ Least expensive, most readily available in stores, firmer support makes it easier to get in and out

✦ Restless sleepers could cause bouncing that disturbs partner

✦ Cores last about 10 years but noticeable sagging can occur as quickly as three years

✦ Good ones start at $400 and can be as much as $5000

✦ Although it’s not true that more coils equals better mattress, do try to get a mattress that has at least 400 coils.

✦ Different sleepers can choose different firmnesses, adjustability prevents constant pressure points

✦ Underinflating can cause backaches, cheaper mattresses can bulge on one end when you sit on the other

✦ 9+ years, but that can be extended by owner’s ability to repair their mattress with new parts

✦ $1000+ for good ones

✦ Air mattresses have come a long way from the campsite. Today, sophisticated inflation systems inside the mattress help partners fine-tune each side of the bed to their preferred firmness level.

✦ Tossing and turning won’t disturb partner, body-molding foam reduces pressure points and pain, no noise

✦ The body- conforming feature can make you hot when you sleep, chemical smells are common

✦ Eight years, with possible permanent indentations appearing years before

✦ $200-$2500 depending on thickness and foam quality

✦ It can take some initial getting used to, but memory foam fans are quick to praise their comfort and lack of soreness. Great for folks who like a lot of warmth when they sleep. (Although possibly not great for, um, romance.)
