According to Sela, “There is no flawless house. Each home, even a new one, has some issues. Before you get emotionally attached to a house, you need to understand what issues you may face. The trick is in spotting the really big problems before you sign on the dotted line.”

Since the real estate agent and homeowner are certain to present the property in the best possible light, prospective buyers should arrange a home inspection inspection by a home inspector or experienced contractor.

An expert in home construction will look beyond the freshly painted walls, new siding and snazzy appliances to find several big, flashing signs of some of the worst problems. Experienced professionals will detect and target key trouble spots, like serious cracks in the foundation; leaks or seeping water on basement walls; crinkled or curled shingles; sloping, uneven floors and roofs; ill-fitting windows and doors; and mold and water stains.

If you decide to buy a house with potentially expensive problems, use your inspection report to negotiate with the seller to lower the price. Then start a savings account dedicated to fund the repairs.
