Selling your property over the winter is a

good idea!If you asked someone what they

believed the best time of year to sell their property was it is likely they would tell you spring or summer is the best time. However real estate agents are actually pretty busy selling property all year round and although sales volumes are typically slightly lower over winter months,

often very good results are achieved over this time.

As listing numbers are lower over the winter months there are fewer properties on the market for a seller to compete with.

Recent research conducted by Realestate.co.nz shows that property viewings are actually less susceptible to seasonality than many think. Although listing numbers are lower the activity of viewing and researching property online doesn’t vary by much throughout the year, with the exception of the Christmas Holiday period which experiences a lower level of viewing activity.

Often sellers hold off on putting their property on the market because they believe it doesn’t look “at its best” over winter and would rather wait until the spring when the garden looks better. You need to remember all other properties that buyers are viewing at that time of year are in the same boat and buyers are prepared for that.

So if you have considered waiting until the spring remember that you’re not the only one. It could be a good idea to beat the rush and go to the market over the winter, as the buyers are still looking at that time

and they will not all wait until the weather warms up.

Some things to remember when marketing your home over winter.

1. Highlight the warmth and comfort of your home. Have heating on prior to viewings and open homes.

2. Dry – weeping windows, damp walls, moist air, and mouldy curtains are big negatives for buyers. Make sure you have your bathrooms and kitchen well ventilated.

3. Plan your v iewings and open homes. The shadows are longer and the sunlight shorter. Choose a time for your open home that maximizes light and warmth.

4. Keep on top of the presentation. Have the outside of your property washed down. Banish mould, grime and moss from your property. Clean all pathways and keep them clean for the time that the property is on the market. Cut back and shrubs or trees that take light from your home.

5. Marketing – Shine a spotlight on your property. Stand out from the crowd with great photos, a creative description and a strong marketing programme.

Saving for a home deposit can seem impossible,

especially if you’re starting with an empty

savings account.

Don’t despair, it can be more manageable than it seems.

Worrying about finances can be particularly stressful. Take control of your spending and get creative with your dollars to improve both your physical health and the health of our bank account.

It doesn’t have to be all about clipping coupons, eating sausages and taking cold showers. There are some clever things you can start doing today to help you get ahead and save in 2015.

It may be the obvious solution to some, but many of us still keep maxed-out credit cards, paying hundreds of dollars per month in interest. Search for a long-term credit card at zero percent interest and transfer the balance of your old cards.

This is the most important next step. Cut up and cancel your old cards! Do not keep them for a rainy day otherwise you will end up in worse trouble than you began.

Do not use your new credit card. Look at it as a zero interest way of paying off your debt. The payments you used to make on your old cards,

continue to make those on your new card but don’t use it for spending. Watch the balance diminish and aim to pay as much as you can before the zero percent interest period diminishes, or transfer your new balance to another zero percent interest card to increase the interest-free time you have to pay back your debt.

Piggy banks, swear jars or fitness incentive containers. They are all brilliant ideas and can help you to save faster than you imagined.

How often have you tried to commit to saving a few hundred every pay day, only to end up re-drawing that money back in a few days to pay a bill or buy groceries? Keep your savings target realistic and make an effort to save small amounts of cash regularly.

Each time you go for a walk or hit the gym, reward your piggy bank with an incentive payment. When you come home with spare change, put it in the piggy bank. If you have a few notes left in your purse coming up to a fresh payday, put them in the piggy bank. It won’t be long before that chunk of change turns into some serious dosh!

You may not think that your twice-daily soy chai latte is a bad habit, however if it’s costing you more than you can afford, then it is detrimental to your financial health. Make a promise to cut down to three coffees per week instead of 10, and proudly slide $30 cash in your piggy bank as your reward.
