Board of Director’s Minutes Ozark Gateway Association of REALTORS® Director’s Minutes Thursday, December 20th, 2018 at 9:30 am Present: John Yaple, Jennifer Reaves, Brandi Haddock, Allen Hall, Kandace Yaple, Chris Nickle, Forrest Stodghill, Jesse Bruce and Seth Dermott. Staff Present: Kim Cox Guests Present: Cheryl Barley and Susi Yust (1st time board members in 2019) Roll call was taken by sign in. Meeting was called to order by President John Yaple. Motion was made to approve agenda as emailed. Motion made to approve the minutes from the November BOD meeting as emailed. Allen Hall, Officer/Treasurer Report 1. Received financials for November 2018 as emailed. Motion made and approved to accept financials for November 2018 and YTD. 2. Reviewed Edward Jones portfolio. No motion or recommendation made. Chris Nickle, MLS Chair/1 Year Director

1. Discussed questions regarding commission amount paid on new builds. 2. Motion made to pay Remax $100 for use of their Residential Listing Input Sheet in a pdf format; Diane to post link in the MLS. 3. Discussed acceptable verbiage in remarks sections of MLS listings. 4. Discussed Facebook page etiquette; send to Gov Docs to determine acceptable comments and/or if staff has ability to remove those deemed unacceptable. President’s Report – John Yaple

1. Discussed filing additional ethics complaint; John to call broker regarding it. 2. Thank you to all of the 2018 BOD members for their time and service. AE’s Report – Kim Cox 1. Presented bid for asphalt sealing and striping; Motion made to use Hicklin Asphalt at the $3500 total for both parking lots; work to be done in Spring 2019. 2. Presented bid for upgrade to audio system in conference center; Motion made to use All Star Electric to update the system for $3670 total. 3. Notice that Debbie Barlos has been accepted, at MR, as a nominee for one of the 2019 NAR National Director spots. She met all eligibility requirements. 4. Looked at request from JACC for hosting one of their Morning Brew events; no motion made.

Accounts past due presented; 4 agents, 0 companies. 2. Random listing update; every 100th listing. 3. Agency Task Force: MR continuing to work on video to be released on topic. New Business: 1. Discussed American Water Reservoir; Residents voiced concern at public meeting about having to purchase flood insurance. We need to keep an eye on this and any additional info that might come in about it, to share with our members. 2. A member brought forward a question from one of their clients regarding concern of new “grow” houses being set up; how will this affect their property values in the surrounding areas. Kim to ask MR if they can gather any insight from other states already dealing with this scenario. All of the above motions passed with majority vote. Meeting adjourned.
